Habari za leo wadau,

Nimepata hili wazo week hii, ushauri wenu kama linatekelezeka.
Background kidogo:

Mimi ni kijana, nina nafasi ya kupata mkopo kwa interest rate ya 5.6% kwa mwaka, kiasi cha mkopo nachoweza kuchukua maximum ni 125M marejesho miaka 4-10.

Mimi sio mtu wa biashara na pia kazi nayofanya hainipi muda wa kufanya biashara.

Nimewaza nichukua huu mkopo (100M) then niwekeze kwenye hati fungani za muda mrefu(15 years - 13.5% au 20 years - 15.49%, source:BOT)

Then hela nayopata kwenye hati fungani niitumie kurejesha mkopo wangu ambao utakuwa wa miaka 6. Kwa maana hiyo mambo mengine yataendelea kama kawaida.

Ni wazo nimeliwaza sijui wanajukwaa mnalionaje, ushauri wowote unakaribishwa.

100,000,000 x 13.5% = 13,500,000 per annual X 6 = 81,000,000/= . Kila mwaka utalipwa 13,500,000 kama riba.
sina hakika mkopo wa 100m/= at 5.6% unapata kwa baba au mjomba, kwa sababu kwa Bongo hakuna taasisi ina rate ya hivyo.
Assume loan repayment is fixed amount p.a (principal plus interest) Jumla ya marejesho yatakuwa 133,600,000/= after 6 years; na kila mwaka utatakiwa kurejesha 22,266,667/=
How will you supplement the balance? nikiwa na maana kwamba unapata riba 13,500,000/= na unatakiwa kulipa 22,266,667/=

Sorry naomba kuuliza. Yani hiyo hati fungani ndani ya miaka 15 inakuwa imekupa faida ya asilimia 13.5 ya hiyo million 100 au?
Kila mwaka utapata TZS 13.5M ( Mara nyingi hulipwa semi annually)
Kwahiyo ikikaa miaka yote 15 utakuwa umelipwa Milioni 203 ( Assuming hauta pata matatizo hapo katikati ukauza bonds zako - they are listed DSE pale

So mleta mada its not a bad deal - go for it

Its a good saving or investment depending on your needs

nadhani your analysis is misleading
You are correct - nime ignore so many factors including including loan repayment

Hata kama mkopo utakuwa calculated on the remaining balance of the loan (reducing balance ) still utatakiwa kulipa 19.6 Million kwa mwaka while you earn 13.5 Million yearly

So for the next six years atalazimika kutafuta other means za kuservice mkopo mpaka aumalize and then baada ya hapo ndo utaweza kuona faid

Ni kwa mwaka mkuu, sio taasisi ya bongo lakini
Kama ni hivyo hiyo ni bahati kubwa sana.

Maana hata bank zetu hapa zinatoa interests kwa Fixed deposits mpaka 11% kwa mwaka. Maana yake it's double the amount of interest unayochajiwa.

Fanya utafiti vizuri maana bonds na treasury bills hawatoi gawio kila mwezi wakati wewe utatakiwa ku-service mkopo wako monthly.
