    Kutoka katika ajira ya kuajiriwa na kuingia katika ajira ya binafsi ni kazi kubwa.Mimi niko njia panda nataka kupata mkopo wa kununua truck ili hata nikiacha kazi yangu ya kuajiriwa niendelee na uzoefu nilionao kwa kuwa transporter.
    Nina kiasi cha 20% cha mtaji ninaotaka.Nataka benki inikopeshe 80% ya mtaji.Pia nina nyumba yenye thamani ya 50% ya mkopo unaotakiwa ambayo itakuwa dhamna kama itahitajika.

    Nilijaribu kutuma maombi na biz plan yangu kwenye benki moja nikaambiwa niweke ile pesa ya 20% katika akaunti yangu,niwe na barua ya guarantee kutoka kwa kampuni itakayonipa shughuli ya kusafirisha bidhaa zake,niwe na collateral.

    Nilipata mkataba mzuri na barua ya undertaking kutoka kampuni iliyonipa mkataba wa kuifanyia kazi miaka 3 na hiyo ilitosha kwangu kulipa kwa instalments na kurejesha mkopo kwa miaka mitatu.Nilihakikishiwa kupata mkopo huo bila matatizo na mkubwa mmoja na hata mkurugenzi wa tawi hilo.Kwa bahati mbaya huyu Mkurugenzi wa tawi akawa amehama hapo.

    Huku nyuma bwana mdogo aliyekuwa akisema mambo yanawezekana akawa anataka kufanya ufisadi na mimi nikaona nitapata hasara. Appraisal ilichukua miezi 4 jamani,just imagine.

    Baada ya miezi kama 4 ya appraisal maombi yangu yalikataliwa kwa sababu sikuambatanisha tin no. na leseni ya biashara na sababu nyingine ikiwa ni akaunti yangu kutotembea(ku-circulate),Barua ya undertaking ya tajiri yangu ambaye ana akaunti humo kwenye benki ninayoombea mkopo ya mamilioni mengi haikutambuliwa,ni mambo ya kushangaza na kwa kiasi fulani inamdhalilisha kwani licha ya yeye binafsi kuwa na akaunti yenye ni mihela kubwa humo kale kakijana kamejifanya hakamtambui.

    Hata hivyo nilikuwa na tin no. na licence ingawa sikuziambatanisha hapo awali na kale kajamaa hakakuniarifu kuwa nivipeleleke na kuvi present.

    Kwa maana hiyo naona kama vile kuna ugumu au uzito wa mwajiriwa kupata mkopo ambao unaweza kumwendeleza katika biashara aliyoizoea hadi akawa naye ni mtu aliyejiajiri na kuweza kusonga mbele bila kutoa rushwa.

    Kwa kuwa benki iliyonikatalia sina nayo imani kwa sasa kwa sababu ya ile habari ya ufisadi wa kuomba chochote hasa kutoka kwa meneja wa kitengo cha biashara.Na kwa kuwa nimetokwa na imani na CEO wao ambaye awali alinipa matumaini makubwa ya kunisaidia lakini nilipomwomba aingilie suala hili akawa kimya basi naomba ushauri wa wana JF.

    Ni benki ipi inaweza kufanya appraisal ya muda usipozidi mwezi mmoja na ambayo itakubali kunikopesha bila matatizo?

    Naamini wengi watakusaidia juu ya hili lakini nakushauri u-read between lines na ndipo utaibuka na suluhisho.

    Je umeshafikiria ku-invest na SACOOS (spellings). Kama una hela kwenye mfuko wa SACOOS, unaweza ku-borrow mara 5 ya hela uliyoweka kwenye huu mfuko. Na huu mfuko una charge average interest rate ya 12% per annum, ambayo ni way better than average interest rate ya regular lenders.

    Otherwise, hakika solution ya issue yako itasaidia watu wengi sana, including myself.

    Katika masharti makubwa ya mabenki mengi ya biashara ni kuwa uwe umefanya business yako na kuwa na akaunti inayozunguka kwa miezi 6 hadi mwaka mmoja.

    Maana ya mzunguko wa akaunti yako uwe ni mzunguko unaoonesha fedha inayoingia na kutoka na iwe ni healthy..

    Sasa mimi nilipata 20 million,ili nikope 80 mil,hizi 20 mil hazikuwa katika mzunguko,nilikuwa nazihifadhi kwa njia nyingine.

    Katia hizi 100 mil ninazo tayari 20 mil benki lakini ili mkopo uwe secured ninaweka na nyumba ya 50 mil kama dhamana.

