For kisutu where I live.. There are less than 100k people but it houses more offices...

Another half 1.5 m (apprx) is in your planned city of which 5%is industrial uses and the rest a split btwn residential (estate- mnazozipenda) na commercial and office spaces..

Our CBD the so called 10 percent is Kisutu, Magogoni, Mchafukoge, Mnazmmoja, Kariakoo, ADA Estate, Ursino( Vodacom+Halotel) Part of Masaki (Where your Embassy is) Msasani (Where US Embassy is) coming all the way to Victoria and Sayansi( Makumbusho) that's our official cbd I will not be shocked if that's not the entire city of Nairobi.
