    1.Ni sehemu gani nzuri zenye nafasi ambazo sio uswazi sana pazuri kwa kujenga?
    2.Kiwanja low density au medium density bei gani?
    3.Na estimation ya kujenga nyumba yenye kufanana na hii chini ni kama Tsh ngapi?

    Property market in Dar es salaam is so crazy, the prices are badly determined by location, location and location! It all depend where do you want to build. E.g a plot in mikocheni is more than 5times price a plot in Sinza. Bt mind you, in areas already developed you won't get bare land, they will most them developed, and so you need to have a demolition cost. Ukipenda kuishi per-urban areas utapata viwanja bt again prices differ from the plot in Charambe-Mbagala to that of Mbweni-Boko.

    Kwa ujumla kwa Dar es Salaam, plots towards bagamoyo are of high value as compared to other places.

    siko mbali na rough estimate za Lamba kwamba gharama za ujenzi ni about 100mil madafu bila cost of land

    kwanini usiulizie viwanja vya serikali kule bunju, lakini hivyo vingine havina standard price, na pia ujue price zingine zinakuwa inflated na boom ya ufisadi, sasa madalali bado wanatamaa na wenye viwanja pia, so wana price kutokana na desparation yako na yao pia. sasa watu wengi wameharibiwa na fedha za ufisadi, inakuwa ngumu kidogo kujua price yakiwanja.

    Ungekuwa umeonyesha maeneo unayopenda watu wangejua the right place to show you. Sasa mzee hii ya jumla ni ngumu kidogo. Wengine ukiwaambia wilaya ya Temeke wanajisikia kufakufa hivi, ilala maeneo mazuri ni machache na Kinondoni bei ndo hizo. Jaribu kuonyesha wapi unapendelea zaidi.

    Yo Yo, ninachoweza kukusaidia kwa haraka naona hakina tofauti na wengi lakini huenda kikawa na mchango kwa kiwango flani kuelekea unachokitafuta.

    Kama unatafuta Kiwanja Dar kama walivyokwambia wengi ni kwamba kuna walanguzi kibao.

    Viwanja visivyopimwa kwa Dar ni risk sana na vina bei za kubambikiza sana. Vilivyopimwa vingi vipo mikononi mwa wajanja wachache lakini bei zao ni reasonable na transfer ndiyo inakuchukua muda endapo unahitaji kuharakisha mchakato.

    Binafsi nilinunua kiwanja (2,005m2) last two years kwa Tshs 5,000,000 lakini toka kwa ambaye alikwisha kinunua toka serikalini.

    Bei kwa atleast 1,500m2 za kiwanja kilichopimwa ipo kati ya 6mil - 10mil (Tshs). Lakini bei hiyo inategemeana na maeneo... Usitarajie bei hiyo upewe Masaki au Mbezi Beach ama Magomeni etc. Ni bei za viwanja vilivyopimwa pembeni mwa mji. Unaweza kubahatika ukapata hata kwa 4mil kiwanja cha size hiyo.

    Endapo utakuwa serious niandikie barua pepe nami nikuunganishe na jamaa ambaye najua ana viwanja vinne tayari nawe utaelewana naye directly au ukihitaji nishiriki negotiation yenu naweza kukupa kampani.

    Nyumba uliyoweka inaweza kujengwa kwa viwango vizuri sana kwa Tshs 300,000,000 (endapo materials zilizotumika ni za standard ya kati na hutumii parquet flooring system na wala huongezi Swimming pool).

    Kuna members humu ni Professionals wa kuchora naweza kuwasihi pembeni wakusaidie michoro (ila najua gharama zao ziko juu) au hata ushauri wakati wa kujenga.

    Mengine ni baada ya kuwa na kiwanja mkuu.

    Location ni muhimu sana. Lakini currently viwanja vinapatikana maeneo ya Wazo, Kigamboni, Mji Mwema, Chanika/Pugu, Bunju, Mwanagati & Majohe. Maeneo mengine labda nimwulize jamaa wa Ardhi kwa usahihi zaidi.

    Kama ukitaka kiwanja Kariakoo vinapatikana kwa Tshs 700,000,000/- tu. Unaweza kuchagua wapi unataka Yo Yo

    Yo Yo, Ukitaka kiwanja nje ya mji kdg, kama Goba, Bunju, Tegeta Mivumoni unaweza kupata cha about sq metre 1500 kuanzia mil 10 na kuendelea. Hii ni kwa viwanja ambavyo viko surveyed tayari, kwa vile ambavyo bado, sina uhakika kwani sijawahi kununua so siwezi kucoment. But Ukitaka maeneo ambayo yameshaendelea sana kama mbezi au bahari beach be prepared for the tune of 50 to 200 millions tzs, hiyo ndo hali halisi maeneo hayo,sijui kwa nini bei inakuwa kubwa sana kiasi hicho lakini ndo ilivyo. Kuhusu estimates za kujenga, mimi si mtaalam, lakini najua gharama ziko juu sana(i mean gharama za mafundi na vifaa) nakaribia kumaliza nyumba ya vyumba 3 na sitting room, dining na jiko, lakini mzee zaidi ya 60m zimeshadondoka, na hapo sijaweka aluminium, tiles za chini na milango, sijui kama mafundi wananifanyia ufisadi au la, lakini hali ya vifaa vya ujenzi ni ghali sana.
