Naomba msaada:-
Hivi unapotaka kununua kiwanja ni hatua/mambo gani muhimu unatakiwa kuyafanya kabla ya kununua ili kuepuka utapeli unaoweza sababisha mgogoro?Namaanisha kiwanja sio shamba.

Anzia ardhi jiridhishe na taatifa za kiwanja kama ni sahihi usisahau kumshirikisha mwanasheria ktk manunuzi....bila kusahau kubadilisha tranfer faster......kuna cost utalipia

1.unatakiwa ujiridhishe kama muuzaji ndiye mmiliki halali wa kiwanja husika (angalia jina katika hati yake, kama ni la kwake)
2.angalia kama kiwanja husika kimewekwa rehani kwenye taasisi yoyote ya fedha,
3. kama kimepangishwa/kukodishwa
4. kama kina mgogoro wowote
5. kama kimelipiwa kodi ya ardhi na kodi nyinginezo
6. kama eneo lililopo halipo katika mkakati wowote wa serikali kubadilisha matumizi
7. kama kuna ridhaa ya mwenza wa muuzaji (mke au mme) endapo muuzaji atakuwa na mwenza wake na eneo tajwa ni mali ya familia
8. itu vingine unaweza angalia kwa macho

idara zinazohusika kaktika kufanikisha haya ni ofisi za ardhi/wizara ya ardhi kama upo dsm, halmashauri ya wilaya uliyopo, serikali za mtaa, mwanasheria, familia ya muuzaji na majirani pia.

Asante mkuu kwa ushauri mzuri. Sipo DSM mkuu
karibu,
nilijaribu kukujibu kulingana na ulivyouliza, lakini pia taratibu za kuhamisha umiliki zipo kisheria, haswa baada ya kujiridhisha na hicho kiwanja kama nilivyokueleza hivyo vitu vya kuzingatia.
kiwanja chako ni lazima kithaminishwe na (land valuer) ili unapofanya transfer of title serikali ipate kodi yake, hatua nyingine zitafuata baada ya hapo.
