One Tanzanian has been posting here pics of estates in Dar es Salaam. May be to compare it with Nairobi.
Another one has been posting here information about how big real estate is in Dar and Nai.

1. Let me start with the latter, World bank used administrative boundaries to compare the two. Administratively, Dar es Salaam area is nearly four times the size of Nairobi as an administrative unit. However, Nairobi as a city grew through its borders to nearby counties forming one huge City area called Nairobi Metropolitan Area. This spans from Kiambu to Kajiado, Limuru to Machakos. And now for comparison we have to take this in consideration. So yes Dar is big than Nairobi administratively but Nairobi City built up area is in excess of 7 times Dar City.

Now because the city needs to function as one, there is discussions to disband Nairobi county and expand the boundaries around all the metro area and put it under the National Government as shown below. So when we talk about Nairobi City, we are talking about the whole area included in green. When talking about Nairobi County then talk about the orange area

2. About estates, those kind of estates being posted here from Dar es Salaam have no standards to be compared with those in Nairobi.
To make this point clear, let me demonstrate housing in Nairobi.
A. Filthy Rich Estates.
These areas have houses from five Bedrooms under lush green tree cover with clean roads, top notch security and privacy. Remember the sizes of each place mentioned here can be compared to the size of Kariokor in Dar, now multiply Kariokor with 9 and get the area filthy rich live in in Nairobi.
Runda, Muthaiga, Gigiri, Nyari, Roslyn, Kitisuru, Lower Kabete, Whispers, Karen

B. The Rich
These are zones where people are quite rich, very rich. These places are also lush green, cool, no noise and security is high.
Langata, Kilimani, lovington, Loresho, Kileleshwa.

C. Middle Income
Majority of Nairobi housing targets the middle income. Here houses are built mostly this days in gated communities with bedrooms ranging from two upwards. Actually the larger part of Nairobi is sprawling with such developments. On this category, please do not ask Kenyans to start comparing because such projects in Nairobi are uncountable

D. Lower Income
This are area with people who are not well off. But they can afford a steady flow of reasonable cash. They can buy or rent in such areas, Kiambu, Kasarani, Mavoko, Kikuyu, limuru, Eastlands, South B, South C, Ngong, Ongata Rongai, ETC. The government is targeting this category with Affordable Housing Projects that will give them modern housing at a cheaper price.

E. The poor
Poor people and especially those stating life in Nairobi can be found in places like Roysambu, Githurai, Kangemi etc. Also this are being targeted by the affordable housing projects by the government.

F. The very poor
These guys survive on daily hustles that comes their way. Some are hawkers, some are touts, some are shoe shiners, others working with Mjengo etc.
These guys live in the ghettos around Nairobi like Mukuru, Kibera, Some parts of Kangemi etc
There is a project being run by NMS to make sure access to basic needs in these areas is possible. Roads are being tarmacked, electricity supplied, hospitals constructed and free water being available 24/7.

These category can compete well with Dar es Salaam Dream houses.
