Jamani naomba niulize kwa wana JF ambao ni wataalamu wa ujenzi.

Naomba wanipatie bajeti ya kujenga nyumba ya kawaida yenye vyumba 5, sebule, kitchen, dinning na sitting room ina cost kwa makisio shilingi ngapi?

Gharama ya kujenga nyumba inategemea ni nyumba aina gani unaitaka, ni single or double storey etc.

Unajenga mkoa gani, ipo karibu au mbali na mji, material gani unataka kutumia, labour cost, unataka professional au mafundi wa mtaani, quality ya material etc,

So mimi nakushauri tafuta Architect akuchoree ramani, Structural Engineer kwa ajili ya michoro ya columns etc. then mpe Quantity Surveyor mchoro yeye atakupa estimate, BUT estimate nyingi wanazotoa Quantity Surveyors huwa naona wanazidisha mara mbili ya gharama.

Vyumba vitano? hiyo siyo ya kawaida ni jumba kubwa tu! Kama upo Dar, andaa kwa uchache milioni 200.

Nakubaliana na SMU huo mjumba balaa, yaani mkubwa kweli kweli.

Ukijenga mjumba wa size hiyo jee watoto wako wakishaondoka wamemaliza shule utaufanya nini? Vile vile ni kujihakikishia idadi kubwa ya wageni kwa muda wote kwani kuna nafasi ya kutosha.

Maintenance costs ndio hazisemeki, unaweza kufaidi for the first four to five years, baadae ndio harakati za maintenance zinapoanza hapo.

Halafu TRA watakapokupiga hiyo property tax ndio utakoma ubishi.

Majumba ya aina hiyo yalikuwa yanajengwa mnamo miaka ya tisini sio sasa hivi.

Engineer mmoja aliwahi niambia gharama za ujenzi pamoja na mambo mengine zinategemea pia na client mwenyewe.

Kama familia yako ni ndogo na pesa ya ujenzi siyo ya Richmond, vyumba vitatu vya kulala ni standard, cha ajabu watu wanajipinda na vyumba vya ziada vinavyokuja ishia vumbi.

Kwa bei za bongo andaa millioni 500 kama unataka kujenga na mafundi wetu. Njia rahisi kama wewe sio mhandisi/uliyebobea mambo ya ujenzi nunua zilizojengwa/zinazojengwa na NHC bei itakuwa nafuu zaidi kuliko hawa wanaotaka kuganga njaa. kila lakheri.

Kwanza kwa wote mliochangia hii post nawaomba niwagongee senksi,kwa sababu ile kitufe cha kubofya senksi hakionekani kwangu.

Pili kuna nyumba (flat) ni mpya vya vyumba vitatu inauzwa kwa milioni 53 hapa Tanga.

Naomba wadau mniambie ni deal nzuri kununua au ni vizuri kujenga mwenyewe kwa hapa Tanga?

Yes kama ni gorofa unazidisha mara mbili au unachukua square meter za juu times 500,000 plus sqm za chini times 500,000 sum up the two values u will and get the roughly approximation.

Tatizo wabongo hampendi kutumia wataalam wa kazi hizo unajikuta mafundi wanawaibia wanafanya vitu vya low quality,jifunzeni kutumia wataalam katika kazi ambazo hamna utaalamu wake.

Kwa mfano unaweza ukamtumia quantity surveyor akakupa quantity ya material na garama yake hapo unapata picha halisi ya garama ya nyumba yako na ni kwa garama nafuu tu pale UCLAS wapo vijana wazuri tu hata mtaani. Ukihitaji contact za hao watu ni PM

Tatizo la hawa wataalam wengine kazi yao ni copy and paste. Creativity sifuri kabisa. Sana sana wanaishia kukuchorea maboxi tu.

hawazidishi, ni information utakayotoa. kumbuka kumwambia kama utatumia mkandarasi au standard na quality ya materials. hivyo vina mchango mkubwa kwenye bei. usipompa taarifa zote yeye ili kuwa safe ataenda kwa bei za juu.

500,000/= hata mi nakubaliana nayo kwa kiasi kikubwa. hapo ni labour, materials na kila kitu kasoro loose furnitures

Hii imekaa sawa kweli? ina maana kwa nyumba ya vyumba 5 alioulizia mkuu inaweza kuwa around Tzsh 25 - 30 Million?.

Hii ukikadiria kwamba kila chumba kitakuwa na ukubwa wa 10 square meters. ((10 x 5) x 500,000) = 25,000,000.

Kwa utaratibu huu mbona gharama zitakuwa ni ndogo ukilinganisha na gharama tunazozisikia kila siku?
