Utaratibu na gharama za kupata hatimiliki ya nyumba/kiwanja

    Ukiwa na nyumba au kiwanja bila hati miliki haiwezi kukusaidia kupata mkopo, naomba wakuu mnisaidie mchanganuo wa gharama za kuipata hati miliki na taratibu zake, ninaanzia wapi na kuishia wapi?

    Natanguliza shukurani zangu wakuu

    Hhati miliki kwa sasa zinatolewa kwenye eneo ambalo lina master plan, tofauti na zamani ambapo hata kama ulikuwa na shamba ambalo haliko kwenye plan unaweza kuipata hiyo, kwa sasa imesitishwa.

    Unachotakiwa kufanya ni kuchukua coordinate za shamba au kiwanja chako (UTM coordinate) kwa kutumia GPS, and then unaenda wilayani au Wizara ya Ardhi, pale kuna ramani zote na plan zake, kwa hiyo unaangalia zile coordinate zako zinaangukia kwenye plan gani, kwa sasa kama hizo coordinate zako zinaangukia kwenye plan ya shule au makaburi au hospital au kama hakuna plan kabisa basi inakuwa shida sana kupata HATI MILIKI.

    Kuhusu mikopo sijui wewe upo eneo gani, lakini kuna maeneo haya ya makazi yasiyo rasmi (squater area), kama baadhi ya maeneo ya Mazense, Tandale, Mwananyamala na aina hiyo ya maeneo, hayo Maeneo sasa yanatambuliwa kiserekali na kuna kitu inaitwa HATI YA MAKAZI

    Kwa wilaya ya kinondoni inapatikana pale Mwananyamala (DSSD) Jiji, karibu na Hospitali ya Mwanyamala, hiyo inatambilisha kuwa hii nyumba ni ya nani, somesort ya hatimiliki!

    Sasa hiyo (hati ya makazi) kuna baadhi ya bank (Azania Bankcop) wanaikubali na wanatoa mkopo kwa hiyo na mara nyingi mkopo wao hauzidi 10m, regardless na thamani ya nyumba yako.

    kwanza unastahili shukurani sana kwa msaada wa kimawazo ulioutoa,,nyumba moja iko vingunguti maeneo ya spenko na nyingine iko gongo la mboto karibu na pugu,,je maeneo hayo yanapata hati ya makazi?? naomba pia unifafanulie kuhusu GPS na UTM cordinate..

    halafu gharama zake zinakuwaje kwa zote mbili yaani HATI MILIKI na HATI MAKAZI,

    Mkuu, Naona umelianzisha faster Nguvu mpya, Ari mpya mwendo mdundo.. sasa umeshajua ni biashara gani utaifanya ??? maana una chaguzi lukuki from shamba moro, spea za pikipiki, frame za maduka , ufugaji wa kuku !! kuajiriwa au kujiajiri ??? Nilijua kuna shimo lako limetema mkuu.... au unatafuta za kujazia - " I'm just kiddin'"

    kijana angalia,,nitakurushia kombola!! wewe unanichunguza tuu,,unajua nawahuhumia hawa vijana watakosa mtu wa kumkopesha kwa sababu watu wenye sifa hizo ni wachache,,si unajua mimi ndio mfalme wao,,ninataka kuwapa kariba kao waendelee kusogeza siku,,,si unajua mimi sio mbinafsi bwana!! napenda kuona mambo yanachangamka,,sio benki zinakuwepo hakuna wanaochukua mkopo,zisije zikafilisika buree wakati mimi nipo.

    kupigia msumali zaidi suala la kuwa SELFISHLESS,nataka watu wengine wajue hizi habari,si unajua watanzania wengi tu maskini wa habari..nadhani umenipata hapo..

    ukweli ni kwamba naendelea kusubiri maoni ya wakuu wengine ili kufanya maamuzi yenye akili zaidi,yaaaah ninaamini ukijenga msingi wako katika utajiri wa mawazo mazuri,nyumba yako itakuwa nzuri sana na hata kudumu sana,

    note kuna maeneo KIDDING na mengine SERIOUS.

    Kukodi GPS nsa mtu wa kukusomea coordinate na kupata barua inayoonyesha kama eneo linafaa kupimwa or not ni Tshs. 50,000 (Hii ni kwa mtu aliyenifanyia mimi)

    Gharama za upimaji (kwa mtu aliyenifanyia mimi) ni Tshs. 900,000( gharama inaweza kubadilika according to surveyor utakayempata)

    Gharama nyingine ndogondogo ambazo hazizidi Tshs. 200,000 mpaka kupata hati

    So, ukitaka kupata hati, kuanzia kupima mpaka kuwa na hati uwe na si chini ya Tshs. 1,000,000.

