    Hi karibuni nilifuatwa na madalali wa nyumba wakiambatana na dalali mwingine mwenye kampuni na 'offer' nono ajabu.
    Anachotakiwa mwenye nyumba afanye makubaliana ya awali na huyu dalali kabla kuonana na huyo mbia. Baada ya kudadisi sana nikaambiwa kwamba:
    1. Lazima kwanza nyumba hiyo niikabidhi kwa huyo mbia abadilishe hati iwe kwa jina la kampuni hiyo.
    2. Iwapo mwenye nyumba anaishi katika nyumba husika, basi atapewa pesa isiyopungua sh. 500m/- kupisha ujenzi wa ghorofa 8 - 10 kwa muda usiozidi mwaka mmoja.
    Hayo ni machache kati ya mengi niliyoelezwa na huyo dalali. Nimejiuliza maswali mengi nakosa majibu. Sasa wakuu, naomba mnijuze kuhusu hili jambo.

    Sasa tena ndo unatuweka sie kwenye suspense? Hakuna info hapo baba! Kama una mpango wa kuuza nyumba yako (manake kama umepanga unataka kumtapeli mwenye nyumba, utatapeliwa ww wasepe wakuachie msala!), wakuonyeshe plans nza mkauziane kwa wakili utakaemchagua ww kwa kuwa-suprise!

    [FONT=&quot]1. [/FONT]We do the inspection of the location/ landand also get the due diligence of the ownership for clearance. It should benoted that the company will not pay any advance money, just in case the titleis being held for the past loan taken by the owner of the land.
    2. The contract will be prepared according tothe terms we agree upon.
    3. Then the title has to be changed to thecompany’s name.
    4. The company will pay for all the proceduresto get the title changed.
    5. The company will design the complexapartments or the project.
    6. Just in case the owner still lives at thelocation the company will work on how to relocate the owner to the location ofhis/her choice on the company’s costs.
    7. The development of the property begins whichwill take up to a year to complete a development process.
    8. Once the building or the apartment complex isdone the company will set up all the managing as well as the maintenance of theproperty. This will be done by getting and forming the management team whichwill be paid by the company as the property daily running costs.
    9. The owner of the property will get theownership of one unit on each floor of the building in the case of the flats,or will be given several units/ apartments on those areas where the developmentwill be on the terms of larger scale area. The owner will not be able to sellthe units for at least 15 years but will be able to rent them out throughhis/her own management or through the companies managing team. Will have theright to set up his/her own renting rates if under his/her management; but the company will set the feesfor the units if he/she decides to let the company manages the units for them.
    10. Thetimeframe of the JV will be not less than 20 years on which 15 years will becovering the return of the investment and the rest to earn the profit of thedevelopment.
    11. Otherminute agreements will be set up on the contract the two parties will agreeupon.

    Mmmh, ngumu kumeza. Alafu mbona wanasema "not less than 20 years". Kwanimi wasitaje ni miaka kamili? pia wanachambua kwa kusema miaka 15 ya mwanzo ni kwa kurudisha pesa ya uwekezaji na iliyobaki kwa wao kupata faida. Mbona hawatamki kusema miaka 5 iliyobaki? Inaelekea wanaweza wakakaa hata miaka 100. Huo mkataba umekaa kisanii sana. Stuka!

    Cha kuongezea ni kwamba: ili kupisha ujenzi, mwenye nyumba anayo hiyari ya kutafuta nyumba ya kupanga na kulipiwa gharama zote au apewe pesa taslimu. Hapa panatisha. Malipo yanaanzia Tsh. 300m/- hadi Tsh. 600m/- ikitegemea na wapi nyumba hiyo ipo na soko lingekuaje endapo nyumba hiyo ingeuzwa. Somo hilo, linaingia linatoka. Mazungumzo hajaisha na matarajio yangu ni kufika nao mahali na kuwapa uamuzi wangu. Nawashukuru wakuu kwa ushauri wenu na naahidi kuuzingatia. Nitawajuza hatua inayofuata ili kama ni mtego, wengine wasiuingie.

    kuthibitisha kama kweli hukuliuza eneo hilo? Kumbuka utakuwa umeshasaini malipo ya 300 mil. Huoni pia kuwa hiyo doc. ya hayo malipo yaweza kuthibitisha kuwa ulishalipwa? Pia uombe MUNGU wewe mwenyewe uwepo baada ya hiyo miaka ili uthibitishe hayo makubaliano. Maana hutakuwa na hati yenye jina lako!. Mimi naona hizo 300 mil. ni mtego tu na pengine unaweza kulipwa tu nusu nusu na hapo utakuwa umeshajicommit kwa kusaini mkataba. Mmh pagumu!
