    Jamani swala la bei za nyumba za kupangisha inabidi liangaliwe upya. Ingawa najua ni mambo ya soko huria lakini sasa kwenye nyumba imekuwa soko holela. Nimepata simu kutoka kwa mwenye nyumba ananiambia kuanzia January kodi ni 200,000 kutoka 110,000 ambayo nilikuwa nalipa kwa mwaka huu na mwaka uliopita nilikuwa nalipa 100,000. Hii ni nyumba ambayo ina vyumba 3 na sebure na jiko, haina maji, sewage system, na haina car parking ingawa kuna kiukuta mshenzi. Ni nyumba iliyoko kinondoni uswahilini pembeni ya barabara kubwa kidogo ambayo noise level ni 100% huku vumbi ni mtindo mmoja.

    Nikampigia rafiki yangu anayekaa sinza kwenye nyumba kama hii yangu maana hazitofautiani sana, akaniambia yeye amepandishiwa hadi 400,000 kutoka 250,000.

    Swali langu ni kwamba hawa wenye nyumba wanatumia vigezo gani kupandisha bei za nyumba zao? Nini kifanyike maana hali hii kwa kweli hatutafika.

    Anataka kodi ya mwaka au miezi 6?
    Mwakani utampa mwenye nyumba 1,080,000 zaidi. Mshahara wako umeongezeka kwa kiasi gani? Kama unafanya biashara, utaweza kufidia hilo pengo?


    Ujanja kujenga tu, vinginevyo mtu mzima unalazimika kukimbia mji.

    Hiyo pesa ya kujenga itapatikana wapi? Nipe mbinu mkuu maana nafikiri hakuna asiyependa kumiliki nyumba ila ni hali yenyewe ndo hakuna. Kwa mshahara wangu, hata nikipewa mkopo usio na riba itanichukua miaka 50 kurejesha ikiwa na riba ndo balaa.

    Kwa kweli wenye nyumna mijini wanaona kama wana migodi kila mwaka anaongeza kodi duu sijui kama tutafika jamani kama mtu una kanafasi jenga tuu hata vyumba 2 uhamie kwako ndio deal....piaa taasisi kubwa za kijamii kama NSSF,NHC,PPF waliangalie kwa undani suala hili jamani waunganishe nguvu watujengee flats za kada 3 tofautii.....la sivyo hela zetu zinakaa tu huko wanawakopesha mafisadi

    Si kwamba nilikuwa nakueleza cha kufanya ila nimejisemea mwenyewe.
    Hata hivyo, mbona statement yako haifanani na mtu anayelipa rent buku 110?


    Hujawahi kusikia mtu anaishi kwenye nyumba ya kupanga japo ana nyumba yake, ambayo amemkodishia mtu? Unapokumbwa na challenge kama hii uliyoieleza, ichukulie kwamba hiyo ni opportunity. Put yourself into the shoes of the landlord.


    Mimi nimeamua kuachana na kazi za kuajiriwa nikiwa na sababu nyingi nzuri. Moja ya hizo sababu ni ili nisilazimike kupangisha nyumba kwa gharama kubwa karibu na ofisi. Gharama ya maisha hapa mjini ni kubwa, ila waajiri hawatambui hilo. Hiyo ndo mambo ya supply & demand.

    Nenda sehemu zingine za jiji, Makongo, Tabata, Kimara hata maeneo ya Mbezi Luis nyumba bei poa. Ukitaka maeneo yenye easy access na mji km Sinza, Kinondoni, Mwenge etc habari ndio hiyoo.

    I guess ni mambo ya demand and supply, ulizia majirani zako wanalipa kiasi gani kupata true price ya hilo eneo kama ni 200,000 sawa, kama ni less tafuta nyumba ya kuhamia au negotiate na landlord wako maana hawezi kupata mtu mwengine kirahisi kama bei zake ni kubwa kuliko average ya eneo.
