Nairobi land area is small and limited. I think it is great if we would concentrate the development in Nairobi and not encroach into surrounding counties. Areas surrounding Nairobi like Nairobi like Kiambu, Limuru, Tigoni, Isinya, Ngong et al. are rich agricultural land which should be maximized for agricultural output. Nairobi should go as vertical as possible to minimize encraochment into the fertile lands in Kiambu/kajiado/Machakos. Remember Nairobi is very low in agricultural output when compared to the counties surrounding it. Remember arable land in Kenya is very limited.

Kilimani is 3km from CBD whereas Ngong is 25km. It is quite irrational to have a bungalow, 3km from the CBD and high density high rises 25km from the CBD. The land in Kilimani is too prime to hold a bungalow (And also remember, no agriculture is taking place in that land). people who want exclusivity should do it in places far from the city centre. Many of the workforce population need a convenient distance from the city centre, as near as possible for convenience. On my side, I'm a bit okay with the high rise developments in Kilimani. the old can co exist quite well with the new trend if authorities ensure controlled development, not the haphazard chaos we are witnessing.

I would also suggest urban renewal in Eastlands as most of that area is near the CBD. Something like what is being done in Mukuru, Starehe, Ngara, Pangani, Bahati Affordable Housing programs. Most buildings in Eastlands had poor quality finishes and are honestly depressing alias "Kikuyu Gothic Architecture". I always attribute this poor quality construction to the height restrictions. In all upcoming highrises, you cannot see a building with such finishes. Hizi ni kama zilikuwa zinajengwa tu to save on costs and developers making profits as many people in Eastlands needed houses, so they just threw rubbish at them. After all, why plaster a four floor building? And right now they are being demolished, which I think is a great step. The removal of height restrictions has forced developers to use good quality finishes which is eradicating the urban decay that had prevailed in Nairobi. look at Eastleigh for instance, the finishes are quite good compared to the earlier low rise buildings.

I'd chose frame 2 over frame 1 all day, any day. The old good looking apartments are only found in Kilimani and Kileleshwa. The other side of Nairobi is an eyesore, hard to spot even a single tree in Eastlands.

Give Westlands 5 years and you will see the kind of 30floors building coming up.

Right now Westlands leads in upcoming buildings with 25floors and above.
Parklands leads in 20-25 floors
Eastleigh leads in 10-15 floors
Kilimani currently leads in 15-20 floors.
South C and B are mostly 10-15 floors but the number can’t get to Eastleigh
Ngara is picking up and the type of construction is still mixed between buildings below 10 floors and those above floors.
Pangani is also on steroids.

Upperhill is still sleeping, the only progress going on there are the 88 Nairobi with 48 floors, Altura with 30 floors and Habitat with 25floors.

There are a lot of open spaces in upperhill which gives it great potential. I actually like the fact that Westlands is more active now. I don't want 30 and 20 floors in upperhill. I want the upperhill boom to begin when Buildings over 70 floors and 300m will be the thing so that we can have a real supertall district.

This is how a coastal city should look like, buildings facing the coastline. But in dar slum every building in the CBD is facing its own direction instead of the ocean. The city doesn't have a beach front, doesnt have a jetty, no marina just ugly uswazis mid rises with decays
