Benki Kubwa kupunguza riba na kutoa masharti nafuu kwa ujenzi wa nyumba

    Shirikisho la Mashirika na vyama vinavyotetea masuala ya Makazi Tanzania (HAFOTA) wamesema wanaandaa mpango wa kuzibana benki kubwa kupunguza riba na kuongeza muda wa marejesho mpaka miaka 15.

    Kwa mfano kama ukikopa Million 60, utalipa kama elfu 40 kwa mwezi. Hivyo basi, kila mtanzania ataweza kujenga nyumba bora.

    Nawashauri hao Hafota waanzishe Petition, wapate Signature za watu wengi na hiyo itakuwa msukumo mkubwa sana. Kila atakaesaini aseme analipwa mshahara shs ngapi kwa mwezi na ataweza kurejesha kiasi gani kwa mwezi.

    Wadau, toeni maoni Na kama mna mawasiliano na hao Hafota tafadhali wasilisha.

    Hizo fweza Benki itazipata wapi?
    Petition bila kuwa na economical/commmercial calculations za kujustify hizo demands ni kazi bure.
    Vinginevyo ni rahisi hao HAFOTA WAANZISHE benki yao ya mikopo nafuu, kitu ambacho wanaruhusiwa kisheria.
    Hapo tutawaelewa.

    Jibu ni rahisi.. watu wanahifadhi hela zao huko benki.

    Kwani benki inajiendeshaje kwa mfano kupata faida ya kuwalipa wafanyakazi,kulipia bili za umeme na simu???

    Watu wanahifadhi pesa, wanalipwa riba kama 5% kwa mwaka halafu benki inakopesha kwa riba ya labda 10%. Hapo benki imepata faida ya riba 5%.

    Swala ni kukopesa sio kugawa pesa. Kwa mfano mfanyakazi akikopeshwa, kila mwezi lazima apeleke kama elfu 50 kulingana na makubaliano.

    Benking ni mzunguko wa pesa "money circulation"

    hivyo kama benki ikikopesha watu wengi kwa riba ndogo inaweza kupata faida kubwa kuliko kukopesha watu wachache kwa riba kubwa, umeelewa hapo.

    Kwanza ningependa kujua ni akina nani wanaoongoza hilo shirika la HAFOTA? Isije ikawa ni baadhi ya watoto wa wakubwa na vibaraka wao wahindi wanataka kujifaidisha? kama ni kweli watatoa mikopo nafuu kwa wanachi wenye uwezo wa kulipa sh. 40.000 kwa mwezi ni vizuri. Lingine ambali lingekuwa la maana ni kuimarisha mashirika ya ujenzi wa nyumba, yajenge nyumba bora na za nafuu, sio nyumba za gharama na za hali ya anasa kiasi kwamba kaka karani hawezi kuinunua hata akope kwa miaka 100.

    Tanzania ianzishe mashirika mengi ya ujenzi wa nyumba za kuishi za size mbalimbali na bei mbalimbali, then watu wanaenda benki kukopa kununua hizo nyumba. Benki isiwe ya mtu binafsi kama akina BM, iwe ni benki ya taifa au ya wananchi, sio ya mafisadi.

    Nadhani unaongelea masuala ya banking kwa kutilia maanani money circulation na si long term investment kama mbavyo mwanzoni uliligusia.
    Mimi si mtaalam wa benki lakini kwa uzoefu mdago nilio nao najua kwamba
    -Watanzania wengi si wawekaji wa amana katika benki kwa muda mrefu.
    -wanopitisha hela zao za mishahara benki huzitoa ZOTE bila kubakisha
    -benki zetu zinatoa riba NDOGO sanakulinganisha na inflation, hivyo kutovutia uwekaji wa amana.

    Hivyo basi kutokana na benki nyingi kukosa UBAVU wa kukopesha LEO na ulipe taratibu kwa miaka 15, benki nyingi haziko tayari kukopesha kwa mtindo wa long term loans.
    Hapa bado hatujaongelea RISK ya kibiashara, ya kukopa leo na kulipa katika muda wa miaka kama 15.
    Kimsingi benki zetu zina fanya biashara ya kimachinga, biashara ya kupata faida leo leo.

    Ili kujiondoa katika tatizo hili ni lazima benki zetu kwa kudhaminiwa na Serikali , zipate mkopo mkubwa toka mabenki makubwa ya uwekezaji.
    Mbenki hayo yapo, ni serious ness ya wakuu wetu tu.

    40,000x12x15=7,200,000 ~60,000,000!? Mkuu mbona sijalielewa hilo hesabu la 40,000 kwa mwezi. Fafanua tafadhalli.