    Vingunguti wanaruhusu leseni za makazi na gongo la mboto pia. Kupata leseni za makazi ni rahisi zaidi na haichukui muda kama hati na gharama yake pia ni ndogo. Vingunguti na Gongo la mboto zipo manispaa ya ilala, ukitaka kupata leseni ya makazi nenda ofisi za manispaa ya ilala kitewngo cha lesen i za makazi.

    Ofisi zipo karibu na ofisi za jiji.

    swali lako ni too general, lakini kama unataka kupata hati ya nyumba yako ambayo ipo katika maeneo ambayao hayajapimwa, kitaalamu tunayaita "maeneo ya mazagazaga" ama slums na siyo squatter kama watu wengi wanavyosema.mambo ya msingi ili upate hati ni kama ifuatavyo
    1. eneo lako inatakiwa liandaliwe TP drawing "town planning drawing" 1,200,00
    2.lipimwe "surveyed" 2,000,000
    3.ulipie gharama zifuatazo
    -fees for preparation of certificate of occupancy 10,000
    -Registration fees 5000
    -stamp duty 3000

    baada ya hapo unatakiwa uwe na nyaraka zifuatazo ambazo manispaa yako watakupatia wakati wa kukumilikisha kiwanja
    -land form no 19 inalipiwa 5000
    -barua inayoelezea historia ya kiwanja
    -acknoledgement letter kwa ajili ya malipo ya serikali uliyolipia
    -berth certificate au kitambulisho cha uraia

    ukikamilisha mambo hayo afisa ardhi mteule wa manispaa yako ataandaa rasimu ya hati na kuiwasilisha kwa kamishna, kamishna ataisaini na hatimae atagonga mhuri wa moto kama ipo sahihi, then itawasilishwa kwa msajili kwa ajili ya kuisajili hiyo hati

    GPS na UTM ni vifupi katika fani za Jiografia na Surveying (Upimaji). Kwa kifupi maana yake mtoa maelezo ni kwamba ueleze kiutalamu wa upimaji hiyo sehemu iko wapi - au umpate Surveyor akakupimie kwa kutumia hiyo GPS.

    Mada naona imekuja muda muafaka, Asanteni wadau.

    Nina mchakato wa kuchukua kakiwanja maeneo ya Kisarawe (Kibong'wa), nasikia panapimwa huko. hati miliki nitapata (NINA UHAKIKA!)

    Kwa anayepafahamu huko Kibong'wa;

    Naweza kukopa pesa toka BANK kwa kumiliki kiwanja TU bila jengo wala nini? Na ni Bank gani naweza kupata mkopo wa aina hiyo na ni MAXIMUM amount ya mkopo ni kiasi gani?

    Mi' niko machakani huku Mtwara (lakini panachangamka!).

    Kibong'wa sipajui lakini kuna rafiki yangu wa KUFA na KUZIKANA alinistua kuwa atanisaidia kufuatilia kiwanja ili nami nipate huko Kisarawe.

    Naomba mnisaidie majibu.

    Natumai mu wazima. Naombeni msaada wenu wenye kufahamu utaratibu gharama za kupima kiwanja chenye ukubwa wa ekari tatu.

    kuna jamaa nilikuwa nina deal naye mwanzoni, lakini nikashindwa baada ya kunitajia bei za juu mno. Mara ya kwanza nilipompeleka kuchukua coordinates za kiwanja nilimlipa Tsh. 80,000 taslim.

    Baada ya hapo aliniambia sehemu ndogo ya kiwanja ilishafanyiwa pre-survey, but sehemu kubwa ipo nje ya mchoro. Na hivyo marekebisho ya mchoro yatagharimu Tsh. 400,000.

    Baada ya hapo alinitajia gharama zingine ambazo sizikumbuki, lakini jumla ya mchakato wote ilikuwa inagharimu Tsh. 3,100,000/= ( milioni tatu laki moja).

    Je, kwa mwenye kufahamu process kiasi hicho ni halali?

    was she/he a private or Govt Survyor? its a bagaining process, Gvt gives no subsides to Survyeying works.

    wanajf kwa msaada wa wengi naomba kujua utaratibu wa kupata hati ya nyumba,

    nilinunua kiwanja zamani yapita miaka mitano sasa, hata mkataba wa mauziano haupo, nimeshajenga nyumba nimeweka mpangaji. maeneo ya mbezi ya kimara (km 1 toka morogoro road)

    nikitaka kupata hati ya nyumba naazia wap na gharama zake ni kiasi ghani na inachukuwa muda ghani kupatikana
