Our luxury Project of the Week is Kempinski Hotels & Resorts’ US$32 million five star lodge in Tanzania which will allow well-heeled travellers to see the Serengeti in style.

Kempinski Longosa Lodge Serengeti guests will be able to stay within this World Heritage Site in harmony with nature, without compromising on comfort.

Consideration and character

Each of the 75 rooms and suites, housing a total of 150 beds, will combine considerate architecture, distinctive character, style and sustainability to protect the unspoiled environment of this wildlife conservation area and animal migration corridor.

Hideaway-style accommodation options will start from 71 sq m guestrooms, while minimum suite size will be 98 sq m. The highest tier stays will encompass a 270 sq m three-bedroom villa and a Presidential Villa offering 400 sq m of exclusive and private space.

Outdoor facilities

Outdoor living areas will enable guests to immerse themselves in nature, day or night, including spacious terraces, dining areas with outside cooking and fire pits.

The lodge also promises bars, lounges, children’s play corners, an outdoor pool and a wellness area.

Tree inspiration

Kempinski Longosa Lodge Serengeti’s design is inspired by African tree canopies, dominated by expansive roof structures and projecting shade canopies which provide shelter from the sun.

The lodge will be built adhering to local traditional architectural style, with extensive reference to the surrounding culture and art, using indigenous materials and techniques to blend into the environment. The design and engineering are entrusted to a consortium of South African architects, interior designers and engineers, led by Source Ltd and Gapp Ltd.

Scenic site

The high-category structure will be built on a scenic hilltop location near the Lobo airstrip at the northern end of the Serengeti National Park.

The site is in the vicinity of one of the most in-demand attractions in the country, amidst the four national parks that form the ‘Northern Circuit’ for Tanzanian safaris.

Exclusivity guarantee

Kempinski’s partner in this project is Helios Lodges Company Ltd, a subsidiary of Bulgaria-headquartered Terra Way Investment Group, incorporated in Tanzania in 2018 to invest in the development of tourism and hospitality in the Northern Circuit.

The luxury hotel group intends to guarantee the exclusivity of the product through its management agreement.

Timeframe changes

The project was started in 2019 but had to be temporarily suspended the following year due to the outbreak of the covid-19 pandemic.

This meant the original delivery window of 2023 had to be shifted, and with groundbreaking taking place in September this year, the current completion estimate is Q3 2025, in time for that year’s active tourist season.

Kempinksi Hotels has laid out plans to open three safari properties in the East African country of Tanzania.

The intimate Kempinksi Msasa Lodge Lake Manyara will boast 19 tents with a terrace and outdoor shower, two junior suite tents with an outside pool, and two larger family tents. Placed on a ridge overlooking the lake and deep gorges, the tented camp will allow access to game viewing and bird spotting.

The second property will be the 75-room Kempinski Longosa Lodge Serengeti, with a range of guest rooms, suites and villas. It will sit in the middle of an animal migration corridor, again allowing guests to connect with the natural landscape and its wildlife.

Thirdly will be the 75-room Kempinski Kitbong Hill Tarangire, which will reside in the centre of Tarangire National Park, allowing for bird viewing of more than 550 species.

All three properties fall within the country’s popular Northern Circuit, described as one of the best safari routes in all of Africa. With this in mind, Kempinski has positioned the properties to be combined as part of a roundtrip through the area.

The main entry point for visitors to the Kempinski lodges is Kilimanjaro International Airport or the airport of Dar Es Salaam with connections to Arusha or Lobo. Another option would be flights from Zanzibar.

For Kempinski, the signings also reinforce the group’s commitment to grow its international portfolio.

“In line with our brand promise of highest quality standards and to cater to our guests with outstanding destinations, we are continuing our selective expansion by adding high-class hotels in exciting parts of the world. While we are happy to be currently extending long term contracts within Europe in partnership with our highly respected owners, we are at the same time moving forward with our expansion around the globe,” said Bernold Schroeder, chief executive officer ad interim and chairman of the executive board of Kempinski Hotels at the signing of the management agreement with the owners.

He also explained the property signings come at an opportune time where travellers are looking for more holistic experiences.

“More than ever travellers are longing to reconnect with the earth and to spend their precious vacation time to immerse themselves in nature. With these new Kempinski destinations in Tanzania, we are able to offer the best of both worlds to our guests by combining a stay in harmony with nature and the highest quality standards our brand has been known for over the last 125 years.”

All three properties are slated to open in 2023.

Featuring 162 inviting and sophisticated guest rooms and suites, Canopy by Hilton Zanzibar The Burj will be located in the heart of the Fumba Town and part of a highly innovative and sustainable mixed-use development, ‘BURJ Zanzibar’, which is set to be the tallest hybrid-timber tower in the world. The ‘Burj Zanzibar’ buildings are developed using engineered timber - which helps to reduce the overall carbon footprint and waste in comparison to conventional construction techniques. The hotel will be located on the podium level of the ‘Burj Zanzibar’ development.

Fumba Town will include several residential and lifestyle amenities such as retail spaces, a sports centre, an amusement and water park, and a school. The development will also benefit from a seafront corniche, spanning the entire coastal length and providing walking and jogging tracks, shops, restaurants, play areas, and an amphitheatre.

The hotel also features several meeting rooms up to 1,000-square-metres, an exterior room garden and a pre-function area. I wasn't actively engaging in that conversation; I just came across some images that seemed to suggest he was trolling. For some individuals, trolling is a form of social commentary or satire, who am I to judge?
