Mkeshahoi, niliona hiyo bei kwa mtandao, apartments zenyewe zipo 80 nadhani tayari kama 60 watakuwa washagawana 'wenyewe' hivo hata nngekuwa na ela au moyo wa punda wa kukopa nsingepoteza muda wangu kugombea hizo 20 zilizobaki.
 
Ukisoma kwenye magazeti au ukisikiliza kwenye habari utaona ukiambiwa nyumba watakazo kuja kujenga nhc ni za watu wa kima cha chini, je hapo ni kweli?

mfano nyumba za ubungo nadhani ndio za kima za chini kuliko zote, ukiachia miradi ya Ngano na mengineyo. Kwaio hapa nitajaribu kuelezea hizo za ubungo kama kima cha chini tuone kama hio mantiki inapatikana.

1. kwenye masharti yao, mtu aweke milioni 8 taslimu kwenye akaunti zao na hela ya fomu. Ni watanzania wa kipato kipi anaweza kuwa na fedha taslimu milioni 8 (bila mkopo)kwenye akaunti zao kwa muda mfupi?

-huu mradi unataka unufaishe wachache kwa maslahi fulani fulani ndani ya mabenki na shirika na sio kwa maslahi ya wananchi wengi wa tanzania.
-kwanini zisitafutwe benki zisizo za kibiashara ziweze kutoa mikopo yenye riba ndogo??
-ukiangalia vyumba vilivo vidogo (room 2 za kulala),inakuwa ngumu kujua ni jinsi gani hizo nyumba zikugharimu hela zote hizo ndani ya maisha yako yote ya kazi. Inakuwa ni mateso.
 
Naunga mkono hoja! Mtanzania wa leo anaishi chini ya dola moja kwa siku halafu tunaambiwa mtu wa kipato cha chini ataweza kumudu kununua hizo nyumba hii bado kwangu haiingii akilini!

Inashangaza kuona kuwa bado nyumba wanazojenga hazizingatii mambo yanayosumbua hapa nchini ; mfano ni jinsi ambavyo nyumba hizi sio energy efficient tukizingatia jinsi nishati ya umeme inavyosumbua hapa nchini!! Bado wanajenga mabox badala ya kujenga nyumba zitakazoingiza hewa nyingi hivyo kuondoa umuhimu wa kutukia air-conditioning hence reduction in the use of electricity!!!

Tusiwe wakali jamani! Read the above linked report and you will notice that it is clearly stated that in order for them to progress forward the upper and middle income class is the market that will allow them to do so.

"It might sound prudent to construct more houses to the low income group thanto the high and medium income groups. However, in a situation where NHC is
expected to operate commercially while utilizing funds from financial institutions
and banks, it is also expected to repay the loans in time. Houses constructed for
the low income group will not be able to sustain the needed funding arrangement.
Therefore, NHC intends to construct more houses for the high and middle income
groups so as to be to make profit and possibly subsidize the construction of a
minimum of 5000 houses for the low income group."

Do they still have a social responsibility towards the lower income class? absolutely! But it also makes sense that they are striving for sustainability first. As far as how well the new boss has done so far, let me tell you this my grandma lives in a NHC house and rent has gone up and they are way more diligent in collecting it and the house is actually looked after i.e. repairs and such. I know it might be a bit of a silly example but it still highlights improvement. BTW before you get on my case, my grandma had to wait until a someone died before she got the house.

As far as their mortgages are concerned, that's how mortgages work anywhere is the world. You end up paying at least double of what you initially borrowed, that's why banks are evil. The lack of a good credit system in TZ does not help either because in Western countries you are looking at interest rates below 5%, in TZ I'm not sure what the figure is but I know it's in the upper tens.

hiyo ndo marketing ya mashika ya umma tan zania. hili shirika litakufa tena.wao lengo lilikuwa ni watu wa kipato cha juu na kati, lakini wanatangaza kama vile wanalenga watanzania wote. wangeweza kutengeneza matangazo yao kulingana na walengwa, hawafanyi hivui kwa sababu hawana cha kupoteza, siku wakiishiwa watapewa ruzuku tu.
