Uko blind sana, unajua Lagos has about 20m people but cannot come close to Jozi with 4m.
We can say the same for bombay and Singapore.
Strategic cities like Nairobi,Dubai,Honkong,London,NY.. will hardly loose their importance in the region/World they dominate.. If you check these Cities is not coz of population but something more than that..
For afact those multinational coming in Kenya are not buying land but renting office blocks that are build by Kenyan mostly.

Ukweli kabisa kwa kuangalia uzuri, how nice and paved roads are.. Public parks..na maybe GDP upo sahihi.. Ila umeiangalia kodi ya Jo'burg? Minimum ni 18%; inamaana serikali inakusanya kodi sana.. Na ni kitu kizuri.. Wakati city like Cairo na Lagos minimum ni 0% that means kuna kundi kubwa hawakusanyi kodi sana.
On the other hand ndani ya Lagos na Cairo private business thrives more than in Jo'burg simply because the money is with people. Utaicheka population lakini inao umuhimu mkubwa sana kwenye growth ya nchi (China) au hata city.
Wakoloni hawakuja Afrika kuchukua malighafi tu.. Walikuja kuongeza market base pia.. Hii mifano yote ninakupa ili ujue kwa global economy how important population is.
Najua kinachokupa shida ni kufikira how much of a threat another successful city, with much bigger population, well connected with the rest of East Africa with state of the art and reliable transport means (ElectricTrain).. A strategic positioned port could mean to your ever fading regional dominance.
Nitakwambia the effect of the Greater City of DSM will dwarf you before you know it. Our central corridor.. Central rail will magnetize the social and economic activities to the center of Tanzania..
And Dar as the gateway sits connecting the southern corridor( Lindi+Mtwara).. Southern Highlands Corridor ( this connects Iringa, Njombe, Songwe, Mbeya.. Malawi, Zambia up to Angola.) After we are done we are coming for Kenya with the Taveta -Arusha-Tanga-Bagamoyo Rail.. And the Mombasa to Mtwara Coastal Road via DSM. (All roads and rails leads to Dar)
For easy transportation of manufactured goods ..production facilities will be along the central corridor.. Migration of goods and people will shift to the center of the nation.. The potential markets for your product will be disrupted and that might lead to worsened unemployment issues. Meaning less interest for people to move to a city like Nairobi.
I think you must start now to re-strategize maybe change your theme of a city to a "tax heaven" give everything for free to whoever wants it before Zanzibar takes that away too.
