There are three main factors that influence the price of a house.
1. Location
2. Size
3. Quality.
Two houses can be 3 BR bungalows but one will cost 3M while the other will cost over 100M.
Look at this Bungalow in Ridgeways. It is a 3BR bungalow. Rent yake pekee ni KES 350,000. Ridgeways is a premium neighborhood (Better than anything you can find in Dar by far) and the land that this house sits on alone will cost you a minimum KES 70M. If you sold this house, it will go for not less than 100M.

Now you see how foolish you sound? You can't say a 3BR house in Nairobi goes for 10M when we have large ranges like this. Hizo nyumba za bongo unazosema ni 3BR ya 3M utapata zinakaa hivi na ziko mitaa ovyo yenye vumbi barabara hakuna. So logic yako ni ya kijinga sana na huna masomo wewe.
