Huwa sihitaji kupambwa mzee, tofauti ya Dar na Nairobi ni kuwa Dar Majority wanaishi kwenye nyumba zao sababu building a decent home in Tz is quite easy than in Kenya, a reason you will rarely see uniform houses in Dar and people are comfortable with their own houses than rental.. hakuna soko kubwa la wapangaji huku na hata wanaopanga wanakuwa wanapambana kununua ardhi na kujenga nyumba zao, hii pia ina changamoto sababu inapelekea kweye makazi mengi ambayo ni informal, you go to Mbezi beach, goba, Bunju, Mbezi, Kinyerezi, Chanika, Kigamboni utaona massibe decent homes ambazo hazifanani kama huko Nairobi..
Kwa upande wa Majengo makubwa overal Dar ina majengo mengi kuliko Nairobi, though Nairobi imeonekana kujenga majengo mengi hivi karibuni sababu since 2016 JPM alielekeza projects nyingi za Real estate done by the Pension funds and NHC Dar kuelekezwa Dodoma. i

1. Real estate houses arenot rented they are sold in cash or morgage.

2.Difference between Dar and Nairobi is the size of middle class. That can explain the few number of malls and estates in dar.

3. Nairobi metropolitan region alone is enough to dwarf all the real estate in dar.

I have been raising my concern multiple times huku na Ssc about governents investing in sports and entertainment facilities
1.Kwanza huongeza Ajira na pia ni source of Toursim

I even calculated a 1bil usd dollar plan 10years plan to revamp this stagnant industry..

We need 5football stadiums (500 mil usd enough)
2 over 60k capacity Dodoma, Mwanza
3 40k capacity -Mbeya , Arusha, Zanzibar

8 -10 Indoor Stadiums ( 250mil enough)
20k Capacity 2 - Dar, Mwanza
10k Capacity 3 - Znz(tourism spot), any other cities
5k cap -3-5any other towns

Training grounds and other facilities plus gyms etc (10mil usd) for the stadiums above..@ stadium may need 2 training grounds making a total of 10 grounds for football and 20 for indoor stadiums

Academy for Soccer, Basketball, Volley ball , Netball , indoor games like chess + equipments + hostels ..every region in Tz needs one so roughly is around 40 in number (40mil usd )

Train coaches.Makocha kumi kwa kila academy means 400 coaches ..should not exceed 1 mil usd coaches will oversee sports and regional games at schools and pick students who excel in games and train them kwenye academies of their respective regions


Expo centre/Exhibition (15k capacity)and New Conference centre (5000 capacity) (150mil usd ) ili uweze ku host big events like expos , music events etc

Might have exaggerated price but i think its fair deal
