Project Overview​

The Zanzibar development combines a 30-key boutique hotel with a serviced residential compound of villas and apartments in Nungwi, the island’s most exclusive location. It stands at the center of Zanzibar’s transition from mid-range tourism to luxury and ultra-luxury hospitality.

The project will be developed in two phases. Phase 1 includes around 60 villas of different sizes, from two to five bedrooms. Phase 2 will introduce smaller villas, apartments, and studio flats designed for rental and lifestyle investors.

Currently in the masterplan and permitting stage, the project will begin construction after approvals, positioning Victaura at the forefront of Zanzibar’s new high-end market.

Nungwi is Zanzibar’s most prestigious area, known for its powder-white beaches and all-day swimming due to minimal tides. It combines untouched natural beauty with growing luxury infrastructure, making it the epicenter of the island’s high-end transformation.

Market in Transition​

Zanzibar is evolving from a mid-tier destination into a luxury and ultra-luxury hub, supported by new entrants such as Four Seasons, Anantara, and soon Six Senses and Bulgari. Analysts project that property and hospitality values will align with Seychelles and Mauritius within the next decade.

Stable, Strategic, and Growing​

Tanzania ranks among Africa’s most politically stable economies, with consistent 6–7% GDP growth and $3.5B in annual FDI. Recent infrastructure investments — including a new international terminal, private jet airport, and highway upgrades — are directly enhancing Nungwi’s accessibility and value.