    Kwa hiyo banki inakuwa na nyumba yangu yenye thamani ya Tshs.50 mil,na ukishakuwa na ile deposit ya 20 mil ni kama banki tayari inazo 70 mil kwa maana ya value iliyopo.pao hapo benki inakuwa ni mmoja ya owners wa truck hiyo by registration hadi mkopo utakapokuwa umelipwa.

    Sasa ikitoa 80 million kuna hatari gani hapa?Isitoshe kuna business contract inayohakikisha kuwa hakuna haja ya kutafutatafuta market maana mkataba huo ni moja ya hoja kwamba kazi ipo si ya kutafuta.

    Kampuni inayotoa mkataba ni kampuni inayojulikana Tz na ina matawi mengi,na ian accounts nyingi katika mabenki mengi.

    Aliyetoa undertaking kwamba malipo yote yatakayotokana na shughuli za usafirishaji ni mtu anahold account katika benki iliyoninyima mkopo na fedha inayowekwa humo ni zaidi ya 500% ya hizo shs.80 mil nilizoomba.

    Najua kuna wengi wanaojaribu kutaka kubadili hali zao za maisha kwa njia hii lakini ndoto zao zinaishia hewani.Tafadhali naomba wana JF ikiwezekana kama kuna financing banks amabzo zinaweza kukopesha bila hassles hizo naomba mnifahamishe.

    Ishu yako inaumiza sana. I mean, pamoja na security yote hiyo uliyonayo, bado mizengwe kibao kutoka kwa lenders.

    Well, kwa bahati mbaya mimi bado sija-experience process za kukopa hela kwenye mabenki huko nyumbani. Nitagemea kufanya hivyo siku za usoni. Kwa hiyo sidhani kama nina ushauri unaofaa kwa sasa hivi.

    However, ninaweza kukusaidia mbinu tatu za kuweza ku-raise funds kwa business yako. Hizi mbinu unaweza kuzichungulia as Plan B, in case mkopo kutoka benki unakuwa mgumu kupatikana.

    Mbinu ya kwanza
    Tafuta business partner ambaye anaweza kuja na huo mtaji wa million 80. Halafu mna-form a limited partnership. Sasa inategemea kama una aim kuwa sole owner. Kama unategema kuwa sole owner, basi kwenye partnership agreement, unaweza kuja na clause inayo-specify kwamba after certain number of years (or once mtaji na faida yake itakaporudi), unakuwa na rights za kum-buy off the other partner.

    Mbinu ya Pili
    Tafuta watu ambao wana look ku-invest kwenye businesses (Venture Capitalists). Nina uhakika watu hawa wapo Bongo. Basically, VC's wanakuwa kama partners, lakini wanakuwa na indirect involvement kwenye business. Mkataba unakwisha pale ukisha pay off hela waliokukopesha na riba mliyokubaliana. Tatizo la hawa jamaa wanaweza kuomba collateral, na hapo ndipo unapoweza kujikuta unaweka nyumba yako kwenye line.

    Mbinu ya tatu
    Angalia Family and Friends....ni nani ambaye unafikiri anaweza kukuamini na ku-risk hela yake? Maybe tatizo linaweza kuwa, sio ndugu/rafiki gani anaweza kukuamini, bali ni ndugu/rafiki gani anaweza kuwa na kiasi hicho cha hela?

    Nitakupa mbinu ambayo niliitumia kupata hela ya kufungua kamradi kangu. Nilipopata idea ya kufungua kamradi nilipata shida sana kwa sababu sikuwa na collateral ya aina yeyote. Hii ilisababishwa na kutoishi Bongo kwa muda mrefu. Yaana hata sijawahi kufanya kazi Bongo. Kwa hiyo nilikwama. Kwa bahati mzuri mama yangu (who else?) akajitolea kunisaidia kutafuta hizo hela. Alichofanya alikwenda kukopa kutoka mfuko wa SACCOS ambao amekuwa akiwekeza hela toka ilipoanza. Wanamkata monthly payments (principle + interest) kutoka kwenye mshahara wake. And then mimi ninachofanya ninamrudishia ile payment immediately. Kwa hiyo mshahara wake unakuwa vile vile. It works for us!

    Kwa hiyo, hizi ni mbinu ambazo unaweza kuzifikiria sambamba na kufuatilia suala la kukopa kutoka benki.

    Sasa nimesoma between the line na nina yangu machache hapo.

    Wewe unataka ufanye kazi zako mwenyewe na ulipe kodi mwenyewe kule TRA sio?

    Sasa unachotakiwa kufanya ni kuunda upya "business plan" yako na uende tena ukamuone meneja wa benki yoyote ile na sio lazima iwe hio benki ambayo inaleta matatizo kwako.

