Mjadala: Gharama na njia nafuu za kujenga nyumba ya kuishi Tanzania

My personal experience,
Niliacha kazi sehemu flani nikachukua mpunga wangu wa NSSF. si pesa nyingi sana.
Nikatafuta fundi na ramani ya masta mbili, public toilet, dining, kitchen, sitting room na varanda.
Nikachukua TOFALI 2,000
Cement 50
nondo 12MM kama 200,000
mchanga lori 3 130,000 each
kokoto llori 1 250,000 (sijui nimepigwa?:disapointed:)
na mazaga mengine...
so far nyuma bado kufunga lenta ya juu. imenicost like 4M hivi.

My take; Ukiwa na nia tu ya kujenga dont calculate the total cost untill the house is over..YOU WILL BE DISCOURAGED and WILL NEVER BEGGING KUJENGA. now i save my every cent for my house na itaisha tu kwa hii displine niliyojifunza baada ya kuanza ujenzi.

Pia, usije ukajenga kwa kutumia chea cheap resources..utalia mbeleni.

Yeyote ambaye amejenga studio apartment anipe experience yake? I would love to build one these coming days.
 
Good, good. Is your plot far away from the city? I mean Dar es salaam? How about we put that 10m to good use as you collect more 20m? You know, I dont run out of options....so this is what i think.
I can recommend to you a contractor who can build for you a small house( one bedroom, sitting room, kitchen, public toilet) for 10m, as seen from the attachment.
This is what you do. You take a portion of your plot, built this small but beautiful house for 10m, and rent it. ( not less than 200000/- per month).
Then the 10m you will collect the following year, you do the same on the same plot...
Once you have three or four of those, you will have made a good investment, that will improve your cashflow. The money you collect as rent, plus your other sources will build you a bigger and better house than what you have been thinking of building...!!

Mkuu serio TV hapo inakaa wapi.. ama kwenye hiyo prototype yako sitting room inaweza kuongezeka?

Siku za karibuni nimekuwa nikivutiwa sana na studio apartments....natamani kujenga yangu moja.

Iwe na minimal matofali kwa ndani yani partitions nyingi zisifanywe kwa tofali except ya jikoni na chooni.

Unaweza kuwa na rough figure ya gharama zake?

Naamini interior design yake (partitions na decorations) ndo zitazo cost zaidi.

kwanza kwa wote mliochangia hii post nawaomba niwagongee senksi,kwa sababu ile kitufe cha kubofya senksi hakionekani kwangu.
Pili kuna nyumba (flat) ni mpya vya vyumba vitatu inauzwa kwa milioni 53 hapa Tanga.Naomba wadau mniambie ni deal nzuri kununua au ni vizuri kujenga mwenyewe kwa hapa Tanga?asanteni.

Nadhani ni deal nzuri tu hasa kama inakidhi mahitaji yako ya sasa na baadae karibuni.... kama familia ndio mpya na flat ina vyumba viwili, pana sehemu salama ya watoto kucheza na huduma za msingi kama ulinzi, talataka, maji na umeme vinapatikana kwa ubora unaotakiwa ni swala jema. pia jumuiya inatengenezwa na akina nani...sio mbaya kuzingatia...
Uzuri qa kuwa na a piece of land of your own is you get to benefit direct on the exponential appreciation on value of land...ambayo ni urithi bora wa vizazi vyako baadae.
 
Hii imekaa sawa kweli? ina maana kwa nyumba ya vyumba 5 alioulizia mkuu inaweza kuwa around Tzsh 25 - 30 Million?.

Hii ukikadiria kwamba kila chumba kitakuwa na ukubwa wa 10 square meters. ((10 x 5) x 500,000) = 25,000,000.

Kwa utaratibu huu mbona gharama zitakuwa ni ndogo ukilinganisha na gharama tunazozisikia kila siku?

Ni hesabu nzur sana mkuu, ila nmewaza sana suala la dinning room, sitting room, corridor, toilet na vidogo kama hivyo
 
tuacheni kudanganyana hapa ... mfanyakazi gani wa kawaida (awe wa serikali au binafsi) mwenye uwezo wa kujenga nyumba ya mil 100+?? Labda ni makatibu wakuu na wakuregenzi tena kwa kupata mikopo ya riba nafuu benki!! vinginevyo ni wizi ndo utakufanya upate mil 100+ za kujengea nyumba! tunafurahisha baraza kwa kusema nyumba za m15+ sio realistic wakati wengi humu tumepanga kwenye nyumba za namna hiyo na wengine wazazi wetu walijenga nyumba za namna hiyo na tumekulia humo tukiwa angalau part ya middle-class families. No wonder nchi yetu inaibiwa sana kwa wanaojiita professionals ..... mfano mdogo ... barabara ya 1km inagharimu 2.5 bil - 10 bil?? nyumba ya gavana wa benki ... 1 bil?? Kwa kweli .... ni wizi tu!! Mungu atusamehe!!

1. std size ya nyumba ya kisasa
2. std size ya Master
3. std size ya public toilet
4. std size ya sitingroom na dining, kitchen.


Nb. nataka nyumba ya vyumba 2 na master1, public toilet n shower, dining, kitchen, store, sitting room.

7.usimamizi-hili ni muhimu sana wengi hawatilii maanani.ni vema kutumia wataalamu.
kwa uzoefu wangu ukizingatia vigezo tajwa juu,nyumba nafuu ni zinazojulikana kama earthship ambazo karibu material zote ni zile zinazotoka kwa kuokota-renewable n non renewable materials kama matairi,chupa,aluminium,glass,mbao-mabanzi.
Ni vema kabla ya kuanza kujenga ufanye tafiti kwa kutumia wataalam

kwanza usiamini fundi moja au details kwa mtu mmoja kuwa na watu wawili mpaka watatu kwenye kila quatation utakazokuwa unaomba. vile vile ujitahidi uwepo pale kila kitu mafundi wanaiba sana lazima ufanye unapopata muda wa kusimamia.
Ila haujasema nyumba ya namna gani unayotaka kujenga yenye ubora upi

Hii estimate ni sahihi??!

Stucture yangu ni 10x11=110sqm. X500,000=55,000,000. This isn't realistic in a Tz context. Mimi nimejenga kwa 15mil tu. Kama hizo ndo estimate mnazofanya kwenye miradi ya serikali ndo maana hatuendelei.

iyo formular ni kwa mkandarasi ukimtumia tu mana ukisimamia wewe kwanza hutalipa VAT (18%), pili profi ya mkandarasi haitakuwepo lakini keep in mind wewe sio mtahaalamu waujenzi so sizani kama utaweza kupata value for money ya unachojenga mana unaweza kuzani umetumia gharama ndogo kumbe kwa matarial iliyotumia haikustahili iyo pesa
