    Ipo mbagala,imekamilika ujenzi bado kupaua/kuuzeka tu. choo kimechimbwa na kujengewa. eneo linafikika ni jirani na nzasa shuleni bei ni 25 ml. dalali hatakiwi kama unahitaji nipm:help::help:

    kamanda, huwezi kupata mkopo kama huna supoporting credit credentials kama stable income, forma business etc. anayekupa pesa anategemea returns

    na sio kila mwenye nyumba yuko eligible kupata mkopo...

    cha maana ni ajipange ili aweze kutumia hiyo pesa kuzalisha 50M in teh coming 12 months or shorter period... it can be done

    Usiuze nyumba kabla haujua unataka kufanya biashara gani na return ya hiyo biashara itakuwaje, vinginevyo unaweza kupoteza vyote nyumba na hela. Fikiria sana kabla ya kufanya maamuzi.

    Afadhali ungemalizia nyumba hiyo kwa umaliziaji wa kawaida na kupangisha watu, mapato ya kupangisha ndiyo utumie kuanza kajibiashara kadogo na kwa mtindo huu hutaumiza sana kichwa, kwani ulicho nacho mkononi ni dhamana kubwa katika maisha yako ukilinganisha na cha kufikirika unachofikiri kitakupa manufaa bila uhakika na hivyo kujiweka kwenye risk kubwa ya kupoteza vyote kwa mkupuo.

    Mkuu hapa umemaliza kila kitu. But mimi ningekuwa yeye, ningebuni biashara inayoendana na hiyo nyumba. (kama vile guest house, apartments n.k) ili kutengeneza cashflow itakayoniwezesha kuchukua hela ya Mkopo bank. Nikipata mkopo naingia kwenye business nyingine.

    Issue inaweza kuwa fedha ya kufanyia finishing kama haipo! Lakini kuna taasisi moja inaitwa WAT Saccos, wapo Kinondoni wanaproduct za watu wanaotaka kumalizia nyumba zao kama huyu CHIMPONGO. Kama haya hayawezekani, uza tu lakini uwe na uhakika na kitu unachotaka kufanya la si hivyo utajikuta huna nyumba, fedha imeisha na biashara huna.

    unahitaji kufikiri mara 3 kabla ya kuuza hiyo nyumba mkuu. Biashara ni wazo jema lakini sio kila aingiae kwenye biashara sharti afanikiwe. Huwa nakuwa wa mwisho kumkatisha mtu tamaa ya kuingia kwenye biashara lakini kwa hili la kuuza nyumba, mh.... Au unayo nyingine kama u?epanga angalia alternative

    Mie hapo wakuu nashindwa kuwaelewa huyu jamaa amekwama anataka auze nyumba apate hela afanye biashara wewe unamwambia aimalizie apate wapi hela?mshauri namna ya kupata hiyo fedha ya kumalizia utakua umemsaidia zaidi.

    Bado hujajibu swali uliloulizwa umeulizwa how?au unataka kutuletea yale mambo ya karata tatu unapoanza kufichaficha unaanza kuwapa watu wasiwasi.

    Moja ya njia hizo ni Microfinance, ukiweza kufanya assessment vizuri bila ya kukurupuka inalipa, na ukajiandaa sana na soko lipo. Kuna kampuni moja ipo maeneo ya Lufungila (MWENGE) inaitwa Enterprise Finance Limited inaoperate legally na wanatoa mikopo kwa 10% per month (kwa mwaka mzima kila shillingi yao inazaa zaidi ya shilingi moja). Kuna wengine wanaitwa Platinum Credit hawa ni balaa (30% per month), kuna Easy Finance.

    Ninachojiaribu kusema ni kwamba Financial Sector kwa hapa Tanzania bado ina Gap kubwa sana, na wajasiriamali wachache wanaina hiyo gap kama opportunity (wanacapitalize on it na kutengeneza fedha). Hebu jiulize pamoja na uwepo wa Saccos zote hizi, pamoja na uwepo wa bank zote hizi ni kwa nini watu bado wanaenda kukopa kwenye riba ya 10% leave alone hiyo 30%?

    Mimi kuna mtu alinifuata na 5m akaniomba ushauri wa kufanya biashara, (na kwa namna alivyokuwa si mtu wa kuamka asubuhi na kwenda kufungua duka au mgahawa ). U know what? Nilimpatia details zote za Microfinance, na nikamuunganisha na wateja wachache. Baada ya Miezi mitano akawa na 10M (alikuwa anaoperate informally) sasa amenifuata tena anataka kuformalize biashara yake ili atambulike kisheria.

    It can be done kama una talent na capacity ya kufanya biasharakama alivyo sema MTM

    Saluti mkuu,hiyo ni sawa kabisa nimekubaliana na wewe lakini hii microfinance inachallenge zake kubwa,nakumbuka kuna mama alichukua mkopo hukohuko microfinance ilikuwa kitu kama laki 8,akaziingiza kwenye biashara zikazama akashindwa kulipa interest ikaongezeka mpaka akawa anadaiwa 2m wakaja nyumbani kwake kumsafisha vitu vya ndani ikawa vurugu mme wake akaweka ngumu pigana peleka polisi,kesi,na vitu vya ndani ya nyumba hawakupata hela yao ambayo ilikuwa imeshafika 2M hawakulipwa bado kuuzuria mahakamani sasa vurugu zote zinanifanya mie naona hii issue ya microfinance kuifanya lazima uwe na thick skin.
    Suala lingine ni hiyo interest ya 10 to 30 percent per monthy sizani kama ukiiandikisha microfinance yako kisheria unaruhusiwa kuweka interest unayotaka wewe lazima kutakua na baseline.

