      Hapa naona hata Invisible katu mix...nijuavyo mimi kuna majengo mawili makubwa yuanaondelea na ujenzi kwa muda huu na yote yanakaribiana....moja lipo pale palipokua PSI zamani( Population service international) waliokua wanajishughulisha na usambazaji wa salama condoms na vidonge vya water guards na vyandarua vya ngao ( pembeni ya Unicef) ambapo nijuavyo mimi ndio jengo la Uhuru heights linajengwa kwa kua hata uzio wake unaonyesha picha za jengo hilo..na hata zile information za ujenzi zinaonesha ivyo..kwa mantiki hiyo basi nitakua natofautiana na Invisible kua hapo mahali ni pako karibu na BP, anapopasema Invinsible ni pale ambapo kwa sasa kuna jengo lingine kubwa lenye ghorofa zaidi ya ishirini na lenyewe kwa jina linaitwa VIVA tower kama sijakosea( nisahihisheni kama sivyo) zamani palikua na ofisi za red cross...hapo ndipo pako karibu/pembeni na BP.       New Central Bank Tower, also known as Times Tower, is a 38 storey[1] office tower in Nairobi, Kenya. At 140m, it is the tallest tower in East and Central Africa, earning the title in May 2000. , along with a 7 storey banking complex and an 11-split storey car park. The building is designed to resist earthquakes, and is set on a concrete raft varying in thickness from 0.9m to 3m.

      The only tenant of the building is the Kenya Revenue Authority (KRA).

      It is used by KRA for tax remissions and administration. All businesses in Kenya are required to pay taxes using Electronic Cash Registers installed this year [2007] under a government directive.

      Kenyan businessmen normally dread the queues at Times Tower, especially near the 20th of every month when taxes are due to be paid.

      Security to the building is tight with all guests going through screening by guards using metal detectors. It is well guarded by armed policemen at all times. The entrance is different from the exit to ensure easy handling of visitors.

      To get into the building beyond the ground floor requires either a Kenyan ID card for locals or passports for foreigners. Entry without the documents is not allowed unless the member of staff being visited leaves his ID documents in place of the visitor.

      It is served by 6 elevators.

      Some floors are off limits for non workers, such as the seventh floor.

      Dar na Nairobi zinapishana sana kwa uzuri na urefu wa majengo. Japo tungeweza kuupendezesha wa kwetu kwa kujenga pia nje ya Central District..pia kuwe na mejngo marefu yailiypangwa vema na park nzuri kama ya Mlimani city

      EDITORIAL: Government’s decision to form construction industry regulator welcome

      DAR ES SALAAM

      PRIME Minister Mizengo Pinda said over the past weekend that the government is in the process of forming a regulatory body to supervise the fast-growing construction sector.

      Mr Pinda said while laying the foundation stone for the proposed Uhuru Heights complex to be built along Bibi Titi Mohammed road in Dar es Salaam by Cosmos Group of companies, that the government is concerned about the lack of professionalism and that it is in the process of establishing a powerful regulator.

      The prime minister said poor workmanship in the construction industry was a result of corruption, negligence, lack of qualified staff and poor equipment and he described the situation as ’’unpalatable.’’

      He expressed concern over the growing number of shoddy high rise buildings being put up by under qualified engineers. Some of these buildings have collapsed, killing two people and injuring many others between 2005 and this year.

      There is indeed urgent need to establish the regulatory authority that will help current existing institutions to safeguard safety, standards and security in the rapidly developing sector of our economy.

      First it was Chang’ombe Village Hotel in 2005 which luckily enough minimized the casualties to only one person. Reasons for its collapse were very well documented -- professional failures by trained engineers.

      Then last month it was the case of a much taller building, a 10-storey residential and office block in the commercial capital's central business district. Once again, cause for the accident is professional failures and negligence.

      The collapse of a second high rise building last month sends a clear warning that something is seriously lacking in the supervision of engineers and technicians with qualifications and equipment to undertake such major projects.

      As we clearly established in our previous coverage of the collapsed 10 -storey building in Dar es Salaam, the company involved in its construction was actually not qualified to undertake projects of such magnitude.

      The company which undertook the collapsed building project was found to have been undertaking several other similar projects in the city despite the fact that its category does not qualify it to engage in such kind of work.

      As premier Pinda rightly observed, the construction sector is experiencing cases of professional misconduct and incompetence among its elites who seem to have ignored the very cardinal tenets of their profession which include safety.

      With establishment of a strong regulatory authority should come a highly regarded exercise of reviewing tens of hundreds of construction companies’ registration which will also include blacklisting or at least suspending qualified engineers and technicians who deliberately ignore cardinal tenets of the most sensitive sector of our economy.

      Only when shoddy engineers and technicians, their companies and accomplices are taken care of, the danger that our nation is facing is serious. There is a possibility that laxity of the law or existing professional and registration bodies in the sector will one day see a catastrophe when a substandard high rise building will collapse in the central business district during peak period. We had better act now strongly to avert the impending danger.

      My sentiments exactly! It is a speculator's dream gone mad and very likely lifted from a third rate architectural office somewhere. No wonder the architect of the building is M.I.A. These are probably the same guys who are responsible for that horror that is at the corner of Bibi Titi and Azikiwe, the one facing the Kisutu court. Which reminds me that we might as well just demolish the Kisutu Magistrate Court. Or maybe not. The future generations will need to be reminded that at one time, we were capable of realising good architecture before we sold our souls to the devil. They might then find it in their hearts to forgive for destroying their heritage.

      How tall is this building going to be? I think it's kinda ugly but I'm not opposed to them building it. Hopefully it will contribute something to the local economy.

      Mkuu ninavyofahamu mimi hakuna eneo jingine zaidi ya CBD ya dar es salaam ambayo ni feasible kujenga jengo kama hilo kwa sasa with current policies. Serikari yetu inasema inatengeneza settellite town kigamboni lakini kazi inayofanywa na wizara ya ardhi ki kugawa viwanja pasipo kuinvest kwenye miundombinu kama Umeme, Maji, Sewage systems, etc sasa hakuna rational investor atakae shusha njenge kama hiyo bila kuzingatia mambo hayo japo hata CBD nayo inamapungufu yake but at least.

      Mkuu land is an insatiable resource, so usiseme tuna ardhi ya kutosha. So far we don't have enough land especially for real estate development. That's among the best plan as opposed to complex you name it.
