    Haijakamilika. Ina msingi wa ghorofa tatu. ground floor vyumba sita self contained. Ghorofa ya kwanza imekusudiwa kujengwa vumba saba na ghorofa ya pili imekusudiwa kujengwa vyumba saba. Jengo hili awali lilikusudiwa kuwa Guest House, Hotel au Hotel Apartments. Limezungushiwa uzio. Lina Hati miliki. Ipo karibu na old Bagamoyo Road (umbali wa mita 50) Bei sh 170mil.     tunajenga uchumi wa 4% ya waTZ kumiliki 96% ya uchumi wote wa nchi! Mpaka wewe uwe na link ya hiyo 4% ndiyo unaweza kufikiria juu ya uchumi na kununua kiwanja kwa 170m, mbali na hapo hakuna tofauti na wanyama wa Mikumi ambao huuamini kuwa "kazi ni kazi bora mkono uende kinywani"! ...ukifikia point hiyo ya maisha kuna tofauti na mnyama anayetafuta tu nyasi ashibe!!!??

    Haya ndiyo mambo ya kuyaondoa TZ yaani kiwanja na kamsingi inauzwa 170mil. Du kweli mapinduzi yanahitajika, utakuta hapo hakuna maji, umeme, kituo cha zimamoto, cable/high speed internet na vitu vingi tuu vya msingi halafu watu wanajiamulia tu figures za ajabu ajabu.

Ukienda kutafuta kiwanja kariakoo kiwanja kama hicho hicho utaambiwa bei yake sh 600mil kiwanja chenye size kama hiyo ukienda masaki au peninsular au osterbay utaambiwa bei yake ni USD 1mil. Ndio maana unashaukiwa u-fall in love with a LOCATION not with a PROPERTY. Tembelea blog yangu uone bei tofauti tofauti kutokana na locations mbali mbali.

    ... and that's what I'm saying, how did the op came up with that figure? He's talking about location but is there running water in the area? What about safety? Is the area reachable? If I dial 999 will I get help immediately? If not , then how the hell did you get 170mil price tag?

    Ukiona ghali wenzako wanaitafuta! Suala ni uwezo na malengo, kama mtu anataka kuwekeza hapo ni location nzuri (ila bei inatakiwa iwe around 100 bana) au kitomai unaweka maji yako mengi mkuu?. Hicho kiwanja ni ukubwa gani?

    There is water and electricity available from mains supply. Regarding security no thieves around. Otherwise you are adviced to hire a security company for your protection. Even. Highest prime areas like peninsular or osterbay people have hired security companies for there security the don't rely on 999. I think the number is now 112. When you are in problem don't rely so much those numbers just create in advance your own protection system

    Hapana mimi hapo napata kitu kidogo sana. Hili eneo viwanja vinauzwa bei ghari. Ungekua na muda ningekutembeza uone viwanja maeneo hayo vinauzwaje.kina ukumbwa wa sqm 900. Eneo lina uzio.

    Pia hiyo nyumba ambayo haijakamilika imejengwa kwa tofari zilichanganywa mchanga, sementi na kokoto. Kawaida tofari moja la namna hiyo huuzwa sh 2000. Msingi,uzio na ukuta vimekula tofari 7000 hapo unazungumzia sh 14mil.

    Tofari zimelazwa hazijasimamishwa zimalazwa. Zege na nondo vinakadliwa kufikia 20mil. Sasa hiyo 34 plus gharama za ufundi plus bei ya kiwanja kwa nini isiwe juu? Nadhani naongea na watu wanaojua gharama za ujenzi na thamani ya ardhi.

Basi mtandao wa matapeli ukainasa hiyo habari, wakajipanga mmoja akajifanya owner wakamchukulia huyo mzungu. Wakamchukulia kodi ya mwaka usd 8400. Matapeli wanawaogopa madalali sana unalijua hilo. Unajua asilimia 75 ya makaazi ya dar yapo katika maeneo yasiyopimwa. Sasa kama unataka kununua property kwa usalama nenda kaonane na madalali wa eneo hilo wao wanayajua maeneo hayo vizuri. Kinachokukela hapo labda hizo ada wanazokutoza kabla ya kwenda kukuonyesha property. Lakini mbona ukienda kwa mwanasheria kabla haujamuona anakutoza ada na aulalamiki? Au kwa sababu madalali wengi hawajakwenda school kama wanasheria? Au fafanua madalali wanakuboa kivipi?

    Tatizo hawa madalali kama huyu kitomai wana tamaa ya ajabu yaani wao wanaweza kuongeza bei kwa asilimia 400 mtalaniwa nyie mwisho wa siku mnakufa vyoote vinabaki hapa hapa..
