In short though, your first question contact your dictionary. On second question in my view a lease is a broader term which covers an agreement for lease. In either way an agreement for lease is one of the lease component.

A lease/tenancy creates an interest in land while a license does not. With a license, the land owner is effectively saying you can occupy my house for a while, but I can kick you out whenever I want. To a land owner, the advantage of a license is that in certain circumstances, it is easier to kick you out. Also, in a license, if the land owner sell his/her land to a third party, then the third party can kick out. But the third party cannot kick out in a lease before giving you the required reasonable notice. In any case, lease/tenancy is much better.
