So why are surprised that TPA is not 100% occupied? Mind you TPA is government owned corporation,TZ government not private owned, they aren't aggressively looking for tenants.Of course it can't be 100% but they rarely fall below 90% if I am not wrong. If occupancy was low, we wouldn't be seeing the rise in highrise buildings coming up in Nairobi. Nairobi currently has close to 40 highrise buildings in different stages of construction (20 floors and above). Most of them are actually sold off-plan.
Take Jabali Towers at Tatu City for instance (a twin tower block of 33floors and 20 floors) which is already 80% sold before even groundbreaking!
15 floors ndio mnaita jengo refu?😂😂Zanzibar wameshaanza kujenga majengo marefu na wenyewe, hii inaitwa GOFU comercial tower. 15 floors.. jirani zetu north wao wangoje affordable housing projects kwenye hivyo vijiji vyao 😂😂View attachment 3620385View attachment 3620386
Kwan nyie mna jengo lolote refu ukitoa zile antena kwenye majengo yenu15 floors ndio mnaita jengo refu?😂😂
Nimeshangaa coz occupancy rate is below what most people would expect. And about it being a state corporation is no defence. There are many buildings in Nairobi owned by state corporations but have commendable occupancy rates. So why are surprised that TPA is not 100% occupied? The thing about low occupancy rates in Dar real estate sector is well documented and cuts across both privately-owned and government-owned properties. The current occupancy rates in Dar ranges between 45% to 50%, with up to 80% of properties in Dar selling BELOW the asking price while only a few well-located apartments in Dar selling at the full asking price. This is not the case with Nairobi