    Bila kwenda mbali sana nafikiri business plan yako imejaa mambo yote muhimu kwani hio benki ya kwanza imeonesha "interest" kufanya biashara na wewe.


    Sidhani kama kuna benki Tanzania kwa sasa, ambayo itaweza kukukopesha mtaji wa 80% labda kama historia yako ya kifwedha na benki unayoshughulika nayo kifwedha ni nzuri. Wanaweza wakakupa Kati ya 50% na 60% plus hio nyumba ili wawe na imani na wewe.


    Hapa panaonesha viashiria vya UFISADI katika hio benki na nakushauri ujaribu benki zingine. Lakini kwa kuwa mfumo wa uchumi wa Tanzania bado unachechemea mtu kama wewe inabidi u-toil kweli ili upate mkopo. Jaribu pia kuomba msaada wa ndugu jamaa na marafiki iliangalau ufikie 60% ya mkopo huo.


    Hapa nakuunga mkono kabisa kama umeliona hili. Unajua hata wale tulio ughaibuni, ni pale tu unapoonesha kwenye akaunti yako benki kwamba una kiasi fulani katika kila wiki kinaingia kwenye akaunti na historia nzima ya akaunti hio kwamba haina gaps na mizengwe kimatumizi, ndio meneja anaweza akawa na imani ya kukutongoza kwa vijibarua kwamba uombe mkopo[/QUOTE]

    Inabidi mkuu ufanye kazi ya ziada ili kujikwamua lakini ushauri wangu muhimu kwako ni kuomba kuonana na mameneja wa matawi mbalimbali. Zunguka na waone, wao ndio wenye uamuzi wa mwisho ( sina uhakika kama Tanzania ndivo ilivo) na pili jaribu sana kuangalia biahsra zingine ambazo zinaweza kukupatia mkopo kwa uarahisi. Hapo bila shaka ni suala la BIZ plan zako tengeneza hata tatu hivi.

    Si ni ufusadi tu unaoleta shida ndugu yangu. Wewe fikiri pamoja na njia zote ulizopita bado ni shida tu. Hii ndiyo Bongo. Kupata mkopo shida, na ukiupata interest iko juu vibaya. Hata hivyo huwa najiuliza hivi hawa jamaa zetu wanakaaga kwenye haya ma flat ya msajili wa majumba ambaye siku hizi pia anaitwa nationa housing, wao wanapataje mikopo minono minono bila kuwa na bond ya nyumba au kiwanja? Kama unaweza mtafute mmoja akupe siri. Ila huwa hawasemagi hao. Maana lao na mameneja wa bank ni moja.

    Kwanza ya yote nimeshafahamu hiyo bank hata pasipo kuitaja Na hata matawi yenye tabia kama yote nayafahamu isipokuwa sina uzoefu wa kanda ya ziwa.

    Nianze kwa taratibu za kibank mkopo wowote lazima uwe covered (collateral) lazima iwe kati ya 125% - 154% maana yake kama unakopa 10m dhamana lazima iwe na Forced sale value btwn 12.5 and 15.4m kulingana na risk ya biashara. Hi í ni according to BoT regulation sijui kama imekuwa amended maanailikua kikwazo kikubwa.

    20% contribution ni stardard approach kwa bank zote, ni very rear case bank wafinance 100%.

    Business Plan yako inaweza kuwa na kila kitu lakini unawezakuwa hujaandika vizuri Financing plan and security.

    Ushauri: Finance plan and security ya mkopo yako inaweze kuwa hivi.

    Financing Plan
    1. Contribution yako 20% (ambayo umesema 20m) ama wanaita Equity Contribution
    2. Loan 80% ambayo ni 80m

    Security of the Loan
    1. Mortgaged House kama thamani yake ni 50m then 70% ndio itakuwa Forced sale value yake (hiyo ni standard approach wakishusha sana 65%) chini ya hapo unaweza ku appeal. Therefore thamani ya dhamana yako itakuwa approx 35m

    2. Chattel mortgage: Yaani Truck unalolonunua nalo liwe dhamana ya huo mkopo: Hapa masharti yake ni kwamba truck isiwe zaidi ya 7yrs Old since manufactured na Pili thamani ambayo itakuwa kwenye chattel morgage ni 60% of the Invoice price ambayo itakuwa thamani ya 60m.

    Therefore dhamana ya mkopo wako itakuwa around 95million ambayo ni sawa na 118% sasa hapo either uongeze Equity ama upunguze loan size.

    Kama hutajali ukiniambia hilo truck utalifanyia kazi gani naweza elekeza wapi utapata watu wa kukusaidia bila longo longo wala kutaka ufisadi.

