The number of apartment blocks under construction in Westlands alone is much higher than all the apartment blocks under construction in Tanzania as a whole alafu mtu anasema Nairobi hakuna supply 😂😂

BTW sio tu apartments, overall Dar has way Modern buildings and you can charge premium on them, au gachagua ndo aliwaambia you can compare Naislum to dar

Demand and supply determines the price of rent of an area.

What's the law of supply and demand?
I was taught in school that low supply leads to higher prices. When the demand is higher, naturally prices will rise. And the vice versa is true.

Dar's is a case of low supply of apartments which has led to higher prices

While the real estate value 10 years back Iko dar imeizidi Nairobi kwa zaid ya 3bil usd ikiwa na maana lazima Ina building nyingi kuliko Kenya.
Hence kama ziko zaidi ya Nairobi kwa 3bil usd na bado rental price ziko juu , ilitegemea supply iwe chache compared to kenya?

Bongolala ni bongolala tu. Kijana wa Tandale, these high prices are not a reflection of a thriving real estate market. In fact , it's an indication of an underperforming market. Take a look at Kinshasa for instance where a four-bedroom villa goes for $8,000 (the highest in the region) according to the screenshot you've posted. They've said this is because of severe SHORTAGE of internationally compliant Grade-A homes which keeps demand FAR AHEAD of supply.

Huwa nasemanga kwamba you don't take time to read and understand the links you post here and this is another classical example.
