    Wakuu naomba ushauri....

    Mwenzenu mshahara wangu take home ni 800 000/-, nataka kukopa CRDB kama Ths 10 million hivi ili ninunue kiwanja, siewezi kukopa nje ya CRDB maana hapa kazini wana mkataba na CRDB tu, sasa naomba mnipe mwanga kuhusu huu uamumuzi je ni wa busara? nataka kulipa kwa miaka 3, vipi rates zao? kuna alternative gani kama CRDB ni kimeo?

    nenda bank za wanyonge,access bank, nmb, akiba, crdb nadhani interest rate zao ni kubwa

    utazeeka huku unalipa mkopo, na huu mfumuko wa bei utaishije kwa miaka 3 labda uwe una vyanzo vingine vya mapato

    kama mnamkataba na crdb ni bora ukope huko riba zao siyo kubwa kama access na kwingineko riba yao ni 19% last year labda kama wamechange na mkopo unapata kwa haraka sana.

    Asante sana wakuu (Prodigal son, milano, Dr wa ukweli .....). Ukweli ni kwamba sina ujanja, hapa kazini wana mkataba na CRDB tu, na nikichukua million 10, nitatakiwa kulipa kama Tsh 14,0000 ambapo nitatakiwa kukatwa kila mwezi Tsh 390,0000. Hii ni kiboko ila sina namna, ngoja nijipange ili niingie huu mkataba wa kuongeza umasikini

    Usikope ukanunue shamba. Huko ni kujitakia umasikini wa mchana kweupe. Kopa uanzishe biashara. Simamia biashara yako vizuri ilipe mkopo na inunue shamba/kiwanja. Utashangaa hadi watoto wako wanaanza shule unalipa mkopo...funguka macho ndugu yangu?

    Mkopo wa wa kiwanja ama kujenga unauma sana kwa kuwa huwa hauzalishi...ila kama unachanzo kingine cha mapato machungu yanapungua. Chukua CRDB si wabaya mimi nimekuwa nakopa hapo kwa zaidi ya miaka 6, kibaya ni pale walipoongeza kipengele cha mkopo kinachosema iwapo mdaiwa atashindwa kulipa deni lake lote muajiri atawajibika kulilipa.

    Madeni hayaepukiki, ndo maana hata USA wanaongelea kuinua dari ya madeni.... Maana yake kujiongezea kiasi cha pesa ambacho wanaweza kukopa. Cha msingi hakikisha ukikopa unazingatia yafuatayo: 1. Pale unapouweka mkopo hakikisha panarudisha hela ambayo ni zaidi ya ile unayolipa kwa mwezi. Kama ni mkopo wa kujenga kwa mfano, hakikisha ni wa kumalizia nyuma ili (kodi ambayo ungelipa) - (pesa unayorudisha kwa mwezi) > 0. Uzuri utamaliza mkopo na nyumba itabaki ya kwako....2. kama ni pesa ya biashara basi (mauzo)-(matumizi ya mwezi)-(manunuzi)-(pesa ya kurudisha) = x. Hakikisha x > 0, halafu inafidia gharama zisizoepukika ( fixed costs) ndani ya muda ambao gharama hizo zinajirudia. Mfano umenunua mwiko wa kukaanga chipsi, je lini utahitaji kuununua tena.Unaweza kuangalia kwa macho tofautitofauti ikitegemea "faida" unaichkulia katika hali gani.

    .............changamka ikiwezekana hata kesho wahi nenda kakamilishe taratibu za huo mkopo,unapo nunua ardhi hakikisha kuwa imesajiliwa au ina hati.Hakika thamani ya fedha kwenye ardhi inapanda sana,kama iko dar ndo usiseme.Fahamu tuu kuwa ardhi haiongezeki.Kiwanja au ardhi ya thamani ya 10mil ya leo baada ya miaka 3 ni 70 mpaka 80mil kwa makisio ya haraka haraka..........

    Ungejaribu ku-save kwa miezi kama sita ukawa na kama millioni 4 then ukakopa mil 6 miezi sita from now. hiyo itakuwa rahisi kulipa haraka. Unless una mke au unaishi na GF au kwa wazazi kuishi kwa laki 5 kwa mwezi for 3 years inaweza ikawa ngumu. Tafakari!

    mi nina mkopo wa accessbank kama ungekuwa unalejesha ndani ya mwaka mmoja ungerejesha 13,500,000 coz mimi nilichukua 2m kwa mwaka narejesha 2.7 mikopo yao inatoka kirahisi kama una dhamana na mdhamini mwenye kipato kikubwa. kwenye dhamana kuna unafuu kidogo kama una gari wanaliangalia then wanakaa na kadi ya gari. niliwahi kuenda easy finance wanamasharti yasiyo tekelezeka

    tunajua high risk high returns ila kwa case ya huyu kuchukua mkopo kuanza biashara simshauri. Bora ingekuwa ni mwendelezo wa biashara hata trend ya income angekuwa anajua.
    Anyway, yeye ndio mwamuzi wa mwisho.
