The act of putting something up as pawn is mortgaging that something. Ukiweka dhahabu yako pawn umeimortgage ile dhahabu.Utakuwa unailipia mpaka uikomboe.
Thats why I concurr with Kamusi Project in saying rehani = mortgage.

Pawning siyo layaway, layaway (are you hood enuff?) is when you want to buy something but cannot pay it off, so you pay in installment and when you finish the payments you can collect the goods.

Pawning, is like you want some money and are broke, but you have this gold chain (teja analiza home?) So you go to the pawn shop, mortgage I dare say the chain (kuiweka rehani/security for the loan), and the pawn shop guy gives you some money, when you finish your business and can redeem the mortgaged cahain you come back to the pawn shop and pay the pawn shop guy and they give you back your money.

Bado ninaamini kuwa rehani ni deposit. Tofauti kidogo na pawning, unapokwenda kuazima gari na kuweka rehani (deposit) ya Tshs. 500, halafu ukirudisha lile gari katika hali inayokubalika, unarudishiwa 500 yako. Hiyo ndiyo rehani (Deposit)

deposit - Ni Malipo ya Awali. Kwa maana ya kwamba kama kitu kinauzwa shilingi 1000 basi ili kuweka imani kuwa kweli unataka kukinunua basi unatanguliza malipo ya shilingi 200. Hivyo malipo yako ya mwisho ni mia 800. Lakini wakati mwingine deposit si sehemu ya malipo kamili bali ni fedha ya kushikilia tu bidhaa ukishaamua kuchukua bidhaa hiyo jumla basi unarudishiwe fedha yako ya deposit. Hivyo inatumiwa sehemu nyingi kama collateral ya usalama wa bidhaa au huduma wanayokupa. Sasa hiyo maana ya mwisho inakaribiana na rehani ya fedha.

Down Payment: Hii ndiyo proper fedha ya utangulizi ambayo hutumiwa kupunguza sehemu ya deni kwa kiasi kikubwa.

Rehani - Ni kuweka kitu kama collateral (siyo fedha) ili baadaye uweze kukigomboa. Kimsingi unapoweka kitu rehani unataka kitu fulani ambacho huna na unatakiwa kile unachopata ukirudishe kwa wakati fulani au kwa masharti fulani, ukishindwa kile ulichoweka rehani (pawn) unapoteza na deni linaweza kubakia. Mara nyingi kitu kilichowekwa rehani kinakaribiana thamani na mkopo au fedha inayohitajika.
 
Kwa kweli natuuone! Hata mimi nina hamu sana ya kuuona. Kwa sababu mortgage markets zipo za aina mbili: Kuna primary mortgage market na secondary mortgage market. Sijui kama huu mswada utagusa aina zote mbili! Kwa mtazamo wangu kama utagusa sehemu moja tu utaishia kutokuwa na faida sana (ineffective), hasa ukizingatia kuwa real estate market Tanzania bado ni changa na benki hazitakuwa tayari kutoa tu pesa zao kwa dhamana ya mashamba ya vijijini (illiquid assets)! Au kwa thamani za real estate ambazo zipo inflated sana!! Mswada huu unahitaji kutazama mambo mengi including hali ya capital and money markets zetu nk! benki zetu bado ni changa sana na focus yake kubwa ni risk free investments!

Oh come on, he just mis-spoke.....he meant to say he went to upgrade his basikweli.....It's Friday......and to some it's payday at the same time...wooo hoooo
 
Muda si mrefu ujao Bunge letu litajadili mswada wa mortgage (neno la Kiswahili au kiarabu sina) ili kurahisisha watu kupata mikopo ya kununua/kujenga nyumba zao wenyewe. Binafsi sijauona lakini ningetamani sana kuuona kwani nina experience ya kufanya kazi kwa muda katika Mortgage industry na hilo ni baadhi ya maeneo ambayo naweza kuzungumza kwa mamlaka kweli.

Tunaomba mwenye mswada huu watupitishie ili tuutolee maoni, hofu yangu ni kuwa endapo utapitishwa waweza kuwa umetanguliza mkokoteni mbele, halafu punda nyuma! Nani amvute nani?


Mortgage- Pledge- Promise- Secure- Assurance-Convey (property). Kuweka dhamana ya Nyumba / Jengo au Ardhi kumuhakikishia anayekupa pesa (Benki, Mtu yeyote kwamba utamlipa) baada ya muda Fulani!

Huwezi kuwa na mortgage kama huna credit rating system, wata li address vipi swala la credit rating bongo wakati we operate in a largely non-credit economy (at least for non corporate entities anyway)