    Wakati ninakubaliana nawe kuwa biashara hii ya mikopo in challenge zake, ni vyema tukakubaliana kuwa kila biashara ina challenge zake pia. Nirudi hapo kwenye baseline unayoizungumzia, ni kweli kuwa BOT inaweka viwango vya chini na vya juu vya kutoza riba katika Taasisi za kifedha, lakini jiulize wangapi wanajua? Je wanafuatilia? Mara ya mwisho nilipopata data za viwango vya riba ilikuwa kama 24% per annum kama nakumbuka vizuri which is equal to 2% per month.

    Wakati huo huo nilipoenda Access Bank na Advance Bank nikakuta wanatoza riba 5% per month (which is equal to 60% per annum;- reduced, yaani riba inakokotolewa kulingana na principal ammount inavyopungua).Nilipoenda FINCA ninakuta watoza 3% per month (which is equal to 36% per annum:- huku ni flat rate yaan hata principal amount ikipungua mpaka laki moja kutokana na marejesho bado utalipa interest ya principal amount uliyochukua awali i.e 10m) BOT wako wapi hapo?

    Sasa ni vyema tukaelewa tukazigawa hizi taasisi za mikopo katika makundi mawili: 1. zile zinazochukua akiba kutoka kwa public na 2. Ni zile sizizochukua akiba. Hizi zinazochukua akiba kama mabank ndizo zinazokuwa regulated na BOT. Sasa jiulize kama mabenki yanakuwa regulated na yanaweza kutoza riba wanazotaka je tuna regulatory framework nchi hii? Au ndio REGULATORY CAPTURE? Au ndio CONSPIRACY OF THE RICH? Mi sijui!

    Ok hayo tuyaache, turudi kwenye biashara yetu ya mikopo. Sasa kwa kuwa tumekubaliana kuwa taasisi hizi hazichukui akiba kutoka kwa Public, inamaana haziwi regulated ([FONT=&quot]Ndio lengo la ile hoja binafsi sijui ni ya Makamba[/FONT]) sasa kila mtu anajiamualia anavyotaka ([FONT=&quot]si unajua soko huria[/FONT]). Lakini ukitaka uoperate formally ni lazima upate kibali kutoka BOT, but kutokana na mtaji unaohitajika ili upate hicho kibali wengi wanashindwa kuvishughulikia. Kuhusu kama BOT wanaruhusu riba hizo za 10% jibu ni NDIYO. Kuna jamaa yangu aliweza kupata hicho kibali baada ya kukidhi matakwa ya mtaji unaohitajika na sasa anatoza riba ya 10%. Hao wanaotoza riba ya 20% na 30% kama wanaruhusiwa siwezi nikasema kwa sasa, kwani wengi ninao wafahamu wanaoperate informally.

    Talking about informal operation: Ni vyema tukakubali kwamba informal money lending business ni illegal, ([FONT=&quot]ndio maana sishangai kama huyo mama alishinda kesi yake[/FONT]). Sasa ili kucheza na sheria zetu hawa watu wamecreate their own rules ([FONT=&quot]rules of the jungle actually[/FONT]). Mfano, kama unachukua mkopo wa 2M utasign mkataba kuwa umechukua Mkopo wa 2.4M ([FONT=&quot]yaan suala la riba halionekani hapo[/FONT]). Kipindi fulani nilikuwa Moshi ndio nilishangazwa, jamaa kapewa mkopo wa 30M ([FONT=&quot]ambayo ukijumlisha na Riba ya 30% inakuwa 39M[/FONT]) akasainishwa mkataba wa kuuza nyumba kwa 39M ([FONT=&quot]tarehe inayosomeka ni ile ya marejesho, na wakili anaweka muhuri wake[/FONT]) sasa kama ukidefault nyumba imekwenda.Wale jamaa wa Platnum niliowasema awali wenyewe wanayard kabisa, ukiweka dhamana ya Gari unalipaki hapo, na card unawaachia ([FONT=&quot]na bado wanawateja wengi tu, the same apply kwa Easy Finance[/FONT]).

    Ushauri wangu, ni kuwa ukiingia kwenye biashara hii, fuata zile 5C's zinazohitajika kwenye Microcredit. Ukijua wateja wako vizuri, ukijua tabia zao, ukijua matumizi ya hela wanayoitaka kama itawalipa wao nawe utapata chako, Ukijua uwezo wao, na ukachagua dhamana nzuri utatengeneza faida yako vizuri tena bila kuwa disturbed na regulatory authorities

    Nawashukuru kwa ushauri wenu, ki ukweli sina pesa ya kumalizia hiyo nyumba. Ila wazo langu ni kuuza hiyo nyumba na kununua kiwanja cha 5 ml hapo dsm,pesa inayobaki napanga kufanya biashara ya mchele/mahindi toka Moro/Shy pia biashara ya viatu vya kike ambavyo nimeanza na mke wangu anamudu kuisimamia.
    kifupi nimejaribu kutafiti biashara naona hii itanifaa kwani nitaweza kujenga nyumba nyingine hapa ktk site yangu pia kusoma masters ya Open University. naelewa si kila biashara waweza toka lakini lazima iwe sehemu ya kuanzia nami nimeona nianze hapo. asante

    Kuna mwenzio aliuza nyumba isokamilika kama yako gongolamboto dec kwa 30m mwenzie aliyenunua leo anaiuza 50m tena kwa ubia (yaani anayenunua anajenga alafu wanagawana mjengo)
