Nyumba za NHC Mchikichini - Ziko wapi hizi???!!!

    Nimekua nikisoma kwenye magazeti mbalimbali pamoja na kusikiliza redioni kua Shirika la Nyumba la Taifa (NHC) linatarajia kuuza nyumba zake zilizoko mchikichini, ilala, Dsm.

    Niseme ukweli tu haya matangazo hua siyasomagi wala kuyasikiliza kiundani zaidi bali hua najitahidi ku-base kwenye details muhimu kama bei, ukubwa, eneo nk.

    Sasa nimefikiria nijaribu kwenda kuziona hizo nyumba ili nijiridhishe kua hiyo hela nitakayotoa (Tshs 168Mil + Vat) inawiana na nyumba yenyewe kadiri ya nitakavyoiona na kuitathminisha mwenyewe.

    Tatizo Jana nimezunguka sana Ilala kuzitafuta hizo nyumba na nisizipate.
    Kwa kua nimepanga kuitumia wikiend hii kwa ajili ya shughuli hiyo tu, mnaweza kunisaidia mahali zilizo hizi nyumba??
    Ningejua tu japo hata mtaa ingenisaidia sana kwa kweli.

    Pita pale ilala boma kotaz kwa mafundi masofa utaona wamezungusha fensi ya mabati na mbele kuna mlinzi wa kimasai utaziona kwa ndani,ila usistuke tu maana ni nzuri sana!

    Nyumba zinajengwa na nimefika site mwenyewe kujionea. Ni kama mita mia tatu hivi kutoka bara bara ya kawawa (karibu na traffic light za karume) mkono wa kushoto kama unatokea magomeni.

    Acha chuki zako binafsi kwa Mchechu, hivi ulitaka kununua nyumba eneo la ilala kwa shilingi ngapi? kama kiwanja pekee ni zaidi ya milioni mia mbili. Huyo mchechu anajua kuwa watanzania wengi hawana pesa za kutosha ndiyo maana anawaunganisha wanunuzi na mabenki ili wakopeshwe na dhamani ni nyumba hiyo hiyo. Kama huna uwezo wa kununua hizo subiri za rahisi lakini usitake kutoa maneno hovyo hovyo bila utafiti.

    Kwa taarifa yake sehemu zote duniani Developer hasubiri nyumba zimalizike kujengwa ndiyo aanze kuuza. Kama unajua real estate hiyo inaitwa pre-sale. Hao hao NHC waliuza kwa mfumo huo pale Mbweni na Boko.

    Mdau ni bora uende ukaone msingi wa hizo nyumba maana wako kwenye foundation sasa. Zipo hapo ilala boma, kama unatokea kigogo ni kuna barabara kushoto inayotizamana na jengo la Mkuu wa koa kulia kwake. Zinaonekana tu barabarani bati la uzio. Ukweli sq metres za nyumba 115.8 ni ndogo sana hata vymba vyake, longe, dining, jiko na facility nyingine ni kwa ajii ya nucleous family tu. Ukweli nyumba zile wataishia kununua wahindi, wapemba, waarabu, wasomali na watu kama akina maige na ngeleja na mafisadi wengine. Kwa mtanzania wa kawaida anayetafuta pesa kwa taabu ni ngumu sana kulipa millioni 200 kwa nyumba kama ile. Hata kama iko karibu na mjini but si kivile sana maana mitaa yenyewe iko kama uswahilini tu. Halafu kitu kingine, zile nyumba naona sewage tanks zitakuwa hapo, maana kwenye ramani kubwa ndivyo inavyoonyesha, ambapo itakuwa ni tabu sana kwa fmilia 48 plus wakazi (multiply by 6) kwa nucleous famili ndo utapata idadi kamili (mama, baba, watoto 4) hapo maid/houseboy bado maana hakuna quarters zao.     Ninatoa ushauri kwa NHC kama wanatembelea humu kuwa:
    1. Wajaribu kujenga nyumba zenye hadhi, kwa standard sizes, hakuna mtu analala tena chumba cha sq metre 10, ilishapitwa na wakati. Vyumba vya kawaida ventilated na ukitegemea polution ya DSM ni bora viwe Sq 12-16 na cha master kiwe 20-36, Dining na jiko pia viwe spacious.

    2. Jengeni nyumba pia kwa kupanga vizuri aina ya wateja. Kwa mteja wa nyumba ya bei kubwa ni lazima awe ni mtu ambaye ana maisha fulani mazuri hivyo ni mtu wa quality, kwa mantiki hiyo nyumba za jirani na mjingi ziwe na quality stahiki kama ukubwa wa kutosha, ventilated, not in squarters, etc.

    3. Jaribuni kuangalia bei za nyumba zenu, hasa pale ambapo mnunuzi ni Mtanzania ongeeni na Serikali ili waondoe VAT kwa watanzania, hii itasaidia kupunguza bei kidogo kama kweli lengo ni kuwezesha watanzania wa kawaida na si wahindi na mafisadi.

    4. Muda wa kulipa nyumba ndani ya miezi mitatu, mtanzania wa kawaida anawezaje hizo mili 200? Labda awe mwizi!!! Muda kwa kulipa hasa inapotekea ni mfanyakazi wa serikali uongezwe hadi miaka mitano.

    5. ni kweli NHC mmekuwa na mortigage partners, but nasema si partners bali are supper business people. Huwezi kuwa na 18% for 15 years eti ni riba, riba ya mkopo wa mortigage ni vema iwe single digit and at most 10%. Imagine unataka mkopo say 60 mil for ten years utalipa faida like 70 mil plus principle ambayo 130 for 10 years. Hapo bado 3% up front processing fees, bado life and property insurances ambazo unalipa annualy jumla zote kama 1%. Sasa ni mtanzania yupi anawezeshwa hapa? Hata kama NHC wanajiendesha kibiashara but jua kuwa viwanja hivyo vilikuwa ni mali ya serikali ikiwa chini ya shirika la nyumba miaka hiyo.

    Nampongeza sana DG Nehemiah Mchechu but try to look and behave like your fellow Tanzanians!!! Siyo wote ni matajiri na wanapata mshahara mkubwa kama wewe. Wewe na team yako nzuri try to be considerate, tunapenda nasi tupate nyumba potential areas na jirani na mjini ili tuwahi kazini but we cannot afford!!!!

    Mkuu ni benki zipi? Za kitanzania au? Have you visited one na kupata gharama ya huo mkopo? Montly repayment ya mkopo wa say 60 mil for ten years ni almost above 1.5 mil, na for 15 yrs ni over 1.1 milion na bado charges za mkopo? What is the average montly income of majority of Tanzanians? Unapoweka tittle benki ni kuwa unaendelea kulipa monthly repayment from other sources of fund, being salary and business. Sasa ni watanzania wangapi wanapata mishahara ya over 3m net per month ili aweze ku service loan na abaki na za matumizi mengine muhimu (just basic needs though it differs between individuals and households). Ndiyo maana nasema, na nitaendelea kusema kuwa ni jambo jema sana anafanya Mchechu but to whose empowerment?

    Ahsanteni sana wadau,
    Hizi nafikiri hazitanifaa kwa kua;
    1) Kulipia kabla ni kununua mbuzi kwenye gunia,
    2) Kulipia baada zitakua zishaisha.
    3) Nyumba ki-eneo ni ndogo compare to mahitaji yangu.
    4) Sina uhakika wa quality kama inafikia 200mil, kwani sitaki kununua kwa ajili ya kufuatisha bei ya kiwanja
