Niliwahi kusikia ktk radio hotuba/interview ya Muheshimiwa mmoja. kuwa Manispaa ya kinondoni kuwa kuna ramani zinauzwa Elfu 50,000/- (2009).
nataka kujua ukinunua hii ramani unahitaji kuomba kibali cha ujenzi?na kulipia kikao ili ramani yako ipitishwe
na madiwani?

Je ramani za nyumba ya ghorofa moja ya vyumba 3 kwa matumizi ya familia zipo ktk halmashaauri zetu
wataalam naomba maoni yanu.
 
mkuu.... ramani ya nyumba especially ghorofa hiyo siyo thamani ya gharama za ramani..... kuna mawili

1. kama unataka your own design inabidi umwone Architect afanye design (customized) ya jengo unalotaka wewe kwa matumizi yako na hii itakuwa exlusive right yako....hii ni gharama zaidi

2. Unachozungumzia ni standard plans ambazo ni ready made... hizi zipo lakini zinakuwa na usumbufu mkubwa kwa sababu kuna uwezekano mkubwa sana eneo unalotaka kujenga likakinzana na ukubwa wa ramani(floor plan)

pia hautaepuka kutafuta michoro ya engineering (structural/civi) pamoja na Electrical drawings or services Mechanical, firefighting and Ventilation

yote haya yanagharama kubwa

ukizingatia unataka kujenga mjini..urban infill lazima upate vyote hivi wakati wa ujenzi... kwenye building permit utawasilisha Architectural and structural drawings only pale manispaa ya kinondoni....
 
thanks bluetooth ,nimeambiwa kuwa ukitaka kujenga lazima uwe na kibali ambacho kinapitishwa na baraza la madiwani na huwa wanakaa after 3months or more!!:(
Je hizi ramani za manispaa zinaihitaji hicho kikao?ukizingatia zimeshapitishwa na manispaa,nataka kujua kama wana variety of maps you can choose from,ila kutokana na ulichoandika inaonyesha designs zitakuwa chache.
 
newmzalendo... mkuu hakuna ramani za manispaa in principle... hii ni biashara ya watendaji wa manispaa wakitaka kutumia madaraka yao kufanya biashara ndani ya taasisi za serikali kwa kutumia nyenzo za serikali ambayo serikali ni sisi wananchi, hii ni kinyume na utaratibu au sheria,,.... kwa taarifa yako municipal engineers and architects mostly are incompetent.... kwa sababu hawa practice by implementation wao ni wapitiaji wa michoro tu... manispaa hazijengi majengo...zinasimamia vimiradi vidogo vidogo kama shule za kata na vizahanati uchwara vya serikali... usitegemee kupata a good design kwenye wafanyakazi wa manispaa... kifupi ni kwamba manispaa haiuzi wala haitoi huduma ya uchoraji wa ramani... jingine la kufafanua ni kwamba.... baraza la madiwani sio profesionals... hawa ni authority organ.... baada ya techical department ya manispaa ikihusisha architect na engineer kupitia michoro yako basi wana approve kungojea kikao cha madiwani kupitisha agizo la kutoa kibali cha ujenzi... hivyo basi ramani zote lazima zipitiswe na kikao cha madiwani... huwezi kupata design ya ramani ambayo tayari imeshapata kibali cha ujezi , lazima uombe kibali cha ujenzi kwa kusubmit michoro na copy ya letter of offer/Tittle deed ya kiwanja
 
Asante Sana,umenisaidia sana,sasa on monday naenda Manispaa with a good idea of what to do.
Nina michoro from the internet i want to use wapi naweza kupata proffesional service on customising the designs to meet Tz conditions,i.e material zetu tunazotumia ,kwani michoro ya ulaya huwa inatumia sana mbao+ synthetic materials.
 
kuu.... michoro hiyo lazima iwe into the required format .....hence A3 or A2paper size ...also the dimensions of the drawings should be in millimeters or centimeters......the most important thing is that all the drawings (architectural & structural) must be stamped and signed by a registered professional (architect and structural engineer) by a registered professional body like Architect and Quantity Surveyor Registration Body (AQRB).... dont rush.....look for someone like an architect, QS or Engineer who will give you proper advice.. i agree that designs will always consider many aspects to adopt the actual condition on the ground...geographical and availability of building materials..... in TZ we don't have appropriate technology for construction of timber housing... yet the synthetic materials are not available..... you will also need to prepare Bills of Quantities for your project to know actual costs of material and labour need for your building......

is your plot surveyed...? do you have letter of offer or Tittle deed /Right of occupancy for your plot

do you need a residential house or a commercial building

if commercial building...have you done an investment appraisal for your project?... to see if you invest on commercial building (shops and offices) at that particular area the return on investment is in your favour?

i agree with u Bluetooth, cha nyongeza ni kwamba jamaa asisahau kuwa na elfu 50 kadhaa kwa ajiri ya kurainisha njia. Pale manispaa kila afisa linapopita file lako haliwezi toka kwenda hatua inayofuatia bila kuacha elfu 50, otherwise utapata permit yako baada ya miaka 2!

mkuu..yes.... if it is residential house then the scale of your project is not very big .... there are many architects who can design for you and recommend and liaise with engineers to execute your job.... actually i am a quantity surveyor by profession to the other side i have specialized in finishing trade/works in buildings as a sub contractor

Newmzalendo, ramani kupitishwa manispaa ni lazima in respective of umeitoa wapi. wanachoangalia manispaa sio mpangilio tu ya ramani yako tu jinsi vyumba unavyotaka viwe, ila kuna mambo mengi ya kisheria na mipango miji.
Eg. je hicho kiwanja unakimiliki kihalali,(hapo unatakiwa uambatanishe na title deed). hicho unachojenga kinakubalika kwenye land use plan kama ilivyoonyeshwa kwenye title deed, au letter of offer, na site coverage na unajenga mita ngapi kutoka barabarani au kiwanja cha jirani hayo yote yanaonyeshwa kwenye site layout.
 
Asanteni sana,michango yenu imenipa uelewa mkubwa sana ktk hili swala,kwani projects nilizojenga zote hapakuwa na hati(hazijapimwa)msicheke ndio bongo yetu,kwani hata ma Architectures ,QS na Engineers wanajenga majumba mazuri na ya kifahari in squater Areas then ndo unaanza mchakato wa kupima kiwanja kukihalalisha.
Sasa nimekuwa na kiwanja in a Planned Area ndo naanza mchakato wa kuomba ramani etc.kwani kuna jirani yangu ktk hilo eneo ,watu wa Ardhi manispaa wamemsubiria Ameanza kujenga alipofikia usawa wa kuweka bati ,wamekuja wameweka X kubwa abomoe or Else aongee nao ,jamaa wanataka 9 milioni,(Rushwa),
