    Heri ya Mwaka mpya.
    Naomba ushauri, je kwa maksio nyumba ya vumba vitatu,jiko na sitting room ukiwa umetumia Tiles,Gypsum na badi hiz ngumu zinazofanana na vigae inaweza kughalimu sh ngapi kwa Dar. Nipatien mawazo ili nijaribu kutafuta mkopo.

    Inategemea ramani yako...kisha kuna washauri wa garama za majenzi wametapakaa mtaani...nadhari ukiwatafuta watakuambia ni nini chakufanya kulingana na ramani yako!

    Komaa mwana, pamoja na kwamba sijui ramani ikoje ila nina jamaa anajenga inayolingana na maelezo yako imeshakula 15M bado kama 10M kuamalizia.

    Kwa hiyo weka 30M kulingana na gharama zinavyopanda.

    Kama una ramani bora uwapelekee wataalamu wakusaidie.

    Hii kazi inawafaa quantity surveyor, although huenda wakawa expensive kidogo, nakushauri nenda chuo cha ardhi mpe ramani mwanachuo umuombe akufanyia cost analysis sababu ni mwanafunzi unaweza ukampa pesa ya kawaida ya kujikimu.

    Kwa kukisia: nyumba iliyokamilika (Fully finished house) kwa viwango unavyotaka kwa Dar es Salaam, itagharimu Tsh. 60 million hadi 100 million au zaidi kutegemeana na ukubwa wa nyumbwa yenyewe, na pia mahali gani, na kuna udongo wa aina gani kwenye plot yako. Hata hivyo, ninakushauri ufanye mambo kitaalamu na kama msomi, fanya yafuatayo:

    1) Hakikisha kiwanja chako kina i) ramani ya upimaji (Cadastral plan) na ii) ramani ya topografia (Topographical map)
    2) Mtafute mbunifu majengo (Architect) mweleze aina ya nyumba unayohitaji kujenga (mpe specifications)
    3) Mpeleke mbunifu majengo akakione kiwanja, kisha mpe ramani ya topografia, na architech atakutengenezea michoro ya nyumba (architectural drawings for residential house)
    4) Ukishapata michoro yako mtafute mkadiriaji gharama za majengo (Quantity surveyor au Building economist) akutengenezee gharama za ujenzi yaani (BOQ- Bills of quantities)

    Ukishapata BOQ: hizo ndo gharama za ujenzi (mara nyingi hazitatofautiana na gharama halisi kwani, hutengenezwa kwa kufuata gharama za ujenzi za wakati huo)

    Kumbuka kwamba kama unataka kuomba mkopo kutoka benki, kipengele [ 1] (i) hadi [4] ni vya lazima. na kufanya yote hayo itakugharimu kati ya sh. 1,000,000 - 2,000,000

    Kumbuka pia kwamba kutotutumia wataalamu wa kukushauri maswala ya ujenzi ni ghali zaidi kuliko kutumia wataalamu.

    Lakini pia wakati wa kujenga, hakikisha unapata fundi mwenye utaalamu na uzoefu, na sio fundi makanjanja. Pia hakikisha unasimamia au unaweka mtu unayemwamini sana kusimamia hasa materials na ununuzi wa materials kwa kuwa mafundi wengi ni wezi wa cement wakati wa kujenga.

    Kwa ujumla gharama pamoja na masuala ya utaalamu; pia kuna factors zingine za kuzingatia, kwa mfano kama plot iko eneo lenye udongo wa mfinyanzi hapa DSM (Maeneo ya Mbezi, Kimara, Makongo) yenye udongo wa mfinyanzi, unahitaji kuwa na reinforcement kwenye msingi. Na maeneo kama ya Ukonga, Gongolamboto nk. yenye ardhi ya mchanga hauhitaji reinforcement kwenye msingi au utahitaji kidogo kulingana na aina ya mchoro wa nyumba yako.

    Kwa haya machache nadhani umepata mwanga japo kidogo wa nini unachohitaji kufanya ili kuanza ujenzi wa nyumba yako.

    Ni kweli, ila anza taratibu. Ili utekeleze mipango lazima uwe na andiko hata kama huna pesa. Cha muhimu anza kwa kutengeneza ramani ya nyumba unayohitaji kujenga. Kujenga DAR sio kazi nyepesi. Ila ukishaamua na kama una nia utaweza. Kupata ushauri kutoka kwa wataalamu ni jambo la muhimu sana. Ukiamua kujiendea kienyeji it will be even more expensive.

    Maelezo haya ni ya jumla sana, kiasi kwamba hata kutoa makadirio ni ngumu. Kwa sababu katika ujenzi tuna shughulika zaidi na vipimo. Vipimo ndivyo vinatupatia makisio. Kwa mfano ukisema vyumba vitatu, je ni vya ukubwa gani? maana nyumba zote zenye vyumba vitatu hazilingani.

    Nina maana kwamba Mr. A ana nyumba ya vyumba vitatu (3X3) kila kimoja, na Mr. B ana nyumba ya vyumba vitatu (4X6) kila kimoja. Hapa utaona kwamba Mr. B atatumia pesa nyingi zaidi kujenga nyumba yake ya vyumba vitatu, na Mr. A, atatumia pesa kidogo kujenga nyumba yake ya vyumba vitatu. Hapa hujaongeza sitting room, kitchen, WCs, balcony NK.

    Kwa hiyo ramani ni ya lazima, maana itakupatia vipimo vya nyumba nzima. Ukijua nyumba nzima ina cover eneo kiasi gani (Floor area in squre metre), hapo utapata rough estimate. Kwa gharama za kila kitu kuanzia vifaa vya ujenzi, ufundi n.k. ni lazima umtumie mtaalam wa ukadiriaji gharama za ujenzi. Kwa kupata mkopo ni lazima awe registered QS/Arch.

    Kama sio kuomba mkopo tafuta mwanafunzi aliye mwaka wa tatu au wa nne kutoka ardhi uninversity atakufanyia kwa bei poa ya kiuanafunzi apate pocket money.

    Gharama ya Ujenzi wa Nyumba ya kuishi yaani (residential House) kwa mita za mraba ni kuanzia Tshs 700,000 had 1,000,000.Nyumba ya vyuma 3 huwa na kati ya mita za mraba 180 hadi 220.Hivyo ukizidisha gharama na ukubwa wa nyuma utapata jibu.
    Angalizo,gharama kwa mita za mraba zimejumisha pamoja na vifaa vya ujenzi,nguvukazi(labour) na faida ya mkandarasi na siyo gharama za wataalam ambao ni Mhandisi, Masanifu Majengo,Mkadiriaji majenzi.

    Asanteni, Najiuluiza 700000*220=154m, hii ni gharama ya nyumba ya kuishi kwa mtanzania wa kawaida ambaye net income kwa Mwezi ni 600,000 mpaka 1M. Je wenzetu Dar mnafanye kupata hicho kipato kwani naona wengi vijana mnakazi za kawaida lakini mmejenga nyumba nzuri za Kuishi? Nisaidieni mawazo

    Jamanieeee! vijana wengi net income zetu per month ni kati ya Sh 600,000 hadi 1M. Sasa hizi nyumba za sh 100m tunazijengaje? Wataalamu tupeni ujanja wa kijenga nyumba zinazojulikana kama "LOW COST HOUSES'. Hebu zingatieni net income nilizotolea mfano hapo juu.

    Nafikiri in average na stardand space ya vyumba vitatu ni not more than 200m2 let say 160m2.Na average per sqr metre kwa supervision nzuri ni 650,000 kwa sqr metre,take from this,220sqr metre too much kwa bedroom tatu
