    nini Advantages na Disadvantages ya 'Mortgage Services' toka kwa hawa wawekezaji waliopo Tanzania wenye kutoa mikopo hii na je?, kuna makampuni/mabenki mengine yenye kutoa facility hii ki-ubora zaidi?

    Apartment blocks zina 'mushroom' kila kona ya jiji la Dar es salaam, tuangalie uwezekano wa kuwekeza huko pia.

    Kazi ipoo na hivi wa tz hatujazoeaaa...mambo ya morgage..sijui kama tutaweza kuishi 15yrs kwa mkopo mmoja unalipa wa nyumba....sijui itachukua muda hadi tuje kuelewa haya mambo!!

    BTW, pale Toyota-Tanzania si wanayo (HP) Hire purchase offers au? Badala ya kununua 'mkweche', si bora uondoke na Brand New fulani ambayo unajua una 3-5 yrs warranty? Ni kujizoweza tu discipline ya maisha.

    30% ya mshahara sio mbaya sana, Imagine wengi wetu 30% ya mshahara inaishia wapi. Kama ni mkweli wa nafsi yenu kifamilia, si vibaya kufanya joint ownership, 15% wewe+15% mshahara wa 'waifu' :D

    Idea ya kuwa na mkopo wa nyumba ni nzuri sana, tatizo aina ya vipato rasmi vya kitanzania ndio ngoma ilipolala hapo.
    Hebu chukua mfano huu, mimi ni mwalimu nalipwa mshahara wa Tshs.150,000.00 kwa mwezi. 30% ya 150,000 ni around 50,000. ili niweze kukopa 11.5M ina maana tayari sina sifa za mkopo hapa kwa sababu ukichukua 30% yangu X 12 X 15 = 9,000,000 kama riba ni 20% ambayo mabenki mengi hufanya itakuwa = 9,000,000 + 1,800,000 Jumla kuu itakuwa 10,800,000 kama kuna adjustments zinaweza kufanyika nikubaliwa mkopo huu kwa figure hizi ina maana nitakuwa nakatwa 60,000 kila mwezi, hii itafanya take home kuwa 90,000.

    Hesabu hizi zitakuwa ngumu kwa sababu nimechukulia kama vile mshahara haukatwi kodi, hivyo mkopo wa stanbic nautamani ila uwezo sina labda JK akitukumbuka.

    Kama kutakuwa hakuna ukiritimba wa masharti yasiyokuwa ya lazima na wajanja wa mji waache kufanya mambo yao, ni huduma itakayo saidia wengi! Kwa mshahara wa laki 500000 tusema mtu unachukua mil 27, watoto wanapata mahali pa kujikinga mvua!!!!

    hii ni nzuri itawawezesha watu wengi ambao hawako kwenye ufisadi makazini au wenye vipato vidogo nao kumiliki nyumba...but mimi personally hapa huwa nina maswali mengi sana hivi inakuaje kama umekopa na ukawa unalipa vizuri tu ikaja wakati deni lako linaelekea kumalizika unafukuzwa kazi.....huwa mm nasoma tu juu juu haya mambo ya mortgage sana sana nchi zilizoendelea kama US na EUROPE watu huwa wanalia sana kwa kufukuzwa nje ya nyumba wakati mtu alikua analipa deni kwa muda mrefu...ipo mifano mingi sana juu ya hili especially baada ya global financial meltdown.mwenye utaalam zaidi naomba utujuze zaidi manake nadhani hii ni njia nzuri kwa non-fisadiz kumiliki nyumba but we have to know in details the side effects.

    Jojig, kufukuzwa kazi au kampuni kufungwa sio tatizo ambalo lina ufumbuzi na tatizo hilo tayari limeingizwa kwenye mahesabu ya mkopo wa nyumba. Ukifukuzwa kazi anayepoteza ela sio bank bali ni wewe kwasababu bado nyumba inakuwa mali ya benki na inaweza kuuza tena kwa mtu mwingine.

    Canada na US watu wanachukuwa mikopo ya nyumba na wana file bankrupcy, mabenki yanachukuwa nyumba zao na kuziuza tena bila marejesho ya malipo yaliyofanywa na wanunuzi wa awali.

    Maisha ni maamuzi na maamuzi yote yanabeba risk kwa sababu ya uncertainty ambayo iko embeded in the future. Wewe nenda tu kakope mkopo hata kama hujui utafukuzwa lini kazi. Wewe vuka tu barabara hata kama unajuwa kwamba unaweza kugongwa na gari unapojaribu kukatisha. Wewe panda tu ndege ingawa unajuwa kwamba inaweza kuanguka ukiwa angani na kupoteza maisha. Wewe oa/olewa tu ingawa unajuwa kwamba mke/mume anaweza hasiwe mwaminifu baada ya ndoa.

    Bottomline? The future is uncertain and yet we make decision about the future.

    Obvious ni kibanda. Lakini kwa kuanzia si mbaya; pengine kutakauwa na space ndogo ambayo hali ikiruhusu unaweza kuongeza walau vyumba viwili mbaele ya safari.

    Sijui hiyo morgage italipwa kivipi kazi zenyewe mshahara take home laki moja unusu,ok na kwa wale wanaopata hata milioni mbili kwa mwezi kazi zenyewe hazina uhakika,leo kampuni ipo kesho kwisnei,mara mnaambiwa sasa nyie hamieni kule tunaanza ku outsource huduma,kwa Tanzania morgage ni ngumu,hata kwa wale wenye age say ya kuanzia 25 ni wangapi wanakipato cha uhakika na wanauhakika na ajira

    ...usijali sana bosi, ndio maana kuna wenye nyumba na wapangaji. Ukijiridhisha nafsi yako kwamba miaka nenda rudi utakuwa mpangaji poa tu, ila hata hiyo kodi unayolipa kwa mwezi ni sawa na deni (mkopo), iwe ni mwezi kwa mwezi, miezi sita au hata mwaka kwa mwaka.

    Imagine siku kibarua kikiota majani, utamuimbisha vipi baba mwenye nyumba? Raha ya Mortgage, unalipa deni na nyumba ni mali yako. Hizi kodi kwenye nyumba za kupanga unamfaidisha mwenye nyumba tu.
    Tuna risks both ways bro.

    Nadhani wenye kipato cha kawaida tu ila sio hiyo 150,000 pm, hiyo kwakweli bado unafikiria kuipunguza? mh mi naona mkopo ni mzuri kama unakatwa hela ambayo ni salio baada ya matumizi yako, sio ukatwe hela ambayo ilitakiwa kutumika kwenye matumizi muhimu ya kila mwezi.
    Kama utaweza kutimiza masharti, hii mikopo ni mizuri sana, na neema kwetu ila nadhani ni hasara kwa mabenki baada ya muda mrefu, naona ilitajwa sana kuwa ni moja ya sababu ya kufilisi bank nyingi US, ila sina uhakika.
    Kwa anayesema uhakika wa kulipa ni mdogo nayo sio sababu, kwani kwa mfanyakazi wa makampuni anayelipwa kuanzia 1m anaweza aongeze kiwango cha kulipa kwa mwezi ili kupunguza muda wa deni kulingana na miaka yake, pia ana pensheni yake kama kazi ikiisha. Kila ajira ina faida na hasara zake contract employee wanalipwa mishahara mikubwa ili kuwavutia na kuwawezesha kuwekeza kampuni ikiisha au kufungwa ukilinganisha na wale waajiriwa wa muda mrefu na mishahara ya kawaida.
    Watanzania changamkieni fursa hizi na sio kuja kulalamika kuwa wageni wanamiliki wakati mnaogopa ku take risk.