    Afadhali Realtor umeelewa kwanza tatizo la kimahesabu kwamba 40,000 x 12 x15 =7,200,000, ivo kama ni kulipa hilo deni na faida kiduchu, basi itakuwa at least 400,000 x 12 x 15 =72,000,000 kwa mkopo wa mill. 60. Watanzania walio wengi hawawezi kukopeshwa pesa ya kujenga nyumba kwa hapa mjini......labda pembeni ya mji.....kama kibaha au kisarawe.....na maeneo mengine...ambako Mill 15 kwa mfano inatosha kujenga nyumba nzuri...halafu makato yasizidi TZS 100,000 kwa mwezi...bado nayo ni tatizo kubwa tu kwa wafanyakazi wengi wa Tanzania.
    Kwahio ni serikali kupima maeneo ya pembeni na kujitahidi kuweka karibu baadhi ya miundo mbinu kama barabara.

    hizi banki zetu bado ni wavivu mbona benki zenye mitaji midogo kama azania na cba zinatoa mikopo ya nyumba.

    ukikopa 20m unalipa 323,000 kila mwezi for 10 yrs = 38.76m faida kwa benki 18.76m
    ukikopa 30m unalipa 484,000 kila mwezi for 10 yrs = 58.08m faida kwa benki 28.08m
    ukikopa 40m unalipa 645,000 kila mwezi for 10 yrs = 77.4m faida kwa benki 37.4m
    ukikopa 50m unalipa 807,000 kila mwezi for 10 yrs = 96.84m faida kwa benki 46.84m

    kwa hiyo gwakisa utaona faida bado ni kubwa sana mabenki yatapata hata ukiangalia ulaya mabenki mengi yanaendeshwa na mortagage

    hapa ni majadiliano sio majawabu. So tuendelee kuweka mazingira ya kuwezekana

    OK, hapo kuna tatizo la mishahara.

    Ila pembeni ya mji kiwanja ni kama laki moja kihalali maana Halimashauri itapima viwanja na kugawa. Sio mambo ya kununua. Pia Rasilimali za ujenzi kama cementi na bati zinapunguzwa bei. Kwa biyo wafanyakazi wanaweza kujenga nyumba bora kwa milioni 5 au zaidi

    Na pia serikali itoe dhamana kwa benki.

    Inawezekana watanzania kuishi nyumba bora.

    Nilikuwa nataka kuanzisha thread ya namna benki zetu zinavyofaidi lakini nikakutana na hii.
    Nilikuwa napitia website ya CRDB hasa nikiwa interested na investors information. Bahati mbaya nikakutana na info hii;
    Key financial Results As of June 2010.
    The total assets of the Bank grew by 35% from Tshs 1,645 billion at the end of June 2009 to Tshs 2,221 billion at the end of June 2010. Deposits grew by 38% from Tshs1,389 billion at the end of 2009 to reach Tshs 1,916 billion at the end of June 2010. The Bank achieved a pre-tax profit of Tshs 38 billion marking an increase of 52% from Tshs 25 billion released in year 2009. After tax profit was Tshs 28 billion being 52% higher than the Tshs 19 billion at the end of June 2009.
    Yaani these banks are ripping of Tanzanians. Faida ni kubwa mno. Wanawakamua saana wananchi hata ukiondoa effect za exchange rates na pia ukaccount kwa inflation, kwakweli kuna haja ya kulijadili hili katia ya serikali na wenye mabenki. Where in the world you can get a pre-tax profit of 52%. Aidha regulators wao wanahitaji kulizungumza hili na nina amini linazungumzika.

    Tatizo nikuwa watu wengi wanadanganyika sana na neno profit, ambalo lina vitu vingi ndani yake, we nenda kaangalie Cash waliyokuwa nayo hao CRDB na sio profit sijui nini, sisi watu wa finance hiyo huwa sio ishu sana, tunataka kujua cashfloe yso ikoje......kwa mdanganyika usije ingizwa mjini kiurahisi ivo....eti wanapesa sana. Ishu yakujenga nyumba kwa mkopo inawezekana, ingawaje mabenki nayo yanakwabwa sana na regulator....na naomba kwenye ishu ya banking usitolee mfano sana eti mbona europe na marekani sijui nini....hao ndio walichemka na ishu ya Mortgage finance, ndio ikaleta kitu kinachoitwa GFC, au global financial crisis.

    Na hii mikopo itatolewa kwa wenye security au ajira za uhakika. kwa watu ambao wamekaa kimachinga sijui utamwambiaje banker kwamba unamudu kurudisha kwa miaka 10 ijayo!!! nieleweshwe kidogo hapa
