PRETORIA - JSE-listed City Lodge Hotels group’s initial R1 billion African expansion strategy is set to gain added impetus with the opening of two new hotels in Tanzania and Mozambique by the fourth quarter of this year.

Andrew Widegger, the chief executive designate at City Lodge, said yesterday that the group’s 148-room City Lodge Hotel in Maputo was scheduled to open in October, and the 147-room City Lodge Hotel in Dar es Salaam was expected to open at the end of September.

Widegger said the first 104 rooms of the 171-room City Lodge Hotel at Two Rivers Mall in Nairobi in Kenya opened early this year, with the remaining 67 rooms on track to open by the end of this month.

He said the group would then have a total of 54 hotels in South Africa, with about R800 million invested in its seven new hotels in Africa.

The replacement cost of the group’s 61 hotels, at “a rough guesstimate, was between R6.2bn and R6.3bn”, he said.

Widegger confirmed there had been further delays with the completion of the City Lodge Hotel in Maputo, because it had a cash-strapped contractor, many delays around the regulatory requirements and having to translate every document into Portuguese.

However, Widegger said the group within the next three months would not have any hotels under construction in Africa. “The group continues to assess opportunities in South Africa, Southern Africa and East Africa. This effort will be stepped up once the current expansion phase is completed,” he said.

Widegger added that they had already started the research on a number of countries in Africa, where they were considering establishing a hotel, and this work was continuing. “It’s just really the site visits and the real commercial negotiations if we were to find a site that made sense in a country that made sense,” he said.

Widegger confirmed to Business Report in June that the group aimed to be more selective, as it further increased its African footprint, following initial disappointments and delays with its African expansion strategy that was launched in 2015.

Occupancy decrease
City Lodge yesterday reported a decrease in average occupancies to 59 percent in the year to June from 63 percent in the previous year.

Widegger said this included the group’s African hotels, adding that its occupancies in South Africa had declined 2 percentage points to 61 percent in this period, which was in line with industry average occupancies.

Group revenue declined by 1 percent to R1.49bn from R1.5bn.

He attributed this to trading conditions in South Africa being impacted by low business and consumer confidence, which had been exacerbated by the lack of clarity on the policy of land expropriation without compensation.

He said occupancies in the greater Cape Town area were also affected by the Day Zero water-saving campaign, which caused some travellers to shorten or cancel their trips.

Normalised diluted headline earnings a share dropped by 8.8 percent to 760.6c from 833.6c.

A final dividend a share of 201c was declared, lifting the full-year dividend a share to 454c. This was 9.2 percent lower than the 500c dividend declared in the previous year.

Widegger said that the new financial year had seen a continuation of the soft trend experienced in the previous financial year, and it was unlikely that there would be any meaningful change in sentiment until after South Africa’s general election next year.

The east African nation had hosted 69,000 travellers from India in 2017.

"With our promotional activities like roadshows in India since the past 10-12 months, we are hoping to witness a 6-10 per cent growth in tourist footfalls this year. We also feel that the direct flights from Mumbai to Dar Es Salaam, expected to begin from November, will further boost tourism from India," Tanzania Tourist Board managing director Devota Mdachi told PTI.

The country almost doubled its tourist arrivals in the past decade, from seven lakh in 2007 to hosting over 13 lakhs tourists in 2017.

"We expect this number to reach over two million tourists by 2020," she said.

Tanzania is initially targeting travellers from big Indian cities, and is planning to gradually penetrate tier II and III cities as well.

"This year we are holding roadshows in Delhi, Mumbai and Ahmedabad. However, from next year, we will promote in many more cities, including the tier II and III towns," she added.

Currently, India is the fifth biggest source market for Tanzania, and Mdachi said it has the potential to climb to the number 2 or 3 position in the next two years.

The US is the top source market for Tanzania, followed by the UK, Italy and Germany.

Mdachi said the east African country is looking to tap all the age groups in segments including family, independent travellers, especially women, honeymoon, MICE (meetings, incentives, conferences and events) and Bollywood.

Besides 16 national parks, the nation also has seven UNESCO World Heritage sites, including Kilimanjaro National Park, Kilwa Kisiwani Ruins, Kondoa Rock Art Sites, Ngorongoro Conservation Area, Selous Game Reserve, Serengeti National Park and Stone Town, Zanzibar.

"We are positioning ourselves as a destination which suits every pocket, offering wildlife, beach, culture, history,food as well as street safety," she said.

Indonesia has unveiled a package of steps to help Tanzania to unleash the tourism potential, as it seeks close ties with the resource-rich country.

In his maiden interaction with the members of Tanzania Association of Tour Operators (TATO) in Arusha, Indonesian Ambassador to Tanzania, Prof. Ratlan Pardede vowed to work with the government to attract massive Indonesian tourists.

“I will promote Tanzania’s abundant tourist attractions back home and encourage youths to come and explore the country as part of the strategy to boost tourism” Prof. Pardede told the TATO members.

The Indonesian diplomat who recently sampled Serengeti, the Tanzania’s flagship national park, said he would also foster a strong link between TATO and Association of the Indonesian Tours and Travel Agencies (ASITA) to work together in promoting both countries for mutual benefits.

Tanzania’s Serengeti National Park is Africa’s best safari park because of to the sheer numbers, variety of wildlife, abundance of predators and spectacular wildebeest migration.

According to the latest ratings by safari travellers and African travel experts, Serengeti National Park polled 4.9 out of 5, emerging the winner.

TATO Chief Executive Officer, Mr Sirili Akko who spearheaded the talks said idea behind the interaction was part of comprehensive approach to promote Tanzania’s tourist attractions in Asia, the biggest emerging travel and tourism market.

