NSSF to erect ultra-modern multi-storey building in Nairobi

    Hii habari hapa chini imekaa sawa???, kwangu mimi naona tupendezeshe hapa kwetu kama NSSF wana hela za kufanya hivyo na kama huko wanafaata biashara ni afadhali wafanye hivyo hapa hapa TZ na kuongeza ajira kwa watu wetu.

    The National Social Security Fund (NSSF) yesterday made an historic venture when it entered an agreement with a Kenya-based architect to design an ultra-modern multi-million-dollar storey building in Nairobi.

    The building is to house the Tanzanian Chancery and a shopping arcade.

    The initial construction cost of 26-storey chancery, to be named Tanzania House, was pegged at USD23.4m and will be managed by both the Fund and the Government of Tanzania.

    The project is scheduled to be implemented from November this year, while its completion is slated for March 2012.

    The Government will have a 20 per cent share capital, with NSSF controlling the remaining 80 per cent stake.

    During the signing of the pact in Dar es Salaam between NSSF and the architects, K&M Archplans, NSSF Director General Ramadhani Dau said it was the first time ever for the Fund to venture into foreign soil in its expanding real estate drive.

    However Dr Dau made it clear that NSSF was not ready to compromise on quality, costs and timeliness on the project reminding of the Fund’s highly famed and reputable buildings it has had financed.

    He also revealed that plans are on to replicate in the near future such construction projects at Tanzania’s embassies in Kigali (Rwanda), Maputo (Mozambique), Abuja (Nigeria) and Kinshasa (DRC).

    The K&M Archplans managing director said they would meet the project’s requirements, adding that the two-tower storey would be built at the junction of Mara and Hill roads in the up market Upper Hill area of the Kenyan capital.

    ....Mmmmmmmmm? Ikitokea siku tukawa na vita na Kenya? Ningependa Nchi yangu kuwa na jengo la Ghorofa 26 (HATUNA!)kabla hatujaingia mkataba kujenga ghorofa la aina hiyo nchi jirani. Charity should begin at home, I think. Anyway, wenye akiba yao wameulizwa?????

    Kwa mtazamo wangu naona Wakenya ndo watakao faidi, kuanzia ajira wakati wa ujenzi mpaka wakati linatumika, na huwezi kujivunia jengo lililo katika nchi isiyo yako, umeipendezesha Kenya, mgeni yeyote atayeliona tasifia Kenya kwa kuwa na jengo kama hilo, hata hitaji hadithi ndefu kuwa jengo hilo ni mali ya Tanzania

    ni uwekezaji mzuri nadhani. kwani ubalozi wetu unapanga na kulipa kodi kwa sasa, hiyo kodi irudi nyumbani. pia waTZ wengine wenye shughuli huko watajisikia fahari kupanga kwenye jengo lao. Wakenya wao wameshajenga hapa jengo zuri la kisasa.

    kwangu mimi hamna tatizo lakini ebu tujiulize ni faida gani wanayopata wenye michango yao huko nssf?hizo pesa zinazowekwa kwenye miradi mikubwa kama hiyo wana-nssf wanafaidika na nini? na kwa nini wana-nssf wasiwe kama wanahisa nssf?

    Is this a viable project? Are pensioners going to benefit? or it is a political decision at pensioners cost?

    Good investment decision. NSSF still had to construct the embassy building as per governments' directives, so expansion of the project scope to include a commercial complex is basically a good design and hope will significantly increase return from this investment for it can not say No to the government. The scope of the project to me seems to be such a lucrative one commercially.

    Kwa hiyo kama Dar hailipi kama Nairobi, na hii ilikuwa ni business decision, mlitaka wajenge Dar? Mngewasaidia ku-encurr loss of business ambayo ingetokana na hiyo politization of business?

    NSSF wanatakiwa kujali kuboresha maisha ya watanzania kwanza. Badala ya kuwaachia akina mutual developers kujenga nyumba za vyumba 3 huko Kizota (Kigamboni) na kuziuza kwa USD 110,000 (Karibu milioni 150) wangefanya wao wakaziuza kwa bei nafuu na bila shaka wangepata faida kubwa tu. Kwani NHC wanajenga nyumba kama hizo za mutual developers huko Mbweni na wanaziuza kwa milioni 72 which is a litle bit fair.

    Ni nanni anasema returns from real estate ni kubwa zaidi katika jiji la Nairobi kuliko Dar? Kama hujatafiti tafadhali kaa kimya.:( Maeneo mengi katikati ya jiji la Nairobi, kodi zake ni Kshs 50 per square foot (which is KShs 564psm) au $7.5(au karibia hio) per square metre. Lakini Dar tunazungumzia rental levels za :rolleyes:hata kwa maofisi mazee zee kama IPS, Extelcoms na Investment House. Ofisi vimada (new quality office space) zinaringa kwenye $18 psq.m. Na ndio maana utaona jiji linatitimuka kwa shughuli za uwekezaji katika majengo, angalia Garden Avenue yote, au kaa popote gorofani uone jinsi Dar inavyochangamkia hiyo demand/price kubwa.

    Nadhani NSSF anakwenda Nairobi kwa sababu nyingine, labda diversificaion on geographical basis, lakini siasa inaweza ikawa sababu nyingine.

    Jengo la Gorofa 26 kwa $23M, MHHHHH sijui maana ni nadra sana kwa mashirika yetu ya UMA kujenga kwa bei che namna hio( sisemi haiwezekani) maana ukiangalia jengo la BWP pale mtaa wa Azikiwe, lilitegemewa liwe tayari kwa around $20m lakini nahisi litakuwa limekuwa around $50m, hata PPF Tower kwa wakati ule lilimalizika around $20m, nina wasiwasi na hizi figures. Pengine wanataka ionekane after all sio ghali sana, na kama gharama zitadhihirika ni kubwa baadae, basi wataweza kujieleza wakati huo na sio sasa.

    Hiyo ndo ajabu yenyewe! SI hivyo, NSSF wanawaibia sana wanachama wao, pamoja na uwekezaji huo feki (ulaji) utashangaa kuona faida wanayotoa kwa mtu mwenye michango ya milioni nane ni elfu 9 kwa mwaka.

    Baba yangu ameamua kususia mafao ya NSSF baada ya kukuta akiba zake wakati anastaafu hazifiki hata laki 5 kwa miaka karibu 35 alofanya kazi (1966-2000)! Wakati anaanza kazi makato ya shs tano yalikuwa makubwa sana, leo NSSF wanamuhesabia shilingi tano ya 1966 kuwa sawa na shilingi tano ya mwaka 2000! Wizi mtupu!

    NSSF wangeiga mfano wa PPF kwa kuwekeza kwenye nyumba za gharama nafuu ambazo wanawauzia wanachama wao kwa mkopo; huo ndo uwekezaji wenye akili wenye kumnufaisha mteja badala ya kujinufaisha wenyewe.
