Bro tuseme tu ukweli, why do townhouses/ modern homes & villas fail to sell in Dar/ Tz in general? I believe if you’re into real estate you are aware that in Nairobi most apartments sell out before completion.That’s also true for other cities like Mombasa.
However realtors in Tanzania have even resorted to selling to Kenyans. I see huge billboards in Nairobi advertising Fumba Town all the way in Zanzibar… a project that i believe began construction in 2015, we’re getting to 2026!!

Can you point out one lie in his statement? He gave example with Kawe City which failed terribly because there were no buyers. If you look at the level of affordable housing projects going on in Kenya and the fact that some are sold before even groundbreaking, then you'll understand his point.

Again, look at the level of highrise residential towers under construction in Nairobi ( take Westlands for example where close to thirty 25+ floor apartments are coming up almost everywhere). It clearly shows the purchasing power is there which is what he was referring to.

Nairobi & Dar es Salaam – In the volatile world of East African finance, one currency has consistently stood out for its resilience: the Tanzanian Shilling (TZS). While the Kenyan Shilling (KES), Ugandan Shilling (UGX), and Ethiopian Birr have navigated turbulent waters over the last two years, the Tanzanian Shilling has earned a reputation as the region’s “anchor of stability.”

As of late 2025, while Kenya has seen its currency undergo double-digit swings and Ethiopia has faced massive devaluations, the Tanzanian Shilling has maintained a remarkably predictable “managed crawl,” losing only a fraction of its value annually compared to its neighbors.

Tanzania is one of Africa’s largest gold producers. In 2024 and 2025, as global uncertainty rose, gold prices surged. This acted as a natural hedge for the Tanzanian Shilling. When other regional currencies were being battered by a strong US Dollar, Tanzania’s gold exports brought in a steady stream of “Greenbacks,” cushioning the local currency from a freefall.

Unlike Kenya, which must spend billions of US Dollars annually to import fuel for transport and thermal power, Tanzania generates over 45% of its electricity using domestic natural gas. This significantly reduces the country’s “Dollar drain.” By not being forced to buy as much expensive, dollar-priced oil for electricity, the Bank of Tanzania (BoT) preserves its foreign exchange reserves, keeping the Shilling stable.

The Bank of Tanzania (BoT) uses a Managed Float system more strictly than the Central Bank of Kenya (CBK).

  • Kenya allows the market to dictate the price, leading to rapid drops followed by sharp interventions.
  • Tanzania intervenes early and often to smooth out small bumps before they become panics.
  • In 2025, Tanzania further bolstered this by purchasing gold directly from local miners to build up national reserves—a move now being copied by Kenya and Uganda.
Tanzania has a more balanced “three-legged stool” of foreign income:

  • Mining: Gold and Tanzanite.
  • Tourism: Record-breaking arrivals in Serengeti and Zanzibar.
  • Agriculture: Cashews, coffee, and tea.
While Kenya relies heavily on tea and diaspora remittances, Tanzania’s mining sector provides a heavy-industry backbone that is less susceptible to weather patterns than Kenya’s agriculture-dependent economy.

The stability of the TZS has turned it into a “refuge currency” for cross-border traders. In border towns like Namanga and Busia, traders often prefer holding Tanzanian Shillings or US Dollars over the more volatile Kenyan Shilling to avoid losing money due to overnight exchange rate shifts.

Tanzania’s success is not an accident; it is the result of leveraging domestic minerals and gas to protect the national wallet. As Kenya and other regional peers begin to diversify their own reserves into gold, they are effectively following the “Tanzanian Blueprint” for currency survival.

NIT Cleared to Construct State-of-the-Art Training Facilities at Kilimanjaro International Airport to Empower Future Aviation Leaders​

The National Institute of Transport (NIT) completed an Environmental and Social Impact Assessment and recently received building permit certificate from National Environment Management Council (NEMC) for construction of three (3) buildings for pilot training at Kilimanjaro International Airport (KIA) in Tanzania. The buildings include Aircraft Maintenance Hangar, Students’ Hostel and Staff Residences.

The Project Environmental and Safeguard Officer, Dr. Nuru Kitara, said that it is a legal requirement by the Government of Tanzania and the World Bank to obtain this certificate before implementing any project that have public interest and thus the whole procedure of attaining this certificate includes a feasibility study which includes all stakeholders around the project area.

A team of experts from NIT surveying the area at Kilimanjaro International Airport where three buildings for training pilots will be established.

He mentioned that the stakeholders involved in the feasibility study are water & electrical supply companies, building agencies and the society surrounding the Airport and thus the feasibility study report incorporated all opinions of the stakeholders that the Institute will be working on it during construction.

Dr. Kitara pointed out the most important things highlighted in the report that will be considered during construction including giving priority to the people around the project to get casual labour, to protect them from environmental harm that may be caused by the construction like air or noise pollution and ensuring their security during construction.

The Head of Department of Flying and Operations Management at NIT, Mr. Phabian Mongo said a move to establish a Government Flying School for pilot training started back in 2012 whereby the Institute shows submitted a requested the then Ministry of Works, Transport and Communication (now Ministry of Works and Transport) to dedicate airports for use in pilot training. In 2013, the Ministry through Tanzania Airports Authority dedicated Dodoma and Tanga Airports to be used by the Institute for pilot training.

Until 2018, the Institute was unable to commence training as it continued to accomplish preparations including ATO certification and acquisition of training aircraft and it was therefore revealed that there is a need to identify the airport which is currently viable for pilot training provided the changes which has happened in the aviation sector in line with the Government reforms to shift the Capital City to Dodoma.

Therefore, in March 2019 the institute established a team of experts from the National Institute of Transport, Tanzania and AVIC-International Flight Training Academy, South Africa to assess and recommend the viable airport for pilot training among Julius Nyerere International Airport, Kilimanjaro International Airport, Dodoma Airport and Tanga Airport.

After the assessment, Kilimanjaro International Airport was proposed as the viable airport for pilot training amongst other airports on the merit of availability of fuel (AVGAS) supply for training aircraft, availability of adequate space for construction of training and aircraft maintenance infrastructure, low traffic density leading to effective air traffic control clearances and on-time-performance, and proximity to other airports like Arusha Airport, Moshi Airport, TPC Airstrip and Mombo Airstrip which might be used for diversion in case of emergencies.

Mr. Mongo added that in December 2020 the Institute secured 60 actres of land at KIA which was allocated by the Government of Tanzania as a move to establish the Government Flying School and that Tanzania Airports Authority completed the land handover to the Institute in February 2021. The Institute will temporarily commence pilot training at Julius Nyerere International Airport as the construction of the necessary training facilities at KIA is concluded.

The three (3) buildings to be built at KIA are among the eight (8) buildings (five building built at Mabibo Campus) that are funded by the World Bank through East Africa Skills for Transformation and Regional Integration project (EASTRIP) being implemented by the Institute.

In Tz people have their own plots na wanawekeza humo only a few ndio wananunua apartments na pili it is even more prudent to build on your own plot than buying a costly apartment. Bei ya apartment moja you can build two modern villas in Tz provided you have your own piece of land and truthfully speaking even me I am not in favour of buying apartments.