    Kama utapenda mimi ni mtaalamu wa kutengeneza Business Plan wasiliana nami na pia Naona hiyo bei ya truck ni kubwa sana. Kama hutajali na ukiwa tayari kununua Truck pia naweza kukuletea kwa bei ndogo zaidi ya hiyo na Term zake ni kufungua Letter of Credit ukipata mzigo ukiridhika bank yako inarelease hela.

    kwa wale walio na shida kama ya huyu bwana kuna shirika linalotwa Private Agricultural Sector Support (PASS) website yao ni www.pass.ac.tz kama unataka kuanzisha mradi wowote wa kilimo (ufugaji, usindikaji wa mazao ya kilimo, usafirishaji wa mazao ya kilimo, stockists, tractors, n.k) wanaweza kuwasaidia sana kama mtu anahitaji msaada zaidi wasilina nami nitakuelekeza nani umuone.

    Hawa jamaa wanafanya kazi na Bank ya CRDB, Exim, Federal bank of Middle East, na nyingine mbili sizikumbuki.

    Pole. Ninaungana na wewe katika hili...mimi pia niko kwenye hali kama yako. Nimetembea karibu benki zetu zote DSM...masharti ni magumu.. Natamani sana mtu aanzishe benki ambayo ni serious na inayoaanalia aspects zote za watu tunaotaka kuingia kwenye private sector. Mabenki yetu yanatuangusha sana. Kutokana na maelezo yako naanza kupata mwangaza kwanini wale officers wanakuwa hawatoi ushirikiano mzuri...wengine wanakukatisha tamaa..Kumbe wanataka "kamshiko". Kwa kweli inasikitisha.
    Kuna benki fulani inajisifu inatoa equipment loan...na wao hawana jipya!
    Hivi kweli tutatoka? Ninanunua wazo la kutafuta "mwekezaji wa ndani" kuna wenzetu wengine wana mihela imelala benki na hawajua waifanyie nini.
    Ukifaulisha ...nihabarishe. Saa nyingine inakatisha tamaa kweli.

    Niwashukuru wakuu wote kwa michango yenu mizuri kwa ndugu yetu Alnadaby. Nimeguswa sana na majdiliano yote haya kwani mm pia nina interest na hiyo biashara.

    Infact ni kama vile nimepata mwanga kwani nami pia nilikuwa najiandaa kwenda kwenye hizo financial institutions kutafuta nguvu. Sasa kama mambo yenyewe ndio hayo basi iko kazi lakini still sijakata tamaa.

    Nimependa namna ambavyo QM amechangia. Huu ndio utamu wa Jamii Forums kwamba mtu yuko tayari kutoa muda wake kwa ajili ya mtu hata hamfahamu, this is very very good and we have to keep it. Moja ya njia aliyoshauri QM kwa Alnadaby kutafuta partner then kuform limited partnership. Alnadaby vipi unaweza kuraise 50% ya cost ya hiyo truck then mm niadd another 50% tukawa limited partners for sometime then tukatengana baada ya kupata nguvu? Nimekuwa kwenye transport industry for more than 3 years kwa kutumia Fuso na ningependa kugrow kwenye trucks.     Greetings from the University of Dar es Salaam Entrepreneurship Centre.

    In 2008, we are inviting complete plans from individuals who want external finance from Banks, Financial Institutions and those who are in need of Private Equity Finance.

    This will be dealt on a separate window and there is a payment to register your plan for evaluation. Submit your compete plan and indicate whether you need external funding only. The plans should have investment size of Tshs 10mil to 1,000 Mil Only.

    One important thing is that YOU will be having 2 weeks to register your idea and wait 2 weeks for feedback. The final plans window we will have 2 weeks before giving you our feedback on the plan. Upon registration in exchange you will receive a set of questions to diagnosize your business of which you will be required to fill in two weeks time.

    We will be participating to this year's Dar es Salaam International Trade Fair (Sabasaba) and you are warmly welcome for inquiries and further information on the UDEC and the Business Plan Competition 2008.

    1) Kwa jinsi nilivyoelewa ni kuwa hiyo network inasaidia ku-link kati ya entrepreneurs na lenders. Right?

    2) Pia, mnakaribisha Business Plans for review. Right?

    3) Je mnatoa nafasi kwa entrepreneurs ambao wana business ideas na wangependa kuja kwenye network yenu kuja "ku-pitch" hiyo idea ili watengenezewe Business Plan?

    University of Dar es Salaam Entrepreneurship Centre ni wakala wa Business in Development Network hapa nchini Tanzania na kama unataka kujiandikisha fungua hiyo link yao upande wa juu kulia utaona sehemu imeandikwa join the BID network. Ukijiandikisha UDEC watapewa taarifa zako kutoka BID na mtaanza kuwasiliana.
