    Wakuu anahitajika engineer kwa ajiri ya ujenzi wa nyumba(STOREYED BUILDING)ukonga Dar.
    Awe na uzoefu wa kutosha,CV ni muhimu.
    Aweze kuchora ramani nzuri kwa ajiri ya luxuriously house.
    Awe na vifaa.
    Sifa ya nyumba inayotakiwa kujengwa.

    Kwa aliyetayari anipe gharama za ujenzi wa nyumba hii kuanzia materials mpaka fundi.
    Kisha tutaonana ili nijue gharama ya material ni bei gani na gharama ya engineer ni bei gani.
    Ntaanza project hii mwisho wa mwezi november mwaka huu inshaallah na nnataka iwe imekamilika within six months maana nshachoka kuishi nyumba za kupanga.

    Wala hapo huitaji engineer,sema unaitaji contractor utake mpatia tenda ya kazi hyo,swala la cv ya engineer halikuhusu,tangaza tenda shindanisha zabun makampuni ya ujenzi yachuane

    sijui kama ni sahihi kwangu kueleza machache hapa,nadhani kazi za ujenzi huenda kwa hatua ambazo zaweza kukuongoza client kwenda kufikia dream yako. a:- kuyatambua mahitaji yako ktk nyumba yako bila shaka umeweka. b:- kutengeneza mchoro unaoenda na site yako,ingekuwa vizuri ukaweka vipimo ya kiwanja roughly,ukaelezea mazingira yana slop ama tambarale n.k c:- baada ya kutengeneza mchoro kazi hii hufanywa na architect na structural engineer inabidi upate kibali toka ktk manispaa husika kwa ukonga ni ilala na vibali hutolewa kwa kufuata taratibu kadhaa za kiofisi yaani michoro kukaguliwa na watendaji wa idara husika,then ipitishwe kwny kikao cha madiwani ambavyo hufanyika kila miez mitatu. d:- kikipatikana kibali ndipo atafutwe mkandarasi i.e contractor umpe mchoro wako nae akadirie gharama za kazi yako. japo nawe waweza mtafuta quantity surveyor akufanyie estimate so kama pia unataka kumpa majukum mjenzi yote inawezekana inabidi awe mtu flexible kuelewa demand zako na awe ana uwezo wa kuhakikisha frm drawing preparatns to building erectn anaifanya kazi yako kwa uhakika. may i e-mail you?

    Pia mkuu requirements zako with fund set for construction naona ni kidogo may be kama kianzio maana a luxurious house haiwezi kugharim that amount in respect to requirements zako.

    Jumba unalotaka kujenga ni la kifahari. Vyumba saba, vyoo 6, majiko mawili. Nyumba hiyo lazima iwe zaidi ya sq. m. 400.
    Bajeti yako haiendani na uhalisia, especially kama unataka kutumia engineer kwa sababu engineer tu kwa project nzima huwezi kumlipa chini ya mil 15.

    Kwa jumba kama hilo tenga angalau mil. 150. Hata hivyo kama bajeti yako iko fixed, basi downsize your plan. Kuwa na plana ya sq. m zisizozidi 150. Na itafaa zaidi kama haitakuwa ghorofa...

    Kama 150m inapatikana basi hakuna tatizo.
    First step tafuta architect ambaye atatembelea site na kukutengenezea ramani inayoendana na ndoto zako. Yeye pia atakutafutia mtu atakayekutenegenezea structural plans.
    Kama kiwanja chako kina hati, unatumia hizo plans kuomba kibali cha ujenzi. Kama huna hati mambo ya kibali yatakuchelewesha, unaweza kujenga kimazabe at your own risk. So unatafuta fundi atakayejenga, siyo lazima awe engineer. Engineer unaingia naye deal la kuja kukagua tu jinsi fundi anavyojenga na kutoa maelekezo.
    Kuepusha usumbufu na fundi mpe tenda hatua kwa hatua ie. kujenga msingi, kunyanyua, kuweka slab, kusimamisha juu etc. ili katika hatua fulani akikuzingua unamtosa. Ukiweka mkataba wa jengo zima baadae fundi akikuzingua terms za kuvunja mkataba zitacomplicate shughuli yako.
    Usimwajiri engineer full time kwa sababu in the end engineeer hawezi kushinda site kwako, atakuwa na vijana wake yeye anaenda kufanya deal zake nyingine...

    Mkuu spika ujue hapo kuna kazi mbalimba zinahusisha ma-engineer tofauti,hivyo wewe tafuta consultant wako ambaye ni artecher,yeye atadizine akisaidiana na elewana naye aandae kabisa BOQ(bill of quantity)hatua itakayo fata ni kutafuta compuny itakayo jenga ambapo utashindanisha zabuni,mwisho utampata contaractor atakaye jenga.kama gharama ya kujenga itakua kubwa kuliko bardget yako,unaweza kuandaliwa contract ktk phases,yaan unakua na phase 1,ambayo itaishia sehemu flan,kisha unajipanga ukipata hela tena unaendelea na phase 2.

    But pia nilishajenga nyumba moja Dar maeneo ya Kitunda mbona sikua na kibali na hakuna liyekuja kuniuliza kuhusu kibali?inamaana kama ikitokea bomoa bomoa silipwi?
