Pesa chafu nazo zinafanya nyumba ghali zipate wanunuzi maana pesa za hivyo haziwekeki benki. Kwahiyo udhibiti wa pesa chafu nao unaweza kusaidia maana nyumba ghali zitakosa wanunuzi

Ni lazima kuwe na regulatory authority katika "property market" Tanzania. Halafu hii biashara ya Property haijapata mtu makini inaweza kumtoa mwekezaji mara moja bongo. Watu wengi wanahitaji nyumba hawana uwezo wa kujenga lakini kama watu wakianzisha "mortgage system" itawasaidia wengi hasa akina kajamba nani .(Walianza wale jamaa wa PROIN pale Drive Inn Mikocheni lakini kumbe mtaji wao ni wa EPA). Ukipiga hesabu ya kodi ya nyumba unayolipia kwa mwaka kwa miaka mitano inatosha kabisa kujenga nyumba yako kwa mfumo huo. Hawa wenye nyumba wa Bongo ni washenzi.

If investors and home buyers understand the factors that determine residential property prices, it puts them in a better position to capitalise on opportunities that may not be obvious to the majority of the market.

If you can get into the market before prices start to go up and get out before they come down, you maximise your profits and minimise (or hopefully eliminate) your losses.
The forces that influence the prices of our houses are the same that influence the prices of cars, TVs and groceries - demand and supply.

The price of an item is dependent on the demand for that item and how much of it is for sale. For example, imagine two types of property; a seafront house in Masaki, Jangwani Sea Breeze or Bahari beach and a small apartment in the CBD like Kariakoo or India Street both in Dar es Salaam. Demand for property on the sea front is high but there is only a limited supply of properties with absolute sea frontage. High demand, low supply, the price goes up.

On the other hand, demand for apartments is not as high as demand for houses on the sea front. In addition to this, there is a large supply of apartments in the city, probably beacuse of size of plots, and so people (of course as per planning regulations) opt for vertical development. Low demand for apartments, high supply, the price goes down.

The price of apartments will start to go up when demand increases and/or supply dries up as no more apartments are being built. Take the case of Masaki/Msasani Peninsula where blocks of apartments are mushrooming up, making effects on the rental market. That's why we now have traffic jam during morning/evening on Toure Drive and Kenyatta Drive to and from the City Centre.

Ila mawazo ya kutegemea serikali na Tume ya bei si mazuri, ni kurudi nyuma kibiashara na kiuchumi.

Valuation for Buy/Sell Decisions may reflects fundamental philosophy that a valuation should assist in decision-making.

Therefore in Buy/Sell decisions, The Valuer should advice in the form of a range of values, in addition to his/her opinion of the most probable price (market value).

In fair market value the market forces play a predominant role. In a market there are alternative options available to both buyers or sellers. In such a situation, if there are no overriding reasons to force any decision for a buyer to buy (from particular seller) or for a seller to sale (to a specific buyer at a given price) where buying / selling both acts are not influenced by any uncommon market conditions such as hyper inflation or undue, uncommon depression, then the value at which an exchange takes place is termed to be a ‘Fair Market Value’.