Mr Akko further said that TATO has resolved to diversify its tourist market from the long-established sources of western countries and a few African counterparts.

Lack of direct flights between Dar es Salaam and Jakarta coupled with little information on tourist attractions in Tanzania among Indonesians, have been cited as among factors leading to few tourists from the Southeast Asian country.

However, the Indonesian Embassy in Dar es Salaam are upbeat that there could be an increase of between two and five per cent in the coming years from the current 350 travelers from Indonesia.

Indonesia’s tourism industry is booming, Prof. Pardede said, adding that the country’s visa-free policy is one of the secrets behind the tourism thriving.

In 2017, the country welcomed over 14 million overseas visitors an increase of more than 2 million from the previous year.

This rapid increase in visitors, and the billions of dollars in foreign currency flowing with them, seems likely to continue.
This is not mere happenstance, but rather the result of a coordinated and strategic government effort to drive growth in the industry.

In 2015 the Ministry of Tourism set a goal of 20 million foreign visitors by 2019.
At the time, with numbers hovering around 9 million, this appeared to be an optimistic target but the most recent data suggests they are on pace to achieve it or come very close.

The question then is what’s driving this rapid growth?

The answer seems fairly clear: with the election of Joko Widodo, popularly known as Jokowi, the government set clear benchmarks for what it wanted to accomplish in the tourism sector, then designed and implemented a multipronged effort to achieve those goals.

These efforts have been helped by a weakening rupiah, which increases Indonesia’s allure as an affordable tourist destination.

But that is only a one part of a bigger picture which includes multifaceted efforts to restructure the Ministry of Tourism, market Indonesia more aggressively as a tourist destination, enact regulatory reforms to attract investment, and target strategic destinations outside of Bali for development and promotion.

Since the program kicked off in 2015, the industry has grown by leaps and bounds, generating a flurry of economic activity and creating hundreds of thousands of jobs.
In 2015, the ministry rolled out a new 5-year strategic plan setting clear goals for itself to achieve by 2019.

These included the 20 million-visitor numbers, as well as attracting Rupiah. 240 trillion ($17.2 billion) in foreign exchange, employing 13 million people in the industry and boosting the sector’s contribution to national GDP to 8 percent.

To accomplish these goals, the ministry was first overhauled. Prior to 2015, tourism development and promotion were grouped under the umbrella of the Ministry of Tourism and Creative Economy, meaning that in addition to tourism promotion, the ministry was also engaged in financing and producing films, art and music that represented Indonesian culture and society.

The 2015 restructure spun off the creative economy activities, allowing the ministry to focus more narrowly on only the development and marketing of tourist destinations.

Along with this narrower mandate, it also received a significant budget increase. For instance, the budget for overseas marketing in 2016 was Rupiah 1.777 trillion ($127 million), which is more than the entire ministerial budget for 2014.

American multinational hospitality company Hyatt Corporation is planning to boost Tanzania’s fastest growing sector as of 2017, with the construction of a 174-room auberge in the city of Arusha. Hyatt will also endeavor to enhance the hospitality industry, by offering quality services to the customers. The company has won accolades in the hospitality industry, recognized for its professionalism.

Hyatt Regency Arusha set to debut the East African city in 2019 will be built on a 29-acre site. The enlargement plans of Hyatt Hotels Corporation in Tanzania continues to affirm the conducive working environment that favors the businesses.

The strategic program for another facility in the mid-next year follows a similar hint of the American firm that aims at investing in a luxurious hotel in Dodoma, Tanzania’s national capital.

The investor said there is potential in the hotel market and looks to seize the untapped business potential as it stretches its influence in East Africa. It has renovation plans underway to uplift the status of the quality of services it offers and wins over new hearts in its operations.

The new Hyatt Regency Hotel Arusha project will cost the global company at least $60 million, increasing the foreign inflows of America to Tanzania. The Hyatt brand plans to add five more hotels before the year 2020. Once operational, the infrastructure would create at least 2,100 jobs.

Tanzania’s hotel revenue dropped by 5.5 percent in 2017, but are poised to bounce back in 2019. That year, Tanzania raked $206 million as compared to the previous year when the sector harvested $218 million. The introduction of the tax on the tourism services by the Government was one of the factors that led to the decline in performance.

The Minister of Natural Resources and Tourism, Dr. Hamis Kigwangalla revealed the Parliament’s plan to have more investments in the hospitality industry to uplift the tourism sector.

Set above the ground to protect the native flora, Zuri’s villas are dressed in warm Tanzanian teak, eucalyptus and nyasi grass thatch brought in from the mainland. Inside, willowy mosquito nets waft over bouncy beds cleverly outfitted with Evening Breeze, an energy-efficient cooling system hidden in the folds of the net. Hand-sketched murals swirl across the walls.

In indoor/outdoor bathrooms, cool concrete-like floors contrast with delicate curtains of handmade paper beads, the craftsmanship of Chaka, a women-led social enterprise.

Organic, small-batch Seaweed Co. bath products are made by female seaweed farmers in another of Zuri’s community collaborations. Outdoor terraces, with garden or Indian Ocean views, have come-hither hammocks and wicker furniture in punchy purples, blues and oranges.

Sophisticated cocktails that rival any city club are served in Peponi Bar, poolside at Maisha and beachside at Dhow Bar and Bahari Grill & Bar. Before dinner, watch the moon brighten at the treehouse-like terrace of Maisha with a dowa cocktail in hand – meaning ‘medicine’ in Swahili, this tart tipple is made with Konyagi, a Tanzanian spirit, along with lime and honey.

Breakfast can be taken buffet style in Upendo or à la carte at Maisha. Go for the ruby-hued hibiscus juice and griddle-fresh pancakes swiped with dewy honey from Iringa in the southern highlands.
