    helllo everyone,
    kila wakati nimekuwa nikiwaza na kujiuliza maswali ninapofika Mlimani City.. hivi kwa nini designer wa jengo hili hakuifanya hiyo shopping mall kuwa ya ghorofa angalau mbili au tatu.. kwanza ingeongeza floor area na pili maduka mengi yangekuwa accomodated na tatu ingekuwa good land management.
    ukienda Nairobi, Johannesburg, LLondon, Berlin na miji mingineyo utakutana na shopping malls za uhakika zenye more than one floor.

    Hapo Westgate Nairobi kuna shopping mall ina 4 floors na design yake ipo safi sana.. basi na Dar tujitahidi kuwa na za namna hiyo ili ardhi ndogo tuliyo nayo hapa Dar tuitumie kwa umakini.

    Huenda mwekezaji alitaka design ya mjengo inayoendana na mshiko aliokuwa nao.Unajikuna pale unapofikia ati!

    Halafu wamechukua eneo kubwa mno kwa kujenga horizontal badala ya vertical!! Wangeenda hata ghorofa 3 wangepata eneo kubwa na shughuli zingekuwa nyingi hata casino ingeweza kuwepo

    kwenye design kuna consideration nyingi sana, ile design kwanza is a flexible design na ilizingatia nearby design ..... kumbuka pia anaye desigh huwa anapewa requirements na client for consideration .....designer alichofanya ni ku avoid kuondoa original design ya chuo kikuu kwa kutoziba muonekano wa university hills pamoja na majengo ya Halls of residents yasionekane .... pia kutokana na type of agreement na chuo kikuu investor alimpa requirement designer(architect) kwamba angehitaji kujenga facility yenye simple design and not massive

    kubwa zaidi ujenzi ule wa mlimani city ni very flexible kwani ukiamua kubadili matumizi inakua rahisi sana.....kumbuka lile ni hall moja kubwa .... angalia partition ya maduka yale imefanywa na glass (glazing) hivyo ukitaka kuweka kiwanda unavunja tuu vile vioo na zile bulkhead ceiling za gypsum na ikawezekana .... pia waweza geuza kuwa warehouse au hata ukafanya kanisa

    Jibu la LAT limeenda shule. Watu wengine tuache kulaumu laumu. Mahitaji yanatolewa na client, mwenye pesa. Vinginevyo designer atakuwa mpuuzi kudesign bila kuzingatia mahitaji ya mteja wake. Of course, anaweza kushauri, lakini mwisho mahitaji ya muhitaji na budget yake.

    Hii ni hoja moja tu... lakini cha msingi zaidi design zote zinaendana na kiasi cha pesa kinachotakiwa kuwekezwa hapo au mleta mada anafikiri ujenzi wa single storey na multi-storey una gharama sawa??

    kama sikosei mwanzoni kabisa kuna gazeti lilitoa pull out ya jinsi Mlimani City Shopping mall itakavyojengwa ilikuwa ni majengo ya ghorofa na ya kudumu ndio yajengwe,hata mie nimeshangaa baadaye kuona ''jela ya muda ikijengwa''badala ya kitu nilichoona katika mchoro,kama sikosei kampuni iliyotoa huo mchora ilikuwa ni ya Namibia,anyway huenda jamaa waliona hawaoni mantiki ya kuweka kitu cha maana kwenye shamba la bibi,pia naona kampuni za Mr Price,Game na Shoprite ni washika dau wa hiyo kampuni inayomiliki hilo jengo kwani nimeona pale Blantyre Malawi kuelekea Limbe napo kuna shopping mall moja inafanana kwa kiasi na hii yetu ya Mlimani City na sehemu kubwa ya hilo jengo imechukuliwa na hayo hayo makampuni niliyoyasema hapo mwanzo.

    Lile 'go-down' si lolote si chochote tumeshaliwa pale halafu sina hakika ni wanachuo wangapi wameajiriwa pale.

    biashara za wakubwa hizo nyie.

    hiyo ya malawi ni ya mkulu wetu aliyepita na hata kwenye hii ya sasa ana mshiko pale. after all, mkataba wa mlimani city uko hivi, uwekezaji ni wa miaka 50 na baada ya hapo property zinakuwa mali ya udsm, so mwekezaji hawezi kujenga majengo ya kudumu huku akijua soon ataya-hand-over udsm na yeye kuondoka na briefcase!

Hilo ni hall moja lenye partition za temporary materials.

    mkuu ... siku zote mfanyabiashara ni mjanja sana ...anachoangalia ni pesa (faida) ...huyu mwekezaji kutoka Botswana aliangalia competitors advantage ..since bado tumelala na hatukua na ultra modern shopping mall hata moja ndipo alipopata nafasi ya kupiga msumari hapa ...akajenga kwa jinsi alivyotaka yeye ... kumbuka huyu ndiye aliyeishinikiza serikali ijenge ile sam nojoma road katika kiwango cha four lanes

    kikubwa kabisa huyu mwekezaji aliaangalia gharama za kujenga multi storey na muda wa kumaliza (duration of the projects) ...hawa wanafanya investment appraisal ...akaangalia payback period ili kuinfluence return on investment ..... huwezi jenga multi storey building miaka mitatu halafu ndiyo uanza ku let .... hiyo ni hasara ...angalia lile jengo ... ndani ya mwaka mmoja limeisha ..... angalia Ubungo plaza pamoja na kuwa ni multi storey building lakini jengo ni baya na ndani ya miaka minne tangu limalizike occupancy rate ilikuwa under 50% - hasara juu ya hasara

    kingine kikubwa ni kwamba ... investors huangalia exit plan kwenye projects ... baada ya shopping mall kuwa nyingi ..hii ndiyo itakua wakati muafaka wa huyu jamaa ku implement exit plan ..... lazima ata dispose hii investment... utaniambia siku utakapo sikia huyu mwekezaji ameiuza mlimani city mall kwa wachina na wachina wakaitana na wakaanzishaanzisha viwanda vidogo vidogo mule ndani... kwenye ku invest lazima uzingatie kwamba ikifika muda wa kutaka ku dispose iwe rahisi bila usumbufu

    Abdulhalim alivyosema ya kuwa Tanzania hakuna uhaba wa ardhi ni kweli, lakini unafaa kuangalia mbele kwa sababu population inaongezeka kila kukicha na very soon population itakuwa nyingi na itabidi mmaximise use ya hiyo land iliopo.
