    Heshima kwenu wakuu wangu.

    Wakuu naombeni maoni yenu.

    Kwa mfano mtu una pesa ambazo utahitaji kuzifanyia jambo fulani miaka mitano ijayo.
    Kwa kawaida watu huifadhi pesa bank ila nimefikiria nikaona kwamba say una 50,000 leo,ukiziweka bank baada ya miaka mitano hata kama zitaongezeka,zitaongezeka kidogo sana.

    Pia baada ya miaka mitano kitu ambacho unaweza kukifanya kwa 50,000 leo hutaweza kukifanya kwa pesa hizo hizo miaka mitano ijayo,namaanisha thamani ya pesa yetu inapungua kwa kasi sana.

    Je badala ya kuziweka 50,000 zangu bank niamue kununua viwanja katika maeneo ambayo najua wakati wowote naweza kuviuza viwanja hivyo na kupata pesa zangu.

    Nimeona faida ya kuziweka pesa zangu kwenye viwanja itakua ni;
    Bei ya ardhi inapanda kila siku,kama leo nitanunua kiwanja kwa elfu ishirini kwa mfano,miaka mitano ijayo naweza nikakiuza kwa elfu thelathini na tano au zaidi.

    Pia nitauza kiwanja kulingana na thamani ya pesa ilivyo katika miaka hiyo.

    Haya ni mawazo yangu tu ila sina utaalamu katika haya ninayofikiria,hivyo ningeomba mnaojua kwa uhakika mambo haya mniambie kama mawazo yangu ni sahihi au ninakosea.

    kwa kawaida kiwanja ama ardhi huwa inapanda gharama kila mwaka na uki-invest katika ardhi utapata faida japo inaweza kuwa si kubwa sana kama ukipata biashara ambayo inamzunguko mkubwa.

    Nadhani umeshajijibu, ni bora ununue viwanja ambavyo vina appreciate siku hadi siku kuliko kuweka Bank ambapo tshilling in depreciate siku hadi siku, ... na nadhani katika biashara nzuri kwa sasa mjini ni ardhi kama una pesa za kutosha nunua na baada ya kila mienzi unauza mpaka hiyo miaka 5 yako itimu utakuwa umeshakuwa tajiri. rejea vitabu vya rich dad, poor dad.

    kweli mkuu nilishajijibu ila nilitaka kusikia na wenzangu mnasemaje,
    unajua ukiwa na wazo lako halafu ukawaambia wenzio vile unawaza halafu wakakwambia uko sahihi hata ukifanya jambo hilo unafanya kwa hakika.
    Pia nimeshaanza kupata mawazo ya manufaa kutoka kwenu,coment yako imenipa mwanga mwingine katika hili.

    Jambo la kiwanja/viwanja ni jema kabisa. Lakini mtu anapaswa kujua kuna risk zake pia ili achukue tahadhari zinazowezekana.Mifano ni kama utapeli (kuuziwa kiwanjahewa au chenye migogoro), uvamizi baada ya kukimiliki (unakuta ghafla kuna msingi kwenye kiwanja chako), nk

    Ni kweli kabisa dadangu viwanja vinalipa sana hasa kama unakipata sehemu iliyopimwa, si mbali sana na mji na ukawa na nyaraka zote (Title Deed etc) ili kuepuka utapeli. Kwamfano nilinunua kiwanja miaka mitatu iliyopita kwa 10 Mil. Kiwanja cha ukubwa huo kwa sasa katika eneo hilo si chini ya mil 30.

    Mkuu wangu pmwasyoke nilikusudia iwe hivyo hivyo kama mfano tu.
    Ningeweka kiasi halisi labda ningeonekana nina lengo la ku-show off na watu wengine wangeishia kudhihaki badala ya kunipa ushauri.
    Kujishusha mara nyingi ni kuzuri.

    Majura wa SPORTS FM alinunua viwanja kumi alipokuja kuviuza aliongezea pesa kidogo saana akanunua vifaa na kuanzisha radio yake

    ukiweza angalia hata hizi wilaya mpya na mikoa kuna viwanja watakuwa wanapima, ukinunua leo baada ya miaka mitano bei yake itakuwa nzuri saana

    1 - Nakushauri wekeza katika makampuni na taasisi za kifedha zinazotoa fursa ya wadau wenye fedha ambazo hawana mahitaji nazo kisha ukapata kwa riba, mfano JIBU GROUP COMPANY LIMITED.

    2 - Weka fedha zako katika SACCOS kama JF SACCOS ili iweze kuwasaidia kuwakopesha wengine pia itakupa advantage wewe mwenyewe baadae utakapokuwa na uhitaji wa kukopa au uwezeshwaji wa fedha.

    3 - Saidia baadhi ya wadau waliopo JF wenye uhitaji wa fedha kama mitaji ili wajiwezeshe kibiashara (kwa makubaliano na taratibu za kisheria).

    Mkuu QK, hiyo ni moja wapo ya aina za real estate b'ness ambayo kwa barani africa na nchi zinazoendelea inalipa vizuri. Sema tu inahitaji pesa za maana. Ila kimsingi ni wazo zuri sababu population inaongezeka na miji inakuwa. Unaweza kununua maeneo potential kama Mtwara (kuna booming oil &gas in near future), kigamboni (daraja likijengwa-kama ni kweli), miji yote mikubwa na pia mashamba kama mbeya, morogoro etc. Ni idea nzuri kama una idle cash/income. Pia unaweza kufanya kajiuchambuzi kidogo ka cost benefit analysis ambapo unajaribu kulinganisha investment versus bank deposit kwa kutumia net present value kujua kama ni sahihi au la. Unaweza kuuliza wataalamu wa treasury/finance&investment unaowafahamu kama ni pesa ndefu. Hii yote ni kujaribu kupunguza risk.

    Ungenielezea kidogo ni faida gani nitazipata iwapo nitawekeza katika sehemu unazonishauri ili niweze kulinganisha kipi bora kati ya uliyonishauri au viwanja.

    dada QK..nakubaliana na mawazo ya baadhi ya watu wengi kuinvest hela kwenye viwanja, ila kwa mtazamo wangu kulingana na hali zetu kiuchumi ukichukulia kwamba tunapata fursa za kupata mapato mara kwa mara lakini si kwa kiasi kikubwa kwa mkupuo mmoja kama walalaheri (mfano unaweza kujikuta unaweza kuingiza au kupata Tsh 10,000 kila siku lakini ukashindwa kupata hela kubwa kwa siku moja kwa njia hizo hizo).. Hivyo kwa ushauri wangu naona ni heri (kwa kuanzia) kuwekeza katika vyama, taasisi na makampuni ya kuweka na kukopa ili baada ya hiyo miaka mitano kwa mfano utajikuta una amana (akiba) ya kiasi kikubwa sana na utakuwa na fursa nzuri ya kuwezeshwa kupata mikopo mikubwa si tu katika taasisi uliyoweka bali hata katika banki na taasisi nyingine kubwa kwa kuwa utakuwa na historia nzuri ya kuweka, tena siku hizi teknolojia imekuwa kiasi kwamba unaweza kuweka amana zako kupitia simu za mikononi....

    Kwangu mimi, ni bora kufanya biashara endelevu tofauti tofauti kwa hela unazopata kuliko kununua viwanja na kusubiri viongezeke thamani.
