Without radial planning it is hard to have a workable plan. Even if you create city blocks there will be straight lines.. Creating two city blocks will have longer city blocks. The way we have in Kenya. When Dar develops as a city people will be pushed out of the city center because of the demand for office space. I think Dar is yet to reach this place

Now it does extend to include Uhuru road corridor ( ilala to buguruni ie mwl plaza, nssf etc) Morogoro rd corridor ( Magomeni to ubungo ie ubungo plaza..) Bagamoyo rd Corridor ( Ada Estate Part of Masaki Mikocheni Kijitonyama ie Millennium Towers..derm house .Vodacom HQ.. .Tigo HQ .Halotel HQ. airtel HQ. Kenya embassy... )
Other upcoming commercial business districts are ubungo-mwenge corridor.. Mwai kibaki corridor ... Tabata segerea.. Kinondoni rd corridor, Tegeta , Mbagala and masaki.. All these areas are now filled with office blocks...commercial properties
What I have been trying to say all along is ..despite the fact that zoning is great.. But putting everything in one zone as proved to be less productive... If all you have a zone for office towers.. What happen to that zone after office hours?!.. You need a balance in land uses to make a place vibrant..
In dar there are zones the only issue here is we break the rules sometimes ..and it's fun you can see or feel it...At the edge of chaos.. is genius. ..
You have to let people go wild then regulate.. That's what makes Rome, Paris and Zanzibar that fun... Its a mix of both.. Narrow streets that defies laws of urban designs... Yet fascinating.. Nakwambia bro.. There is no fun doing it like everybody else.. It's memorable if its personalized... And this is how we do it..
As said earlier by (I am Lee) a Kenyan brother.. It's true unplanned settlement is an issue even in dar.. And I agree. But our problem has changed in recent years because we used a personalized approach..
We Educate our population... Now they know they even contributed to hire private practitioners to help them plan their neighborhoods... Its a big step... And it does cost way less..if compared to imposed unhabitat measures... Which will leave you in debts at the very end
Now more land is being surveyed in return poor people now they have assurance.. And can now build better homes on their plots.. Or acquired loans to start businesses... That's how (I think) you curb poorly planned settlement.. After people are fed and have guarantee of their tommorow..they become true patriots.. Plundering and looting won't be much of an issue in upcoming major projects.. No squatting. No more poor planning.
