...usijali sana bosi, ndio maana kuna wenye nyumba na wapangaji. Ukijiridhisha nafsi yako kwamba miaka nenda rudi utakuwa mpangaji poa tu, ila hata hiyo kodi unayolipa kwa mwezi ni sawa na deni (mkopo), iwe ni mwezi kwa mwezi, miezi sita au hata mwaka kwa mwaka.

Idea ya kuwa na mkopo wa nyumba ni nzuri sana, tatizo aina ya vipato rasmi vya kitanzania ndio ngoma ilipolala hapo.

hii ni nzuri itawawezesha watu wengi ambao hawako kwenye ufisadi makazini au wenye vipato vidogo nao kumiliki nyumba...but mimi personally hapa huwa nina maswali mengi sana hivi inakuaje kama umekopa na ukawa unalipa vizuri tu ikaja wakati deni lako linaelekea kumalizika unafukuzwa kazi.....huwa mm nasoma tu juu juu haya mambo ya mortgage sana sana nchi zilizoendelea kama US na EUROPE watu huwa wanalia sana kwa kufukuzwa nje ya nyumba wakati mtu alikua analipa deni kwa muda mrefu...ipo mifano mingi sana juu ya hili especially baada ya global financial meltdown.mwenye utaalam zaidi naomba utujuze zaidi manake nadhani hii ni njia nzuri kwa non-fisadiz kumiliki nyumba but we have to know in details the side effects.

binafsi naona azania bank ndio wazuri kwa mambo ya mortage TZ. wao wanaruhusu kama una kiwanja wanakupa mkopo wa kujenga nyumba. hii ni nzuri sana kwa ajili nyumba ambazo zimemalizika bei yake iko juu sana.

Kama kweli wanaweza kufanya hivyo basi mortage bei zao na security lazima iwe kubwa sana na pia kama tu mikopo ya kilimo ni matatizo je ya nyumba itakuaje??

Ni kweli kabisa, kuna nyumba ambazo hujengwa kwa ajili aidha kupangisha au kuuza tena basi, mara nyingi sio lazima liwe mansion kuuubwa utapata hasara bure.
Two rooms is an ideal house for most medium income and young couples, jenga vyumba vinne au vitano utauza au kupangisha kwa bei ya hasara, maana wanaozihitaji wachache sana.

...dah, very discouraging news.
Anyway, wakisema kipato haina maana mshahara pekee.

Huenda mtu ukawa na steady income ambayo inaweza ikawa inakuingizia hizo 3.5m tshs kwa mwezi vile vile, i.e biashara, na hata kama unawapangaji vile vile ambao hukuwezesha kufikisha hiyo amount kila mwezi. Au?

Jamaa wana sq metres/ feet? Plans? Picha zaidi? Wanaweza kuchukua 10% down? Wanatoa mortgage kwa vigezo gani maana ninavyojua bongo hamna credit report/ bureau so far.
