    1. Naomba kujua taratibu za kupima kiwanja dar es salaam ikoje? Process inakuwaje na cost?
    2. Kupata leseni ya makazi process yake ikoje?

    Mie nilichoka nilipoambiwa bei ya kupimiwa chapchap (rushwa) ni 2.5 million.

    Otherwise kuna kama miezi sita ya kusubiri kikao cha madiwani na ujinga mwingine kama huo ambao hata sikuwa na moyo wa kuusikiliza vizuri samahani.Nikakataa kutoa rushwa. Nikaelewa matatizo ya serious investors.

    Kama kabwela mie naombwa (more like napewa "bei" ya rushwa inayotakiwa) 2.5 milioni, investor anayetaka kuanzisha a genuine multi million dollar business?

    I suspect walikuwa wananitisha tu kutaka kunitoa hela, wakanikuta mtu mwenyewe sina shida hivyo sikufuatilia sana, to the chagrin of input seekers on this thread.

    I am watching this space. I am also wondering if the NHC apartments are worth it, especially considering the commutes.

    Kumbuka raman ya mipand mij muhm sana unaweza kuta eneo ni open spabe,religi0‹2n,health centre,marketn nk so nimuhm kujua eneo lako kama ni maalm kwa makaz ili usijijenga kweny eneo la shule au vingnevyo utakuja juta.

    nenda serikali ya mtaa wakuandikie kitu inaitwa muhutasari wa kuomba kupimiwa eneo. hii huwaga wana chaji 10%ya bei ulonunulia eneo na wanakupa risiti but kwa uzoef wangu naona hata vitabu vyenyewe vya risiti havikaguliwi so ni kama za kwao tu. ukiongea nao vzr wanaweza kupunguza bei.

    baada ya hapo kagua eneo lako kama kuna jirani ambaye amepima eneo lake so ana beacon kama yupo soma namba za jiwe zinaandikwaga juu kabisa mf ZN 49 etc.

    Swali lako ni taratibu za kupima kiwanja. Mimi naomba nikujibu kwa upana zaidi. Kuna kupima kiwanja na kurasimisha umiliki wa kiwanja. Kupima kiwanja ni simple sana na haicost zaidi ya sh. laki mbili. Kama kiwanja kiko mjini ni kazi isiyozidi saa moja, kwa sababu anachofanya surveyor ni kutafuta jiwe la kiwanja kilichopimwa then anacorrigate na kiwanja chako, then anachukua city master plan na kuonyesha kiwanja chako kilipo. Hapo kazi ya kupima imeisha.

    Ugumu ni kwenye process ya kurasimisha umiliki. Kuna aina mbili ya kurasimisha zote zinatambulika 1. Kupitia serikali za mitaa 2. kupitia serikali kuu.
    From 1. Unahitaji kuwa na karatasi ya manunuzi ya kiwanja au makubaliano yaliyokuwezesha kumili kiwanja kama uristhi etc. Hii unaenda nayo ofisi ya seriali ya mtaa. Hawa watataka asilimia 10 ya mauzo ya kiwanja na uthibitisho wa mjumbe wa shina kuwa kiwanja hicho anakijua na anakutambua, watahitaji pia majina ya majirani wa kiwanja hicho kwa pande zote. Ukitimiza haya watakutengenezea barua ya utambulisho na hati ya serikali ya mtaa. barua ya utambulisho utakayopewa unaenda nayo ofisi ya halmashauri ya wilaza kitengo cha kodi ya ardhi na majengo.     From 2. baada au kabla ya kupimiwa kiwanja na cadastro surveyor unaandika barua kwa mkurugenzi wa halmashauri ya wilaya kupiti ofisi ya serikali ya kata na ofisi ya serikali ya mtaa ya kuomba kupimiwa kiwanja chako.     hyo laki nane hadi milion moja ni gharama ya kupima kiwanja kimoja but vikiwa vingi hata cost yake inapungua, kwa mfano vikiwa kumi unaeza ukapimiwa kwa laki1 kwa kila kiwanja coz cost za labour, transport na machines zinakuwa ni zile zile tu. naomba kurudia tena kwemye kupima viwanja hakuna haja ya vikao vya madiwani. vikao vya madiwani huwa vianafanyika kama mtu anahitaji kubadili matumizi ya kiwanja chake labda kutoka makazi kwenda shule n.k, kugawanya kiwanja na vibali vya ujenzi.

    gharama ya kuandaa hati kwa malipo halali ya serikali haiwezi kuzidi laki 300000/= kwasababu utahitajika kulipia fomu ya kuomba kumilikishwa ardhi kutoka ofisi ya ardhi ya wilaya au manispaa ambayo ni elfu 5000/=, utahitaji kulipia kodi ya ardhi(land rent) kwa mwaka ambayo itategemea thamani ya ardhi ya eneo husika na ukubwa wa kiwanja ambayo mara nyingi haizidi laki mbili na mwisho gharama ya kuandaliwa deed plan(raman ya hati) ambayo nayo haizidi elfu50.

    Very productive.
    Sasa kama master plan inasema ni Barabara, nawe ushanunua, kuna uwezekano mipango miji wakapindisha au ku-ammend??
    Manake master plan wanazifungia watu wa Ardhi, huku mitaani watu wanathibitishiwa Na serikali ya kijiji ambao hawajui chochote!!
