What's mordern about that logistics center? Can you point out one thing that sets it apart from other buildings that makes it mordern?

What's the total construction cost of that building in relation to the buildings under construction in Nairobi?

EACLC ni integrated commercial + logistics sio "some random 20 floors building". Ni mixture ya warehouses, vituo vya e-commerce, maduka (2,060 units) na ofisi chini ya paa moja, yote karibu na bandari ya Dar, ili kupunguza muda wa kusafirisha mizigo.

Ina digital systems za usimamizi wa warehouses, cargo tracking na co-ordination ya usafirishaji, inakusudia kuokoa turnaround time ya mizigo kutoka siku 7 hadi chini ya 3. Hiyo ni sifa ya kisasa kwa kituo cha mzigo.

Ni kubwa kwa eneo (~75,000 m², 4 levels) si “tall” lakini ni massive and purpose-built kwa biashara/warehousing, tofauti na towers za ofisi au apartments

Kwa viwango vya ujenzi vya luxury highrise Nairobi, ripoti za karibuni kwa hiyo sector zinaonyesha viwango karibu KSh 100,800 / m² kwa “luxurious high-rise office” (mwisho wa data za 2024–2025). Hii ni mfano wa reference ya soko la Nairobi.

Kwa hiyo urefu si ubora, EACLC sio ‘tall’ lakini ni purpose-built hub: 75,000 m² ya maduka, maghala na e-commerce systems, cargo-tracking na warehouse management, ilijengwa kwa ~US$110M. Kwa m² hiyo ni gharama kubwa kuliko viwango vya juu vya majengo mengi Nairobi, lakini ni tofauti kabisa kwa namna ilivyoundwa (logistics + tech) ukifananisha na office towers

He also conveniently sidestepped the part where I explained how the Tanzanian flag is no more similar to the SA flag than the Kenyan flag is and instead digressed by taking a clear hyperbole literally. I once said here the guy is a very good debator until he finds himself in a tight corner then he becomes senseless like the rest of them bongolalas.
