80% of what is called 'luxury apartments' in Dar Vumbi belong to lower middle class estates in Nairobi.
Your prices are just expensive because there are like 5 total proper luxury apartments in Dar.

This is a $3500 "luxury apartment" in Dar. On the first floor no less. Small rooms, cheap ugly finishings, cheap AC hanging on walls.
For the same price, in Nairobi you are paying for views and space first. So, that's probably 25+ floor penthouse.

This is the "sea view" from the $3500 lUxUrY aParTmEnT Mr. Geuza. I'd rather live in Roysambu 😂😂
I've seen more exciting ocean views (with actual beaches) from my travels to Mombasa, and none is as cheaply furnished as this, nor as expensive to rent.

Demand and supply determines the price of rent of an area.
Kukiwa na less demand kama ilivyo Nairobi price ina- tend kuwa chini sana as compared to dar ambapo demand Iko juuu hence higher prices.
Kwa mfano huo tu ,inapata picha halisi ambapo kuna consumption kubwa kuliko .
Hiyo tendence ipo kwa all sectors , wakati Kenyan sgr haiwezi jaza premium class Tanzania inabidi kulinganisha emu mbili kwa ajili ya abiria wa kwenda Dodoma na Moro almost daily kumbuka emu moja ni 580 passenger ila premium class Kenya ni coaches mbili zenye total ya less than 60 passenger🤣🤣🤣🤣
